This spacious kitchen was one that we had actually worked on before. The homeowners had us reface the kitchen many years ago from brown to white, and when the time came that they decided to hit the reset button and change nearly everything, they didn’t even call another company. That made us very proud! We replaced the 42” wall cabinets with a 60” stacked cabinet featuring framed upper glass doors, in which the owner showcased some of his photography. They went with a maple mission shaker door done in the color snow. The kitchen was fitted with Three zones of LED lighting. One in the top glass cabinets, one for the main areas under cabinet, and one zone in the butlers pantry. All operable and dimmable from a wireless remote that can be placed on any wall within 100’ of the kitchen. The butlers pantry was modified from a closed in double pantry set up to one with more counter space, and featuring a drawer microwave and a 6’wine fridge! The island was enlarged significantly which involved some detailed plumbing relocation due to the unit being on the fourth floor of a luxury riverfront high rise. This relocation allowed us to expand and lengthen the island, and install a set of Monogram refrigerated drawers for meal prep, dual drawer banks for happy hour storage, and a hidden pullout storage area on the outer end for additional items. The tops were changed from builder grade granite to a luxurious Quartz, which was also used as a backsplash. Remodeling a kitchen for the second time was a first for us, but the new version has become their dream kitchen, and the talk of the building!

They are a busy 2-career household with young children and enjoy entertaining friends and family in their home. They have a beautiful open concept home but unfortunately the kitchen was not fitting for the rest of the home. They were not quite sure what to do with the space. We talked about trying to refresh it or do more of a minor remodel, but in the end they decided a full gut would get them to where they wanted to be. One problem was there was no place for guests to hang out other than the large and awkward banquette area. The brick wall and tiled hood area were feeling a bit dated and tired. The space was just not functional for their lifestyle. There was no prep space near the cooktop and no landing area for items coming out of the ovens or refrigerator, plus a big dead zone in the center of the room. Banquettes, like the one they previously had in the space, are great for small spaces, but when they get really large like this one, it makes getting in and out of the seating area awkward and uncomfortable. Plus, there was room for a large table, so we eliminated the awkward built in. We started by removing the faux brick wall between the kitchen and back entry. We relocated the entry to the garage over a couple feet in order to get every last inch out of the new kitchen. We also made the decision to close up the primary window that faced the pretty ho hum brick wall of the neighbor’s house. There was plenty of light coming in from the seating area, so we just didn’t feel the window was adding much to the room. Construction went smoothy. There was a bit of rework with electrical, flooring and HVAC, but in the end, we think it was well worth it. The clients really wanted a sleek contemporary look, and we originally had planned for a full height slab backsplash, but due to it’s size, it was a budget buster. Instead, we got creative and settled on large format porcelain tiles that have a similar feel but were a fraction of the cost. We made sure the wall was plumb and level so that the fit and finish would mimic that of slab material. The final space was quite a change. A large prep sink sits directly across from the new pro-style range with plenty additional prep space on the large island. The refrigerator and ovens now have miles of landing space, and a nice tight work triangle makes cooking a breeze. Since we wanted a more contemporary feel, not many wall cabinets were included. Instead, we outfitted some of the drawers for dish storage with a peg system. Two large pantries flanking the refrigerator hold baking supplies and small appliances. Large drawers by the cooktop hold pots and pans, and an appliance garage tucked away to the left of the range hides away miscellaneous items. The large island also houses a microwave drawer and tons of storage, most of which is drawers offering maximum convenience. The island now seats 5-6 people comfortably along with the new table in the seating area which can seat up to 8. Entertaining will be a breeze in this space. With such a clean backdrop, we knew we would need some drama with the lighting, so we chose two sets of staggered pendants, which we adjusted for the right visual balance above the island. We also included a small coffee station to the right of the main kitchen, which helps keep the coffee clutter out of the kitchen proper. Two tones of complimentary gray are featured in this kitchen. The perimeter is a light gray that reads almost white. The island is a gray stain that adds some depth and interest with the visible wood texture. The countertops are clean white quartz, and the hardware, barstools and light fixtures add warm brass tones. I see lots of cooking and entertaining with family and friends in the near future in this bright and airy new space. This homeowner loved her home, loved the location, but it needed updating and a more efficient use of the condensed space she had for her master bedroom/bath. She was desirous of a spa-like master suite that not only used all spaces efficiently but was a tranquil escape to enjoy. Her master bathroom was small, dated and inefficient with a corner shower and she used a couple small areas for storage but needed a more formal master closet and designated space for her shoes. Additionally, we were working with severely sloped ceilings in this space, which required us to be creative in utilizing the space for a hallway as well as prized shoe storage while stealing space from the bedroom. She also asked for a laundry room on this floor, which we were able to create using stackable units. Custom closet cabinetry allowed for closed storage and a fun light fixture complete the space. Her new master bathroom allowed for a large shower with fun tile and bench, custom cabinetry with transitional plumbing fixtures, and a sliding barn door for privacy.

If walls could talk, the stories harbored in this Wrightsville Beach historic house on Henderson Street would go on for days. The history that pours from the front doors as guests are welcomed in was important for her new owner's to preserve while remodeling. And so, here, the cedar-shaked beach cottage stands on stilts overlooking the Intracoastal Waterway telling stories of her birth in 1941, survival of hurricanes like Hazel, hot summer nights, well over 70 Thanksgiving dinners when fresh catch from her dock was more important than the turkey baking in her kitchen, children counting shooting stars from her front porch and, now, her new life after quite a bit of reconstruction. While maintaining every bit of history possible, each room was reevaluated closely by the owners and Schmidt Custom Builders in a collaboration to bring new life to the bones of this three-story beach beauty. New hardwoods went in to replace what was no longer able to be resurfaced to match the original flooring. New fixtures adorn every wall and ceiling to add classic modernity as well as a coat of fresh paint. Floor to ceiling windows were added to the living room to bring scenes of the water world in. And above the living room, an en suite was added as a getaway retreat for the parents of four. This master bathroom includes a wall-to-wall countertop with his and hers vanities, an enormous rainfall shower and a free-standing tub that stares off into the sound. The kitchen took on a complete new look with all new appliances, fresh white cabinets, backsplash, fixtures and countertops as it was opened up into the living room to create more space. On the outside, Schmidt Custom Builders added a custom outdoor shower to the sound side of the home and a full bar with a tap that serves as the perfect welcome to the L-shaped porch.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Talk about stunning bachelor pad! This Yaletown open concept suite was purchased and renovated with wow factor. No detail was overlooked. The kitchen was standard gloss cabinets found in most developments over the last 5-10 years. The new owner wanted something different and custom. We decided to cool down the colours and install dark and natural woods to make the loft beams pop. The totally re-vamped kitchen features matte flat panelled grey cabinetry with a contrasting raw oak island and panelled integrated fridge with matching panty. The appliances are all condo sized energy efficient European models featuring a 30” fridge, 4 burner gas stove and a panelled dishwasher drawer. This kitchen’s long island offers plenty of storage and can seat many at the counter for entertaining despite it’s only 750 sq ft total size. We installed a Grohe Blu sparkling faucet to ensure sparkling water is always on tap and ready when entertaining. This was a nice splurge that any guest or home owner will appreciate for years to come. The kitchen was re-configured to wrap existing pot lights into kitchen valences in order to keep electrical costs down. This special feature is ingenious as it illuminates all the new millwork without additional electrical work. Under counter valence lighting was also installed on a dimmer, so lighting can be controlled. The living room matches the kitchen, it features a large TV and custom chunky floating millwork which ties in the large character beams throughout the unit. Peekaboo views of the concrete walls can be seen which add to the dimension of the wood floating shelf. This is a home anyone would be happy to spend a few hours in, the only worry is guest come and they will not want to leave!

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. This couple have been living in their single-family Ashburn home for a wile and getting ready to update their home one step at the time. Their kitchen was very small & dated. They would like to add sunroom. After talking to our designer, they come to conclusion to add sunroom/ Breakfast area to extend the kitchen & kill two birds with one stone. Also, they decide to renovate two bathrooms upstairs. (Master bathroom & Hall bathroom) Master bathroom was too small & after meeting with designer they agreed to take couple feet from bedroom & enlarge master bathroom. She felt cramped and out dated in her old kitchen. A big pantry closet was taking way too much real estate out of her kitchen space. We have taken down bearing wall to adjacent family room to expand kitchen and implement 10’ feet long Island with sink, dishwasher and microwave into it. The gas line and new 48” professional stove was relocated to west wall and now home for a long run of floor to ceiling cabinetry. Display glass front lit cabinetry is place for her color full china’s The north wall where closet used to be now is place for large scale refrigerator and freezer towers and pantry space. A tall unit of secondary oven and steam one is now placed in this wall Installing matching wide plank espresso hardwood flooring has expanded this kitchen into all adjacent rooms. New lighting plans, gorgeous pendent lighting make this center island to stand tall. The traffic flow has been improved a lot allowing large gathering and entertainment much more than ever before. She has carefully selected a soft tone backsplash to compliment the soapstone counter tops. On the end they decided to have a stone patio right next to sunroom & enjoy their outdoor gathering as well.

This kitchen’s long island offers plenty of storage and can seat many at the counter for entertaining despite it’s only 750 sq ft total size. We installed a Grohe Blu sparkling faucet to ensure sparkling water is always on tap and ready when entertaining. This was a nice splurge that any guest or home owner will appreciate for years to come. The kitchen was re-configured to wrap existing pot lights into kitchen valences in order to keep electrical costs down. This special feature is ingenious as it illuminates all the new millwork without additional electrical work. Under counter valence lighting was also installed on a dimmer, so lighting can be controlled. The living room matches the kitchen, it features a large TV and custom chunky floating millwork which ties in the large character beams throughout the unit. Peekaboo views of the concrete walls can be seen which add to the dimension of the wood floating shelf. This is a home anyone would be happy to spend a few hours in, the only worry is guest come and they will not want to leave!
