While maintaining every bit of history possible, each room was reevaluated closely by the owners and Schmidt Custom Builders in a collaboration to bring new life to the bones of this three-story beach beauty. New hardwoods went in to replace what was no longer able to be resurfaced to match the original flooring. New fixtures adorn every wall and ceiling to add classic modernity as well as a coat of fresh paint. Floor to ceiling windows were added to the living room to bring scenes of the water world in. And above the living room, an en suite was added as a getaway retreat for the parents of four. This master bathroom includes a wall-to-wall countertop with his and hers vanities, an enormous rainfall shower and a free-standing tub that stares off into the sound. The kitchen took on a complete new look with all new appliances, fresh white cabinets, backsplash, fixtures and countertops as it was opened up into the living room to create more space. On the outside, Schmidt Custom Builders added a custom outdoor shower to the sound side of the home and a full bar with a tap that serves as the perfect welcome to the L-shaped porch.

In this case, once we moved the homeowners into their beautiful custom home, we worked intimately with them to understand how they needed each space to function, and to customize solutions that met their goals. As a part of our process, we helped with sorting and purging of items they did not want in their new home, selling, donating, or recycling the removed items. We then engaged in space planning, product selection and product purchasing. We handled all installation of the products we recommended, and continue to work with this family today to help maintain their space as they go through transitions as a family. We have been honored to work with additional members of their family and now their mountain home in Frisco, Colorado.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Asked by her client to review a typically mundane South Hampton ‘50s saltbox because “the last designer they talked to said they would have to add on to make the house anything,” Ms. Cohen approached the renovation in exactly the opposite manner. To refine the small building footprint, precise architectural gestures were used with a series of finely calibrated moments make the space more gracious and welcoming. Architectural acts were bold in concept but not in actual construction work; such as capturing the car garage to add a hyper modern sunroom/den along with a powder room and laundry. Reconfiguring one side of the house’s roofline to manipulate the space into a sensational master suite saved the north side of the house from remaining an un-useful attic space. This inner sanctum of bedroom and master bath is reminiscent of a Hampton’s beachscape in all its elegance and minimalism. The only square footage actually added was a tiny 4X4 corner as an addition to the front entry, oddly an essential piece of real estate to make an actual vestibule. All these refinements make for a crafted, articulate result rather than bowing to the bigger is better theme, which is more prevalent in the Hamptons. The function of the plan and the accompanying finishes are impressive. The Jack and Jill bathroom, an invention of the American post-war housing boom, was outfitted in handsome walnut Duravit vanity cabinets and neutral finishes. The master bath, with its expansive skylights, might be mistaken for a conceptual art installation due to its evocative marble countertop in striped ethereal hues. Finally, Ms. Cohen uses wallpaper like a museum curator, hanging an iconic Knoll pattern to punctuate the dining/media space. Each room in the house was sculpted via a palette of watercolor blue of varying saturations. Fabrics were culled from the greats of modernist textiles, Maharam’s Quatrefoil pattern in blue and Knoll classic Sway pattern in sea shades. The blue on white “beach” scheme runs from a soft cotton candy sky in the girl’s room to an immersive David Sutherland Park Bark wallpaper in the powder room. This intellectual inquiry as to what are the true colors at the beach belays the sophistication that surpasses the usual nautical curse of the average beach house. Out of the corner of your eye, in almost every quadrant of the house, is a burst of colorful expression and delight; this serves as Ms. Cohen’s painterly gift to the client. Ms. Cohen’s hidden strength is her ability to choreograph a seating area. Whether it is a formal living room or the ultimate hang out spot, each space has the right amount of distance, intimacy and dare I say intrigue to make the arrangements inviting. Each conversation, because it really looks like a fine chat can be had, has an elegant side table ready for duty and all tête-à-têtes are regulated to a sumptuous area rugs. Habitants in Ms. Cohen’s world only work through deep discourse.

This couple have been living in their single-family Ashburn home for a wile and getting ready to update their home one step at the time. Their kitchen was very small & dated. They would like to add sunroom. After talking to our designer, they come to conclusion to add sunroom/ Breakfast area to extend the kitchen & kill two birds with one stone. Also, they decide to renovate two bathrooms upstairs. (Master bathroom & Hall bathroom) Master bathroom was too small & after meeting with designer they agreed to take couple feet from bedroom & enlarge master bathroom. She felt cramped and out dated in her old kitchen. A big pantry closet was taking way too much real estate out of her kitchen space. We have taken down bearing wall to adjacent family room to expand kitchen and implement 10’ feet long Island with sink, dishwasher and microwave into it. The gas line and new 48” professional stove was relocated to west wall and now home for a long run of floor to ceiling cabinetry. Display glass front lit cabinetry is place for her color full china’s The north wall where closet used to be now is place for large scale refrigerator and freezer towers and pantry space. A tall unit of secondary oven and steam one is now placed in this wall Installing matching wide plank espresso hardwood flooring has expanded this kitchen into all adjacent rooms. New lighting plans, gorgeous pendent lighting make this center island to stand tall. The traffic flow has been improved a lot allowing large gathering and entertainment much more than ever before. She has carefully selected a soft tone backsplash to compliment the soapstone counter tops. On the end they decided to have a stone patio right next to sunroom & enjoy their outdoor gathering as well.

After photo - I painted the teal wall white, added a rug to ground the space. Two matching sofas make the room feel warm and inviting. I added two swivel chairs to the space, these add additional seating and make the space functional for conversing, game night or curling up by the fire for movie night. The chairs also give the option to turn toward the kitchen and talk to the cook.

"Since my husband works in the residential home building industry, our standards were very high on the contractor we chose to engage. Through referrals and Angie's List, my husband and I got a total of 6 bids from 6 different reputable San Diego contractors. We ultimately selected Kerry at TaylorPro Services for the following reasons: 1. His responsiveness. He was quick to respond on email and text, which is the format of communication that works best for me given that I'm a busy mom of two little kids and talking on the phone is challenging. 2. His detailed bid. A bunch of the contractors that gave us bids didn't include line item details but Kerry did. I knew exactly what to expect and what I was paying for. Before we engaged him, we sent him follow up questions to his bid and he answered them quickly. Kerry was also flexible in removing certain items that we wanted to do ourselves. 3. Price. While all the contractors came in around $15K of each other, Kerry was the lowest of them all. Kerry appreciated that we were priced in a $850K home and not a $3M Rancho Santa Fe home. I felt that he took our budget into consideration. Kerry's crew came on time daily to our house. Since we were living in the house during construction, I felt that they were very considerate to cleaning up and being there on time. Additionally, since I personally didn't have experience with remodels, Kerry and his crew were courteous and polite to me and answered all of my questions no matter how mundane or redundant they were. Going into the project, everyone (and their mother) kept telling me how (a) messy it was going to be and (b) how I would wind up hating my contractor in the end and feeling like I got screwed out of money. I can say that yes, it was messy because we pulled up 1200 sq feet of tile! and no, I did not hate Kerry at the end. In fact, I would highly recommend Kerry. This exotic Ted Baker rug is guaranteed to be a stylish addition to any interior. The intricate design features a parrot and peonies, all realised in stunning detail. The jungle scene has been carefully woven using wefts of yellow viscose, which contrasts beautifully with the dark grey background. Place this rug in a neutral-toned bedroom or sitting room and let the vivid design do the talking. The handtufted pile is a mixture of pure new wool and viscose, resulting in a durable, lustrous pile that is luxuriously soft underfoot. Wool is naturally flame retardant and highly stain resistant, while viscose adds a lustrous, silk-like finish, ensuring that this rug is both practical and stylish.

We started with an older Bungalow with a second floor addition that had all the rooms on the main floor separated into compartments, which was the style back in the day. Todays houses call for more open spaces which allow conversations and Family gatherings to happen in a much larger unified space. To allow this to happen, we needed to install a support beam to take the load and open the space up. New plank laminate "Everwood" waterproof flooring was installed throughout the unified kitchen and family room areas to better serve this busy family's needs and it looks great!. New painted Cabinetry was installed using the Benjamin Moore colour "White Heron". Quartz countertops were installed in Silestone's "Snowy Ibiza" colour with undermount stainless Steel sink. Lighting was reworked to match the new layout and the kitchen was finished off by installing a high gloss handmade look subway tile on the backsplash areas. The resulting look not only is a huge upgrade from the old kitchen, it makes the house look and feel much larger than the original floorplan. We have included some before pics to show just how dramatic the change has been in this home.....fantastic!!!!
