Our clients bought two adjacent rowhomes as investment properties, and we designed and completed a gut renovation of each property. Both homes have two units and near-identical floor plans; a 2-bedroom, 2 bath unit in the basement and a larger “primary” unit with 5 bedrooms and 3 ½ baths taking up the top three floors. This project includes a 3rd-floor addition and a rear addition across the back.
This gut remodel creates contemporary living on the bustling 13th street corridor in the sought-after Columbia Heights neighborhood. Light and airy finishes were used throughout.
The basement units include a kitchen as part of an open design concept with a long peninsula creating a galley-style layout with three pendant lights and bar counter seating. The uppers for the shaker style cabinets are white and the lowers are dark blue. The kitchens also feature a work sink with inserts to dry dishes on or prepare food.

Designed for repeat clients, this Overland Park remodel focused on improving function, flow, and everyday livability across multiple spaces.
In the kitchen, the layout was refined to create a more open and efficient environment. An enlarged island now serves as a central hub for cooking, gathering, and daily use, while ceiling-height cabinetry maximizes storage and creates a clean, built-in aesthetic. New hardwood flooring ties the space together, adding warmth and continuity.
A key transformation involved reconfiguring the layout to better support storage needs. By relocating the laundry room door, a dedicated pantry was introduced, significantly improving organization and accessibility. The adjacent laundry room was also updated, along with the addition of custom cubbies to streamline daily routines.
For a bold contrast, the powder bath was reimagined as a moody, speakeasy-inspired space, bringing depth, character, and a memorable design moment to the home.
The result is a cohesive, thoughtfully redesigned interior that enhances how the family lives day to day, balancing function, storage, and distinctive style.

This gut remodel creates contemporary living on the bustling 13th street corridor in the sought-after Columbia Heights neighborhood.
On the first-floor large French doors lead from the kitchen to the private rear wood deck, enabling indoor-outdoor living. Additionally, the main floor has a covered patio at the front entrance.
The third floor includes a roof deck for 3-season use with tall trees providing shade for DC summer nights. There is ample natural lighting throughout each property, often a challenge in rowhomes.
A new front entryway to the basement created with all new hardscaping and stairs features a patio and space for bike storage.

This corner of the lower-level fitness studio makes thoughtful use of every inch, pairing form and function in a refined, boutique-gym-inspired design. A warm wood slat accent wall anchors the space, extending into custom under-stair storage that keeps equipment and everyday items seamlessly tucked away.
The layout features a rowing machine positioned for both efficiency and openness, alongside wall-mounted fitness bars for strength training and stretching. Adjacent open floor space allows for yoga, mobility work, or functional movement, keeping the room versatile and uncluttered.
Two steps transition down from the slightly elevated basement living area into the gym, subtly defining the space while maintaining visual connection and flow throughout the lower level.
