The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. Ultimately, the project aimed to enhance the aesthetic appeal and value of the client’s home while addressing the various renovation requirements.

My clients wanted a kitchen where they could gather together, prepare meals, and catch up on the latest news of the day. They had two children that wanted a space to do homework while grabbing a snack to eat. The scope of the project included a facelift for the cabinets, new dining table, chairs, countertop, backsplash, island, flooring, appliances, installing a range hood, lighting and barstools. My challenge was designing a kitchen that was functional, efficient and aesthetically pleasing while addressing the specific needs of my clients. We had a good foundation to work with but, the original kitchen was dated and needed an upgrade. We addressed the cabinets, floors, island and lighting first. We wanted to keep with the overall floorplan of the kitchen. The color palette we choose was a cool gray color scheme with warm wood accents. The custom island is a one-of-a-kind feature with an exotic granite slab. The island provides the best way to maximize the kitchen efficiency and storage capacity. Technology was also important addition in the kitchen so we installed smart technology and USB cable outlets. Lighting was another factor—under the counter lighting and in cabinet lighting was installed. In the end, my clients were very happy with the kitchen we designed for them.

The Setup For this primary bathroom project, the homeowners wanted to transform their large, T-shaped bathroom into a functional, multi-purpose sanctuary. The existing layout was inefficient, with a bulky built-in tub, a closed-off shower, and an awkward footprint that limited practical use. This remodel also presented a unique challenge – the homeowners wanted to use the space for workouts as well. The design needed to maximize the large open area in the middle of the T, providing enough room for yoga and light free-weight exercises while maintaining the bathroom’s aesthetic and functionality. Design objectives: Expand and brighten the shower area without major layout changes Replace the oversized built-in tub with a sleek freestanding alternative Create a flexible space for workouts while maintaining the bathroom’s design integrity Address cold flooring with added comfort solutions Enhance lighting for both beauty and functionality Incorporate storage for workout equipment and everyday essentials Integrate natural elements to accommodate the homeowners’ love of plants The Remodel Design challenges to be solved: Shower Expansion – The homeowners want a more open, spa-like shower but don’t want to dramatically alter the footprint. Workout Integration – Balancing fitness functionality with a serene bathroom design will require creative layout adjustments. Storage Solutions – With workout gear to stow away, the space needs discrete and versatile storage options. Lighting – Enhancing both natural and artificial lighting to brighten the large space. Cold Floors – Positioned above the garage, the bathroom tends to feel colder than the adjacent primary bedroom. A solution is needed to add warmth and comfort during use, without the need to reconfigure the home’s overall heating system. The Renewed Space Design solutions: Spa-Like Shower Expansion – Removing a wall and replacing it with glass transformed the shower into an open, airy retreat, allowing natural light to flow freely through the space. A curved black river rock floor and neutral linear wall tiles add warmth and texture, while carefully placed niche lighting enhances the tranquil, luxurious atmosphere. Workout-Friendly Layout – A custom full-length mirror was strategically placed to accommodate multiple uses, creating a fitness studio-like experience for yoga or light weight training. The mirror’s size and positioning allow for clear visibility during workouts, while also enhancing the room by adding light and a greater sense of depth. Custom Storage Solutions – A custom cabinet with a wood top was crafted to discreetly store workout equipment, preserving the clean, open feel of the space. Its design not only enhances functionality but also creates a sense of symmetry, bringing visual balance and cohesion to the overall layout. Enhanced Lighting – Replacing the shower wall with glass, installing a full-length mirror, and incorporating vanity mirrors with built-in lighting dramatically brighten the space. LED strip lighting under the cabinets, along the tub half wall, and in both the side and shower niches adds layered illumination, enhancing both function and ambiance. Heated Floors – Installing heated flooring provides consistent warmth and comfort year-round, enhancing the space for both workouts and daily routines. A European-style towel warmer brings additional warmth and a touch of luxury, elevating the overall experience. Final Thoughts: This transformed bathroom blends luxury with intentional design. By addressing the homeowners’ needs – from workout flexibility to spa-inspired details – the space now serves multiple purposes without compromise. The warm cabinetry, black accents and thoughtful lighting tie the design together, while the curved textures and plant-friendly ledge add a personalized touch. This bathroom is now a bright, welcoming sanctuary for daily routines and mindful moments.

This is an example of a very low maintenance yet functional space whereby our client wanted a fire pit area with permanent natural rock seating with large paver surface that can be utilized for multiple configurations going forward. No maintenance and lots of useable space for family get-togethers with awesome curb appeal!! Nice and clean!!

Inspiration for a modern home design remodel in Toronto

This condo we addressed the layout and making changes to the layout. By opening up the kitchen and turning the space into a great room. With the dining/bar, lanai, and family adding to the space giving it a open and spacious feeling. Then we addressed the hall with its too many doors. Changing the location of the guest bedroom door to accommodate a better furniture layout. The bathrooms we started from scratch The new look is perfectly suited for the clients and their entertaining lifestyle.

This kitchen was designed by two Bilotta designers, Randy O’Kane and Danielle Florie in concert with Murphy Brothers Contracting and Tim Button of Stedila Design Inc. It is in an existing home which was renovated with an eye to the original structure and neighborhood in Rye. The kitchen itself was an addition, as well as the family room adjacent to the kitchen. The interior wall of the kitchen was the exterior brick of the existing structure. The Waterworks Grove Brickworks tile gives the appearance of the “old” existing brick but painted. The concept was to create a new kitchen with all the up-to-date technology and accessories, but with the feel of an old scullery. We used 1” thick shaker-style Bilotta Collection cabinetry in a custom paint on the perimeter and a custom stain and texture on rift cut white oak for the island. The tall pantry larders cap off the runs of countertop allowing for work tops at each vignette. By using a column refrigerator and freezer in different sizes, we could address refrigeration needs while also addressing symmetry. The Wolf range and the fireplace in the family room are centered on each other which you can see by peeking through to each room. Reclaimed floor and beams help to give this new room that “lived-in” look. Although this kitchen is big enough for catering a large party, it still has a warm family feel with a layout that will serve both functions. Possessing a luxury address in this culturally rich city is for sure a exceptional treat. For those of you who can actually afford one, this penthouse which is Signature Stagers’ end of the year work of art is a very engaging proposal. This penthouse we staged at the start of November 2015 has been lingering on the market for about 2 years prior to our meeting the owner. It is located in the exclusive Dubai Marina district among a few other select buildings and is currently for sale with Verzun on a POA (Price on application) basis due to its unique stature and lifestyle element which removes it from the “square foot” mentality and elevates it from its competition within the same building. The penthouse was renovated prior to staging, and the apartment itself displays a fresh and modern look whilst keeping its classic and initial fit out and design. Although a few key elements of the penthouse’s original architecture were retained, this neo-classical approach we decided on contributed to the dwellings select and sophisticated appeal numerous novel and sharply modern features which are also present around the residence, thus safeguarding its uniqueness and extremely fascinating form. Swaggering 14,000 square feet this splendid home is apposite to a family as much as it is for the traveling executive who desires an exclusive and ultra-private address in Dubai. The transformation of this ranch-style home in Carlsbad, CA, exemplifies a perfect blend of preserving the charm of its 1940s origins while infusing modern elements to create a unique and inviting space. From building new decks and railings, surf showers, a reface of the home, custom light up address signs from GR Designs Line, and more custom elements to make this charming home pop. The redesign carefully retains the distinctive characteristics of the 1940s style, such as architectural elements, layout, and overall ambiance. This preservation ensures that the home maintains its historical charm and authenticity while undergoing a modern transformation. The overall design concept aims to evoke a warm, lived-in feeling, inviting occupants and guests to relax and unwind. By incorporating elements that resonate with the clients' personal tastes and preferences, the home becomes more than just a living space—it becomes a reflection of their lifestyle, interests, and identity. DESIGN CHALLENGES ADDRESSED: To anyone who may be reading this project overview, I do hope you'll have the opportunity to have a look at the 'before' photo of this space. It's quite a transformation! Our clients purchased their condo at the beach several years ago. As shown in the 'before' photo, the owner's bedroom suite was a dark and dated space with unsightly paneled walls, heavy faux ceiling beams and outdated furniture. Everything felt cramped and cluttered throughout the condo, especially their primary bedroom . The client's vision for this space was for everything to have an airy and relaxed spa like feel. DESIGN SOLUTIONS PROVIDED: The entire condo was taken down to the stud. The faux beams were edited out and the ceiling raised. The heavy out-dated paneling was removed and replaced with fresh clean walls that were painted in a calming creamy tone throughout the entire condo. The awkwardly positioned windows were removed. New windows were then added with great attention to placement. On the main wall, windows were spaced to allow a queen sized bed to nest perfectly in between them. Richly textured honeycomb cellular shades were selected with a black out liner to tame the direct sun throughout the day. The homeowners have two dogs and a cat who love a visit to the beach as much as their 'humans'. All of our updated new furniture selections successfully addressed the client's quest for a 'pet friendly' environment. The existing dark and gloomy furniture was replaced with stylish updated pieces. Great thought was given to the size, scale and textiles used in this space. A custom upholstered bed with great architectural detailing was selected. It's richly textured easy-care fabric in a soft oatmeal tone created the perfect touch.

Acton, MA 2008 sq ft varies Visioning, programming, concept design, schematic design, construction documentation and construction administration The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs. In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed. HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences. HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home. Since this partnership in 2008, Maryann Thompson Architects and MATHISON | MATHISON ARCHITECTS have worked with Acorn Deck House Company on numerous full or partial pre-fab projects in the Boston Area, Western Massachusetts, Maryland and Michigan. We have become an advocate for their services and products because it offers advantages on a variety of levels including schedule, cost and quality. When an expanding family outgrew its beloved A frame vacation home, chaos followed. Outdoor gear multiplied exponentially, while any organized spot to stow it did not. Expected amenities were non-existent for needs of the crowd of outdoor enthusiasts. SV Design addressed the lacking elements and added practicality, with style: the multigenerational family members and friends can now appreciate space for the variety of hobbies and interests they pursue. Having worked with Siemasko + Verbridge in the past, the family turned to SV once again knowing we would design solution to address the growing list of concerns. SV’s design of a three-story addition with a relatively small footprint was just what the home needed. A covered entry now provides the option of entering the main house or stopping off in the mud room to remove boots, drop off skis, and hang up wet clothes. Regardless of the way you enter the main house you will be greeted with a naturally lit, welcoming staircase of reclaimed white oak timber treads and steel stringers and rails. Each newel post is capped off with a polished granite sphere to pay homage to the Granite State in which the house resides. The open stair invites you up to a spacious family space for playing board games, listening to music, gazing at the stars, or just lounging about in the warm comfort of the home. Traveling downstairs from the main level is a new, kid friendly media room for popcorn and movies, or a little video game sibling competition. Perhaps the most striking new feature of the home is the custom designed Adirondack style bar built of varying tones of willow branches and bank. Topped off with a contrasting aged zinc counter, backsplash and shelf the bar is the perfect spot for the resident bar tender to mix up a tasty concoction for sitting by the crackling fire just steps away. This home will provide comfort and ease for the family to relax and enjoy their getaway for years to come.
