AV Architects + Builders Location: Great Falls, VA, USA Our modern farm style home design was exactly what our clients were looking for. They had the charm and the landscape they wanted, but needed a boost to help accommodate a family of four. Our design saw us tear down their existing garage and transform the space into an entertaining family friendly kitchen. This addition moved the entry of the home to the other side and switched the view of the kitchen on the side of the home with more natural light. As for the ceilings, we went ahead and changed the traditional 7’8” ceilings to a 9’4” ceiling. Our decision to approach this home with smart design resulted in removing the existing stick frame roof and replacing it with engineered trusses to have a higher and wider roof, which allowed for the open plan to be implemented without the use of supporting beams. And once the finished product was complete, our clients had a home that doubled in space and created many more opportunities for entertaining and relaxing in style. Stacy Zarin Photography

White painted wood cabinets and light colored stone countertop help keep the the kitchen bright. Multiple pendent lights and under cabinet lighting are for general as well as task lighting. Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus

The upper level of this gorgeous Trex deck is the central entertaining and dining space and includes a beautiful concrete fire table and a custom cedar bench that floats over the deck. The dining space is defined by the stunning, cantilevered, aluminum pergola above and cable railing along the edge of the deck. Adjacent to the pergola is a covered grill and prep space. Light brown custom cedar screen walls provide privacy along the landscaped terrace and compliment the warm hues of the decking. Clean, modern light fixtures are also present in the deck steps, along the deck perimeter, and throughout the landscape making the space well-defined in the evening as well as the daytime.

A large addition and renovation to an existing stone cottage. The blending of the spaces and materials makes it impossible to define where the original house stops and the new space begins. The living room is part of the addition. alise o'brien photography

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above.
