WOW - what a bath for this master bathroom! Water flows down into the bath tub from the ceiling, in front of the fireplace. The tub surround and wall are Sparkling Black Quartz, with little flakes of silver making it look like open sky at night. The main wall is from two full slabs of quartz cut out for the fireplace. The tub deck and the first step have mitered edges, so it looks like one huge monolithic slab. The floor is 6 x 36 porcelain tile, which we affectionately called zebra tile. In the far back right hand corner, you can glimpse the master shower.

WINNER: Silver Award – One-of-a-Kind Custom or Spec 4,001 – 5,000 sq ft, Best in American Living Awards, 2019 Affectionately called The Magnolia, a reference to the architect's Southern upbringing, this project was a grass roots exploration of farmhouse architecture. Located in Phoenix, Arizona’s idyllic Arcadia neighborhood, the home gives a nod to the area’s citrus orchard history. Echoing the past while embracing current millennial design expectations, this just-complete speculative family home hosts four bedrooms, an office, open living with a separate “dirty kitchen”, and the Stone Bar. Positioned in the Northwestern portion of the site, the Stone Bar provides entertainment for the interior and exterior spaces. With retracting sliding glass doors and windows above the bar, the space opens up to provide a multipurpose playspace for kids and adults alike. Nearly as eyecatching as the Camelback Mountain view is the stunning use of exposed beams, stone, and mill scale steel in this grass roots exploration of farmhouse architecture. White painted siding, white interior walls, and warm wood floors communicate a harmonious embrace in this soothing, family-friendly abode. When Affectionate Pet Care moved into their new location in 2012, they contacted ForeverLawn Southwest for a quote on K9Grass Classic for one of their yards. They had been considering another product at the time and only wanted one of three yards covered. After we installed the K9Grass Classic in one of the yards, the client evaluated the turf for several weeks and realized that ours was the superior choice. Affectionate Pet Care then contacted us again in 2015 to install 3,400 square feet of K9Grass in another yard, and they were again very satisfied with the results!

Believed to be the oldest building in Excelsior Minnesota, this humble brick structure has transformed, been moved, and housed countless people over its 162 years. Affectionately known as ‘The Beehive’, it was built in 1857 and began as the original Excelsior schoolhouse. It was moved to its’ current location in the 1880’s and became a 23-room dormitory for Northwestern Christian College, followed by a boarding house, and finally apartments (in addition to the rumors of more sordid activities in the early 20th century!). After being in the same family for several decades, the owner wanted to transform the building one more time to make it her own home. Citydeskstudio worked closely with her and the Excelsior Historic Preservation Commission on the design. She now occupies the main floor, with additional units above and below for rental and for family. The design celebrates the stout and blocky character of the building with a new modern expansion off the back. There, the building steps and expands outwards in glassy boxes of charred cedar. Inside, the original structure was repaired and uncovered where possible, and previous poorly done modifications were corrected. The center piece of this more open and light-filled home is a rich modern kitchen in walnut, travertine, and steel. The old character remains ever present and is essential to the spirit of The Beehive’s latest transformation. This multigenerational home’s design honors the legacy of the property, marrying the original Excelsior schoolhouse with a beautiful, modern, contextually-sensitive remodel and addition. SANTA BARBARA, CA / DUPLEX RESIDENTIAL This urban infill, artist loft duplex was located in an overlooked, but well-located, light-commercial zone. It was also the first new residential construction built in the area for decades, the project is located within a 10-square-block area zoned for light-commercial and affectionately dubbed the “Funk Zone” by resident artists and city planners. Only two blocks walking distance to the beach, and a similar distance to the downtown commercial district, this pedestrian-oriented project ideally suits the lifestyles of the owners. Although the two units share equal footprints, the southerly unit features a double-height, north-facing living space. The northerly unit supplants this volume with additional living space. The siting also allows for secure private courtyard entries, maximization of natural light and view-swept, rooftop living space. The design incorporates a raised plinth required by flood zone restrictions to create a peaceful, intimate environment within the somewhat chaotic surrounding context. The disciplined and restrained approach towards the building’s image was intended to make reference to the much-loved Meridian Studios by George Washington Smith. Two roof-decks with outdoor fireplaces and shade trellises extend outdoor living space, contribute ocean and mountain views and provide both refuge and release. Cost-effective materials were selected in order to adhere to the strict budget and to relate to the industrial surroundings. Over-sized pivot doors, “industrial” staircases and cabinetry were constructed on-site by the owners to conserve design integrity within the extremely limited budget. 2000 AIA Santa Barbara Chapter Honor Award

Located in the Barton Creek Country Club Neighborhood. Arrowhead (affectionately named at one found at the site) sits high on a cliff giving a stunning birds eye view of the beautiful Barton Creek and hill country at only 20 min from downtown. Meticulously Designed and Built by NY/Austin Architect principal of Collaborated Works, this ludder stone house was conceived as a retreat to blend with the natural vernacular, yet was carve out a spectacular interior filled with light.

This green custom home is a sophisticated blend of rustic and refinement. Everything about it was purposefully planned for a couple committed to living close to the earth and following a lifestyle of comfort in simplicity. Affectionately named "The Idea Farm," for its innovation in green and sustainable building practices, this home was the second new home in Minnesota to receive a Gold Rating by MN GreenStar. Finding the Perfect Match Caribbean Blue Pools did a great job on this Franklin Lakes home, affectionately known as grandma’s house. Matching the existing stone on the house was challenging because the stone was no longer being quarried. This meant beginning the search for a similar stone that was still available. Ultimately using the experts at Braen Supply, a natural blend was selected to match the existing stone for the pool house as well as the focal point of the backyard, the fireplace. Perfecting the Details The details on this custom built fireplace, which include custom bluestone surrounds, bluestone chimney caps, and bluestone wall caps, were hand chiseled to enhance the look of the fireplace surrounds. Moss rock boulders and Kearney stone steps were chosen to help add natural beauty to the project. Norwegian Buff was an easy choice for the patio due to its favorable temperature and beauty around pool areas.

Inspiration for an eclectic home design remodel in Boston

No Fault recently had the pleasure of completing Tirrill Park Playground Project, or what is affectionately called the “Rawrrr with Colton Playground.” Located in Manchester, Iowa, this park, dedicated to the memory of an area child, Colton Meyer, whose life was sadly cut short, serves as a beautiful memorial. Inlaid dinosaurs and dinosaur footprints give a nod to Colton’s favorite animal. We’re honored to have taken part in this project and are thankful to have had the chance to team up with Boland Recreation for another great playground design
