The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

This commercial staircase in Commercial Bay Shopping Centre in Auckland was built for the purpose of structure, rigidity, and functionality. The shopping mall gives out a standard staircase for the retail shops, so Hugo Boss re-designed a staircase to better suit their needs. We were able to reuse the new, 120mm thick, solid concrete treads in order to reduce costs. Because the new staircase was slightly narrower than the original, we trimmed down the treads to accommodate the new dimensions of the replacement stairs. What made this project a challenge was that it was really heavy (the finished stairs weighed about 2 tons) and we had to adhere to pretty strict structural requirements because it’s a commercial staircase. We were able to do the installation in 2 days by getting everything in on the first day, and then having Grant spend a week there with the mini crane lifting up all the steel and placing the treads. The structural materials we used were concrete and steel. Hugo Boss then tiled over top of it, and we finished it off with a brush, stainless steel handrail. We then had to work closely with the glass balustrade company to make sure the holes were in the right place in correspondence with the staircase and that everything ran smoothly and on time.

AB+ZU came onto this project after the foundation had been laid and the logs had been assembled. The client was informed that the interior walls could be built to preference and did not have to adhere to the plan provided by the log home manufacturer. Being less than 750 square feet on the main level, the floorplan was opened to provide a spacious living area accentuating the view of the lake. In order to achieve this, it was imperative that the run of the stairs be changed by removing the landing at the top and placing a bridge at the base, providing access from the living area to the powder room by bypassing the kitchen. The sculptural effect of the stairs provides a division between the kitchen and the living room without obstructing the view of the windows. With the wall colour determined by the logs, a mix of brown, black, grey, and gold was introduced through natural elements of leather, metal, stone, seagrass, paper, and wood. Vikram and Asmita wished to build an idyllic Canadian experience to share between their young family and possible holiday renters. After choosing the Log Home the family realized the floorplan was customizable and needed more than just a selection of finishes. With the help of AB+ZU they created a well organized and durable cabin with a rich minimal aesthetic. The family regularly resides in Pickering and make the 3 hour plus drive out on any given weekend.

This custom-fabricated media console expertly balances industrial strength with a warm, natural aesthetic. Built with a robust dark welded steel skeleton frame, the piece features a light-toned solid wood countertop and matching side panels, offering a clean, modern contrast to the structural metal framework. The storage layout is highly functional, featuring an open shelving bay on the left, an adjoining cabinet door with an industrial expanded metal mesh insert for ventilation, and a vertical bank of three drawers on the right. Every drawer and door front is meticulously encased in a custom-welded steel frame, adhering to the design rule where these elements sit over the face frame with a .25" overlap rather than being inset. The drawer fronts are finished with sleek, dark modern bar pulls, highlighting the premium craftsmanship of this versatile piece.

All work was executed with strict adherence to strata requirements, including proper waterproofing, slope control, and plumbing upgrades within existing building constraints. Under-cabinet lighting was installed to highlight the countertops and backsplash in several areas of the kitchen enhancing the kitchen’s elegance. The special herringbone designed porcelain tile is a timeless material that resembles French high quality hardwood that was sourced from GENROSE Tile & Stone chosen for both its durability and aesthetic appeal. Warm tones and a classic herringbone pattern complement the kitchen’s overall design. To adhere to kosher practices, the kitchen includes separate sinks for meat and dairy, and there is careful attention to ensuring that all surfaces and appliances can be easily cleaned and maintained. A designated area for meat and dairy preparation, along with ample storage solutions was our primary goal to ensure that the kitchen was both functional and respectful of kosher laws. For finishing touches, the very talented Home Owner, chose Elegant hardware as seen in this images, such as brushed gold handles and knobs which add a great deal of sophisticated finish. Overall, this contemporary yet classical kosher kitchen in Great Neck represents a perfect blend of modern functionality and timeless elegance, designed to be both beautiful and practical.

Klopf Architecture and Jesse Ososki Art remodeled an existing Eichler atrium home into a brighter, more open, and more functional version of its original self. The goals were to preserve the Eichler look and feel without the need to strictly adhere to it. The scope of work included re-configuring the master bedroom/bath, the kitchen, and the hall bath/laundry area, as well as updating interior finishes throughout to be more sophisticated. The owners are detail-oriented and were very involved in the design process, down to the selection of lighting controls and stainless steel faceplates.Their design aesthetic leans toward the Scandinavian — light and bright, with simple straight lines and pure geometric shapes. The finish flooring is large porcelain tile (24” x 24”) in a neutral grey tone, providing a uniform backdrop against which other materials can stand out. The same tile continues into the shower floor (with a different finish texture for slip-resistance) and up the shower/tub walls (in a smaller size). Heath Classic Field ceramic tile in Modern Blue was used sparingly, to add color at the hall bath vanity backsplash and at the shampoo niches in both bathrooms. Back-painted soda glass in pale blue to match the Heath tile was used at the kitchen backsplash. This same accent color was also used at the front entry atrium door. Kitchen cabinetry, countertops, appliances, and light fixtures are all white, making the kitchen feel more airy and light. Countertops are Caesarstone Blizzard. The owners chose to keep some of the original Eichler elements: the concrete masonry fireplace; the stained tongue-and-groove redwood ceiling decking; and the luan wall paneling. The luan paneling was lightly sanded, cleaned, and re-stained. The owners also kept an added element that was installed by a previous owner: sliding shoji panels at all bedroom windows and sliding glass doors, for both privacy and sun control. Grooves were cut into the new tile flooring for the shoji panels to slide in, creating a more integrated look. Walnut was used to add warmth and contrast at the kitchen bar top and niche, the bathroom vanities, and the window sill/ledge under the kitchen window. This Burlingame Eichler Remodel is a 2,121 sf, 4 bedroom/2 bath home located in the heart of Silicon Valley.
