The Hive This remodel transforms three small, crowded rooms into an expansive, open kitchen connecting directly onto a new backyard deck. The coziness of a former breakfast nook is re-created with a built-in bench with discreet storage, and a pre-existing island is re-imagined with a new marble surface and complementary marble slab installed above the counters. The new modern kitchen, combines bamboo, white, and glass cabinet materials and integrates an original Wedgewood range stove providing a spacious, open environment. Outside, the new deck design addresses a previous basement flooding problem and brings together the upper and lower floors with a floating “crow’s nest” balcony, maximizing available outdoor space for use by both couples. To avoid the need for a support post, the balcony is supported by steel beams cantilevered into the house itself. Its custom rail system is galvanized steel and stainless steel cable, leaving as much space open as possible, and a steel awning overhead protects the new door from potential rain damage. The deck itself, as well as its railings and trellis structure, are built in durable ipe, a smooth barefoot-friendly hardwood. Stairs and seating create a smooth transition from the elevated deck down into the yard, where the new owners installed flagstones and setup their own bee hives.

Our clients requested a dramatic, yet classy look for their master and guest bathroom remodels. The clients desperately needed more storage space and wanted to maximize functionality. We were excited to share our ideas and design a timeless look that the clients could enjoy for many years. Our clients wanted the look of marble, without the maintenance of natural stone, in addition to a bold contrasting element within this space. The goal was to use similar materials throughout, but implement various patterns and textures to create a visual flow from one area to the next. To maximize storage and propose a contrasting element, we designed the cabinetry using maple cabinets with an Onyx finish for a classic look. Outback granite countertops were fabricated for the vanities. We installed the same granite on the tub deck and within the shower to create a smooth visual flow. The cabinet finish allowed the natural light from the window to provide colorful dimension to the overall look of the cabinets. The shower is wrapped in breathtaking porcelain slabs intended to look like marble, and provide little to no maintenance. In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

Transitional exterior home idea in Denver

Our clients came to us with a house that did not inspire them but which they knew had the potential to give them everything that they dreamed of. They trusted in our approach and process and over the course of the year we designed and gut renovated the first floor of their home to address the seen items and unseen structural needs including: a new custom kitchen with walk-in pantry and functional island, new living room space and full master bathroom with large custom shower, updated living room and dining, re-facing and redesign of their fireplace and stairs to the second floor, new wide-plank white oaks floors throughout, interior painting, new trim and mouldings throughout.

Our design for an apartment located in the West End-Collegiate Historic District Extension in Manhattan addressed a number of challenges to unleash the potential of this 2.500-square-foot space in an elegant pre-war building. When purchased by our client, the property was in estate condition and needed extensive work, requiring demolition and a complete makeover of the living spaces, as well as the addition of contemporary climate control. Among the spatial and design challenges, the primary bathroom was exposed to the entry foyer of the apartment, and the dining room and kitchen were each closed-in and lacking light. The dining room’s promise as a bright, convivial space was fulfilled by adding double pocket doors opening to the living room, kitchen and foyer, establishing a seamless flow through the entertaining spaces while bringing in much-needed light. We designed a chic and modern solution for the primary bedroom’s lack of privacy, creating a walk-in closet that serves as a transitional vestibule in the bedroom, adding both visual intrigue and additional storage space while shielding the viewscape from the apartment entrance through the foyer to the bedroom. To add a three-zone central air conditioning system, we took advantage of the kitchen facing an interior courtyard, placing the air conditioning condensers here, which also satisfied landmark property restrictions. The climate control system was accomplished without lowering ceiling heights. Finally, we worked with the client to choose classic finishes and fixtures that reflect and enhance the historic nature of the property, and are also contemporary and timeless. These include unlacquered brass hardware, herringbone oak flooring with a stencil border, black-and-white bathrooms, and paneling, trim, and moldings that are simple and elegant. This home was built in 1955 and is located in the Meridian-Kessler neighborhood of Indianapolis. The homeowners were able to see the potential of this bungalow through its very dated charm. First order of business? Opening up the wall between the kitchen/living/dining areas to create a stunning open concept format. Floors were beautifully refinished, timeless materials were selected, and the original charm of the home, including the windows and continuation of the trim molding from the dining room onto the remaining support beam...every detail was thoroughly addressed by our team.
