DESIGN CHALLENGES ADDRESSED:
To anyone who may be reading this project overview, I do hope you'll have the opportunity to
have a look at the 'before' photo of this space. It's quite a transformation!
Our clients purchased their condo at the beach several years ago. As shown in the 'before' photo,
the owner's bedroom suite was a dark and dated space with unsightly paneled walls, heavy faux
ceiling beams and outdated furniture. Everything felt cramped and cluttered throughout the
condo, especially their primary bedroom . The client's vision for this space was for everything to
have an airy and relaxed spa like feel.
DESIGN SOLUTIONS PROVIDED:
The entire condo was taken down to the stud. The faux beams were edited out and the ceiling
raised. The heavy out-dated paneling was removed and replaced with fresh clean walls that were
painted in a calming creamy tone throughout the entire condo.
The awkwardly positioned windows were removed. New windows were then added with great
attention to placement. On the main wall, windows were spaced to allow a queen sized bed to
nest perfectly in between them. Richly textured honeycomb cellular shades were selected with a
black out liner to tame the direct sun throughout the day.
The homeowners have two dogs and a cat who love a visit to the beach as much as their
'humans'. All of our updated new furniture selections successfully addressed the client's quest
for a 'pet friendly' environment.
The existing dark and gloomy furniture was replaced with stylish updated pieces. Great thought
was given to the size, scale and textiles used in this space. A custom upholstered bed with great
architectural detailing was selected. It's richly textured easy-care fabric in a soft oatmeal tone
created the perfect touch.

The homeowners wanted the living, dining, and the kitchen design to be a relaxed and functional for their young family, with open space that was fresh, innovative, architecturally artful, warm and informal. They expressed how they liked an “honest” blend of a simple modern design that had some industrial influences. After listening to the homeowner’s wishes, Mitra went to her drawing board and started exploring various design options that would meet their design needs. All while ensuring that the design concepts also addressed the many energy efficiency challenges facing this existing structure. After extensive study of the design solutions, to address all needs of this project, Mitra presented design solutions that had design flavors and simplicity of a modern farmhouse with the “honesty” of an industrial design. - Photo credit: Susan Teare

The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. Ultimately, the project aimed to enhance the aesthetic appeal and value of the client’s home while addressing the various renovation requirements.

This prestigious Bridle Path kitchen suffered from poor lighting and functionality issues that prevented it from reaching its full potential. Our clients desired a luxury kitchen that would serve as both a functional workspace and an elegant entertaining hub, requiring us to address the lighting deficiencies while creating a sophisticated aesthetic worthy of this upscale neighborhood.
Solution:
We transformed this space into a luxury kitchen that balances exceptional functionality with breathtaking beauty. The design centers around the stunning Taj Mahal quartzite, whose naturally elegant patterns became the foundation for all other design decisions. By addressing the lighting challenges and incorporating warm finishes throughout, we created a space that feels both inviting and sophisticated.

This kitchen included an odd-sized double-oven with shattered glass and appliance interference, wasted soffit space, inadequate lighting, and more. The client also faced issues with the laundry closet, storage, and countertops.
We addressed these concerns by adjusting the layout. Featured changes include an integrated micro-convection double-oven, a counter-depth refrigerator, the removal of soffits, an expanded cabinetry footprint, a built-in laundry, relocating the electrical panel, and adding solid-surface countertops.
Design elements include cabinet-mounted remote switches, a built-in wine refrigerator, two-tone cabinetry, all LED lighting, a pull-down swivel faucet, fully functional storage, and virtually seamless countertops.
These changes addressed all of the clients’ pain points and improved the kitchen’s functionality, efficiency, and aesthetic.

There are a small number of cities in the world where luxury and lifestyle enthusiasts would aim to live. One of them is Dubai, a realm of high end living, glamour and complexity. Possessing a luxury address in this culturally rich city is for sure a exceptional treat. For those of you who can actually afford one, this penthouse which is Signature Stagers’ end of the year work of art is a very engaging proposal.
This penthouse we staged at the start of November 2015 has been lingering on the market for about 2 years prior to our meeting the owner. It is located in the exclusive Dubai Marina district among a few other select buildings and is currently for sale with Verzun on a POA (Price on application) basis due to its unique stature and lifestyle element which removes it from the “square foot” mentality and elevates it from its competition within the same building.
The penthouse was renovated prior to staging, and the apartment itself displays a fresh and modern look whilst keeping its classic and initial fit out and design.
Although a few key elements of the penthouse’s original architecture were retained, this neo-classical approach we decided on contributed to the dwellings select and sophisticated appeal numerous novel and sharply modern features which are also present around the residence, thus safeguarding its uniqueness and extremely fascinating form.
Swaggering 14,000 square feet this splendid home is apposite to a family as much as it is for the traveling executive who desires an exclusive and ultra-private address in Dubai. Enjoying 5 bedrooms all en-suite including a master bedroom with a sunset that decorates the floor to ceiling windows with a purple-orange and that by itself is a deal closer!

Our transformation of the poorly designed powder room was a project in itself. Before tackling the décor, we addressed issues of space utilization by reorganizing the layout of the plumbing fixtures, substituting super-insulated walls for an intrusive radiator, and doing away with the medicine cabinet mirror above a wall-mounted corner sink.
Millwork details were assigned a soothing paint and glaze finish with metallic accents, and the floor’s inlaid honey onyx mosaic complemented the shell’s quiet backdrop. Next, we selected more graceful plumbing fixtures, mounting the sink within a furniture-quality cabinet we designed to maximize space, and capped it with a stone top to emulate mossy groundcover. Grass shades, in perfect simplicity, address privacy needs at the windows, and make no attempt to draw attention away from their magical surroundings. The glow of the decorative pendants, hanging from new ceiling beams, is magnified by the surrounding mirrors and glass.

We developed a steep infill lot with double frontage and changed the address and access to Westchester Dr. The home has superior wall foundation with a bath in the basement, but designed for a future bedroom and the living is on main with three bedrooms and 2 baths upstairs. We added mini balcony off the master and large covered deck off of the kitchen. The home is Greenbuilt and Energy Star certified.
