This home addition was intended to expand the home to provide the space needed for the growing new family. The existing kitchen was gutted, expanded and opened up to a family room and nook area. Custom inset cabinets were our preference; however cost was a significant concern. The owner researched multiple companies and standard product lines to save on her budget. After careful analysis, we discovered that it was just as cost effective to use the local custom cabinet maker we preferred. This allowed for more precise detailing and unique features. The goal of a classical farm house kitchen character updated with modern features was able to be obtained much to the home owner's delight.
A family room was added to this home, opening up to a screen porch that takes advantage of a previously unused side yard. The much needed new rear entry provides the family a space for their laundry room and is now the primary entry point from the detached garage. Great care was taken to ensure that the home’s new detailing could have been built this way originally. The space however needed to have a modern function for a modern family. The homes existing exterior had aluminum siding and trim which concealed original millwork and shingles. When the nondescript materials were removed, it was discovered that the original was in poor condition. Careful attention was taken to replace and/or repair original materials wherever possible around the entire home, in order to create a seamless exterior character.

This client had this gorgeous deck and patio installed and wanted to them designed to provide her family with a lot of usable options. She wanted a space that her large family could enjoy on a daily basis during warm weather months. She also wanted a space elegant and functional enough to allow her husband to host get-togethers for colleagues and clients. The main challenges were the two columns that were incorporated into the deck in order to hold up the pergola and the long narrow space that is lower patio. We used the columns on the deck to our advantage, placing an outdoor sectional against it to create formal division between the lounging and dining area. We also created multiple small conversations areas by adding four stools/accent tables that could be moved around and adding the ottoman to create a bench style sectional facing an additional sofa to the side of the deck. On the patio we created one large seating area but added ottomans and a bench as coffee tables for larger gatherings and additional seating for smaller conversation areas. The client wanted to take full advantage of the beautiful new fire-pit so we found three rounded sofas to accentuate the shape of the fire-pit and the patio area. We added console tables and accessorized them the way we would accessorize any indoor room. Durable but sophisticated indoor/outdoor art on the walls, vases, plants, outdoor lamps and additional accessories give this space a very finished, living space feel. 2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN
Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view.
Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters.
Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project.
A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls.
White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china.
Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

Here's one of our most recent projects that was completed in 2011. This client had just finished a major remodel of their house in 2008 and were about to enjoy Christmas in their new home. At the time, Seattle was buried under several inches of snow (a rarity for us) and the entire region was paralyzed for a few days waiting for the thaw. Our client decided to take advantage of this opportunity and was in his driveway sledding when a neighbor rushed down the drive yelling that his house was on fire. Unfortunately, the house was already engulfed in flames. Equally unfortunate was the snowstorm and the delay it caused the fire department getting to the site. By the time they arrived, the house and contents were a total loss of more than $2.2 million.

Our role in the reconstruction of this home was two-fold. The first year of our involvement was spent working with a team of forensic contractors gutting the house, cleansing it of all particulate matter, and then helping our client negotiate his insurance settlement. Once we got over these hurdles, the design work and reconstruction started. Maintaining the existing shell, we reworked the interior room arrangement to create classic great room house with a contemporary twist. Both levels of the home were opened up to take advantage of the waterfront views and flood the interiors with natural light. On the lower level, rearrangement of the walls resulted in a tripling of the size of the family room while creating an additional sitting/game room. The upper level was arranged with living spaces bookended by the Master Bedroom at one end the kitchen at the other. The open Great Room and wrap around deck create a relaxed and sophisticated living and entertainment space that is accentuated by a high level of trim and tile detail on the interior and by custom metal railings and light fixtures on the exterior.

(via VonDalwig) An existing 1967 complex of three buildings and a pool situated on 13 acres of meadows and wetlands was previously renovated and 2009. The main house was extended and a pool added in that renovation but the addition and pool felt more like a detached limb than an integrated part to the house and the plan adjustments and facade work did little to take advantage of the beautiful property and surroundings. Our approach was to allow the parts – the buildings, the landscape, the pool – to unfold and connect to the whole both inside and out, spatially and programmatically – and to establish relationships between spaces that builds a ‘stage’ allowing a programmatic ‘dance’ for the owners to visually and physically connect to the beautiful exterior setting. We reconfigured the floor plan and exterior openings, directing it towards views and created an exterior pergola that include, rather than exclude, the guest studio while also fulfilling the town pool regulations. The outcome is a subtle framing of multiple platforms that connects in and out.

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The original small 2 bedroom dwelling was deconstructed piece by piece, with every element recycled/re-used. The larger, newly built home + studio uses much less energy than the original. In fact, the home and office combined are net zero (the home’s blower door test came in at Passive House levels, though certification was not procured). The transformed home boasts a better functioning layout, increased square footage, and bold accent colors to boot. The multiple level patios book-end the home’s front and rear facades. The added outdoor living with the nearly 13’ sliding doors allows ample natural light into the home. The transom windows create an increased openness with the floor to ceiling glazing. The larger tilt-turn windows throughout the home provide ventilation and open views for the 3-level contemporary home. In addition, the larger overhangs provide increased passive thermal protection from the scattered sunny days. The conglomeration of exterior materials is diverse and playful with dark stained wood, concrete, natural wood finish, and teal horizontal siding. A fearless selection of a bright orange window brings a bold accent to the street-side composition. These elements combined create a dynamic modern design to the inclusive Portland backdrop.

The client's minimalist style was the inspiration for this custom cellar by using white oak for shelving and cabinetry. The marble top island has multiple slide-out trays for holding vintage wine crates, glassware, or miscellaneous tools for protecting and serving these world-class wines.

Wide sweeping windows up to 13’ and full-lite doors were installed throughout the home preserving the unobstructed views from the home. Additionally, four 12’ wide Lift and Slide doors were installed in the living room and dining room. Increased natural light, fewer framing members, and the ability to open the door wide for indoor/outdoor living are just a few of the benefits of such large sliding doors. The rear of the home takes full advantage of the expansive marine landscape with full height windows and doors.
Glo A5h and A5s Series were selected with concealed hinges. The Glo A5h, hidden sash, ensures that operational windows share the same profile thickness as fixed units. A uniform and cohesive look adds simplicity to the overall aesthetic, supporting the minimalist design. The A5s is Glo’s slimmest profile, allowing for more glass, less frame, and wider sight lines. The concealed hinge creates a clean interior look while also providing a more energy efficient air-tight window. The increased performance is also seen in the triple pane glazing used in both series. The windows and doors alike provide a larger continuous thermal break, multiple air seals, high performance spacers, low-e glass, and argon filled glazing, with U-values as low as 0.20. Energy efficiency and effortless minimalism creates a breathtaking Scandinavian-style remodel.
