What an awesome project!! Our client wanted us to design and build a complete custom backyard that had to match up with the existing rock on the house. They wanted warm natural cedar accents throughout as well that carried from the mantle on the massive outdoor fireplace over to the outdoor kitchen and privacy screens & gates. We finished with stainless steel cabinets, Dacor inset grill, 40" firebox, as well as fridge. Our client also wanted us to overlay rock onto the parging at the rear of the house to tie it all in. The project was capped off with natural rock accent boulders and an address rock as well as custom aluminum fencing and large trees for privacy. We added concrete edge and exposed aggregate patio to create an extremely cozy area for socializing and relaxing that has great curb appeal!!

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

Our clients for this Silicon Valley remodel wanted us to enlarge their existing kitchen by expanding into their adjacent dinette and family room area and address heat and glare issues caused by the afternoon sun at the rear of the residence. Our remodel eventually addressed almost all of the ground floor rooms. In addition we coordinated the addition of new windows throughout the house and “refreshed” the front entry and rear façade. We expanded the kitchen into the dinette area by creating an informal bar area to replace their existing dinette area. We increased indoor-outdoor flow by creating a wall of French doors and windows at the rear which included solar shading integrated into the rear wall by means of a system of interior wall panels defined by carefully laid out reveals. We created a dropped ceiling between the kitchen and the family room to define the bar counter area. A new, minimalist fireplace design replaced the existing brick fireplace. Wenge-colored cabinets and soft putty-colored walls in the dining/family room create a serene overall unity to the space. The Aaron Peck house is in the heart of Wickford Village in North Kingstown and dates to the late eighteenth century. The original structure was a modest storey and a half gambrel with later saltbox and contemporary kitchen additions. While the house had been worked on extensively over the years, it was built over a shallow, unventilated crawlspace and all previous work had overlooked addressing the decay that two hundred and thirty years of wet, stale air can have on the floor framing and house sills. When Picus Woodwrights was engaged, we could push against one side of the house and feel the walls move on the opposite side. The homeowners reached out to us to design and build a master suite on the second floor that would provide modern amenities while remaining sensitive to the original features of the house. However, we all quickly realized that before we could take this part of the project on, the house would need significant structural work and the long-closed crawlspace would need to be opened. This gave us the opportunity to not only replace any failed framing and add a full foundation but to upgrade all of the utilities and add spray foam insulation, as well. We also restored the original single-hung windows and added discrete central air and heat to the first and second floors. Picus managed not only the project budget, design and construction but also the administrative oversight that comes with a project in need of extensive structural work located on the water and in a historic district. Ultimately, we restored or rebuilt most of the interior of the house and, in so doing, addressed both the needs of the client and the needs of the building. While in construction, we sometimes fondly and sometimes wryly referred to the house as a Faberge egg or a ship-in-a-bottle.

The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. The transformation brought to life an open space adorned with marble accents, a state-of-the-art steam oven, and the seamless integration of the Galley Dresser, crafting a kitchen not just to be used, but to be cherished. This kitchen included an odd-sized double-oven with shattered glass and appliance interference, wasted soffit space, inadequate lighting, and more. The client also faced issues with the laundry closet, storage, and countertops. We addressed these concerns by adjusting the layout. Featured changes include an integrated micro-convection double-oven, a counter-depth refrigerator, the removal of soffits, an expanded cabinetry footprint, a built-in laundry, relocating the electrical panel, and adding solid-surface countertops. Design elements include cabinet-mounted remote switches, a built-in wine refrigerator, two-tone cabinetry, all LED lighting, a pull-down swivel faucet, fully functional storage, and virtually seamless countertops. These changes addressed all of the clients’ pain points and improved the kitchen’s functionality, efficiency, and aesthetic.

An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.
