Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. PRE-TEEN BEDROOMS Time Frame: 6 Weeks // Budget: $10,000 // Design Fee: $2,500 Here is a small project I took on over the summer to help a past client design her young son’s bedrooms. She didn’t want to spend a lot of money, knowing that someday her boys will want to change their rooms, but also wanted to create something that they would like now, and could grow in to. She had a Feng Sui expert evaluate the space first. Going off of the expert’s advice, I came up with space plans for each room that adhered to Feng Sui. I designed the rooms based off the boy’s favorite colors. New furniture, custom window coverings, paint and decor were selected to give the boy’s each a special room of their own.

This large bathroom was designed to offer an open, airy feel, with ample storage and space to move, all the while adhering to the homeowner's unique coastal taste. The sprawling louvered cabinetry keeps both his and hers vanities accessible regardless of someone using either. The tall, above-counter linen storage breaks up the large wall space and provides additional storage with full size pull outs.

Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. Located in, Summit Park, Park City UT lies one of the most efficient houses in the country. The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area. The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements. Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen. Klopf Architecture and Jesse Ososki Art remodeled an existing Eichler atrium home into a brighter, more open, and more functional version of its original self. The goals were to preserve the Eichler look and feel without the need to strictly adhere to it. The scope of work included re-configuring the master bedroom/bath, the kitchen, and the hall bath/laundry area, as well as updating interior finishes throughout to be more sophisticated. The owners are detail-oriented and were very involved in the design process, down to the selection of lighting controls and stainless steel faceplates.Their design aesthetic leans toward the Scandinavian — light and bright, with simple straight lines and pure geometric shapes. The finish flooring is large porcelain tile (24” x 24”) in a neutral grey tone, providing a uniform backdrop against which other materials can stand out. The same tile continues into the shower floor (with a different finish texture for slip-resistance) and up the shower/tub walls (in a smaller size). Heath Classic Field ceramic tile in Modern Blue was used sparingly, to add color at the hall bath vanity backsplash and at the shampoo niches in both bathrooms. Back-painted soda glass in pale blue to match the Heath tile was used at the kitchen backsplash. This same accent color was also used at the front entry atrium door. Kitchen cabinetry, countertops, appliances, and light fixtures are all white, making the kitchen feel more airy and light. Countertops are Caesarstone Blizzard. The owners chose to keep some of the original Eichler elements: the concrete masonry fireplace; the stained tongue-and-groove redwood ceiling decking; and the luan wall paneling. The luan paneling was lightly sanded, cleaned, and re-stained. The owners also kept an added element that was installed by a previous owner: sliding shoji panels at all bedroom windows and sliding glass doors, for both privacy and sun control. Grooves were cut into the new tile flooring for the shoji panels to slide in, creating a more integrated look. Walnut was used to add warmth and contrast at the kitchen bar top and niche, the bathroom vanities, and the window sill/ledge under the kitchen window. This Burlingame Eichler Remodel is a 2,121 sf, 4 bedroom/2 bath home located in the heart of Silicon Valley. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck.
