The owners of this kitchen had spent the money to upgrade the finishes in their kitchen upon building the home 12 years ago, but after living in the space for several years they realized how nonfunctional the layout really was. The (then) two preschool aged children had grown into busy, hungry teenagers with many friends who also liked to hang out at the house. So the family needed a more functional kitchen with better traffic flow, space for daily activities revolving around the kitchen at different times of day, and a kitchen that could accommodate cooking for and serving large groups. Furthermore, the dark, traditional finishes no longer reflected the homeowners’ style. They requested a brighter, more relaxed, coastal style that reflected their love of the seaside cities they like to visit. Originally, the kitchen was U-shaped with a narrow island in the middle. The island created narrow aisles that bottle-necked at the dishwasher, refrigerator, and cooktop areas. There was a pass-through from the foyer into the kitchen, but the owners never liked that the pass-through was also located so close to the powder room. The awkward proximity was unappealing and made guests feel uncomfortable. The kitchen’s storage was made up of lots of narrow cabinets, apothecary drawers, clipped corner units, and very few drawers. It lacked useful storage for the larger items the family used on a daily basis. And the kitchen’s only pantry was small closet that had only builder-grade, narrow shelving with no illumination to be able to see the contents inside. Overall, the kitchen’s lighting plan was poorly executed. Only six recessed cans illuminated the entire kitchen and nook areas. The under cabinet lighting was not evenly distributed either. In fact, the builder had mis-placed the under cabinet lighting around the decorative pilasters which made for choppy, dark cubbies. Further, the builder didn’t include any lighting over the sink or the bar area, which meant whoever was doing the dishes was always in their own shadow. That, coupled with the steep overhang of the game room above made the bar area feel like a dim, cavernous space that wasn’t inviting or task oriented. The kitchen looked out into the main living space, but the raised bar and a narrow wall (which held the only large cabinet in the kitchen) created more of a barrier than a relationship to the living room or breakfast nook. In fact, one couldn’t even see the breakfast nook from the cooktop or sink areas due to its orientation. The raised bar top was too narrow to comfortably sit to either dine at or chat from due to the lack of knee space. The the homeowners confided that the kitchen felt more like a dark, dirty prison than place where the family, or their guests, wanted to gather and commune. The clients' needs and desires were: ➢ to create a kitchen that would be a space the family loved to be in; to relate to the adjacent spaces all around, and to have better flow for entertaining large groups ➢ to remove the walls between the breakfast nook and living area and to be able to utilize the natural light from the windows in both those areas ➢ to incorporate a functional chopping block for prepping fresh food for home cooked meals, an island with a large sink and drain board, 2 pull out trash cans, and seating for at least the 2 teens to eat or do homework ➢ to design a kitchen and breakfast nook with an airy, coastal, relaxed vibe that blended with the rest of the house's coastal theme ➢ to integrate a layered lighting plan which would include ample general illumination, specific task lighting, decorative lighting, and lots of illuminated storage ➢ to design a kitchen with not only more storage for all the husband’s kitchen gadgets and collection of oils and spices, but smart storage, including a coffee/breakfast bar and a place to store and conceal the toaster oven and microwave ➢ to find a way to utilize the large open space between the kitchen, pantry area, and breakfast nook Twelve Stones Designs achieved the owner's goals by: ➢ removing the walls between the kitchen and living room to allow the natural light to filter in from the adjacent rooms and to create a connection between the kitchen, nook, and living spaces for a sense of unity and communion ➢ removing the existing pantry and designing 3 large pantry style cabinets with LED tape lights and rollout drawers to house lots of kitchen appliances, gadgets, and tons of groceries. We also took the cabinets all the way up to the 9’ ceiling for additional storage for seasonal items and bulk storage. ➢ designing 2 islands - 1 with a gorgeous black walnut chopping block that houses a drawer for chopping and carving knives and a custom double pull out trash unit for point of use utilization - and 1 that houses the dishwasher, a large Blanco Gourmet sink with integrated drain board, woven baskets for fresh root vegetables and kitchen towels, plenty of drawer storage for kitchen items, and bar seating for up to 4 diners. ➢ closing off the space between the kitchen and the powder room to create a beautiful new private alcove for the powder room as well as adding some decorative storage. This also gave us space to include more tall storage near the new range for precision placement of the husband’s extensive oil and spice collection as well as a location for a combo-steam oven the wife wanted for baking and cooking healthy meals. The project is enhanced functionally by: ➢ incorporated USB and standard receptacles for the kids’ laptops and phone charging in the large island ➢ designing the small island to include additional open shelving for items used on a daily basis such as a variety of bowls, plates, and colanders. This set up also works well for the husband who prefers to “plate” his dinners in restaurant-style fashion before presenting them to the table. ➢ the integration of specific storage units, such as double stacked cutlery drawers, a custom spice pull-out, a Kuerig coffee and tea pod drawer, and custom double stacked utensil drawers ➢ moving the refrigerator to the old oven location - this eliminated the bottle neck as well as created a better relationship to the eating table. It also utilizes the floor space between the pantry, nook, and kitchen ➢ creating a banquet style breakfast nook - this banquette seating not only doubles the amount of seating for large gatherings but it better utilizes the odd space between the kitchen and the previous nook area. It also helps to create a distinct pathway from the mudroom room through the pantry area, kitchen, nook, and living room. ➢ the coffee/breakfast bar area which includes the perfect location for the concealed microwave and toaster oven, convenient storage for the coffee pods and tea accoutrements. Roll-out drawers below also house the smoothie maker, hot water kettle, and a plethora of smoothie-making ingredients such as protein powders, smoothie additives, etc. Furthermore, the drawers below the Keurig house measuring utensil, cutlery, baking supplies and tupperware storage. ➢ incorporating lots of wide drawers and pullouts to accommodate large cookware. ➢ utilizing as much vertical space as possible by building storage to the ceiling which accommodates the family’s abundant amount of serving platters, baking sheets, bakeware, casserole dishes, and additional cutting boards. The project is enhanced aesthetically by: ➢ new 5-piece Versailles pattern porcelain tile that now seamlessly joins the entire down stairs area together creating a bright, cohesiveness feeling instead of choppy separated spaces - it also adds a coastal feeling ➢ designing a cabinet to conceal the microwave and toaster oven ➢ the coastal influenced light fixtures over the nook table and island ➢ the sandy colors of the Langdon Cambria countertops. The swirling pattern and sparkling quartz pieces remind the homeowner of black-and-tan sandy beaches ➢ the striped banquet seating whose creamy white background and blue-green stripes were the inspiration for the cabinet and wall colors. ➢ All the interior doors were painted black to coordinate with the blacks and grays in the backsplash tile and countertop. This also adds a hint of tailored formality to an otherwise casual space. ➢ the use of WAC's Oculux small aperture LED units for the overhead lighting complimented with Diode LED strips for task lighting under the cabinets and inside the pantry and glass wall cabinets. All of the lighting applications are on separate dimmer switches. Innovative uses of materials or construction methods by Realty Restoration LLC: ➢ Each 1-1/2” x 3” block of reclaimed end-grain black walnut that makes up the center island chopping block was hand milled and built in the shop. It was designed to look substantial and proportional to the surrounding elements, executed by creating the 4 inch tall top with a solid wood chamfered edge band. ➢ The metal doors on either side of the vent hood were also custom designed for this project and built in the Realty Restoration LLC shop. They are made 1x2, 11-gauge mild steel with ribbed glass. Weighing 60 lbs a piece, heavy duty cabinet hinges were added to support the weight of the door and keep them from sagging. ➢ Under-cabinet receptacles were added along the range wall in order to have a clean, uninterrupted backsplash. Design obstacles to overcome: ➢ Because we were removing the demising walls between the kitchen and living room, we had to find a way to plumb and vent the new island. We did this by tunneling through the slab (the slab had post tension cables which prevented us from just trenching) to run a new wet vent through a nearby structural wall. We pulled the existing hot and cold lines between upper floor joists and ran them down the structural wall as well and up through a conduit in the tunnel. ➢ Since we were converting from wall overs to a gas range it allowed us to utilize the 220 feed for the wall ovens to provide a new sub panel for all the new kitchen circuits ➢ Due to framing deficiencies inherited from the original build there was a 1-1/2” differential in the floor-to-ceiling height over a 20 foot span; by utilizing the process of cutting and furring coupled with the crown moulding details on the cabinet elevations we were able to mask the problem and provide seamless transitions between the cabinet components. Evidence of superior craftsmanship: ➢ uniquely designed, one-of-a-kind metal “X” end panels on the large island. The end panels were custom made in the Realty Restoration LLC shop and fitted to the exact dimensions of the island. The welding seams are completely indistinguishable - the posts look like they are cut from a single sheet of metal ➢ square metal posts on the small island were also custom made and designed to compliment and carry through the metal element s throughout the kitchen ➢ the beautiful, oversized end panels on the pantry cabinets which give the breakfast nook a tailored look ➢ integrating a large format 5 piece Versailles tile pattern to seamlessly flow from the existing spaces into the new kitchen space ➢ By constructing a custom cabinet that jogged around a corner we could not remodel (housing the entry way coat closet) we were able to camouflage the adjacent wall offset within the upper and lower cabinets. By designing around the existing jog in the structural walls we accomplished a few things: we were able to find the space to house, and hide, the microwave and toaster oven yet still have a clean cohesive appearance from the kitchen side. Additionally, the owners were able to keep their much needed coat closet and we didn’t have to increase the budget with unnecessary structural work.

They welcomed the opportunity to get involved in the important final stage and to bring fun and whimsy along with casual elegance to the project. The owners – a young family with children and dogs – knew what they were looking for in a long-term vacation destination. They had engaged the services of Domin Bock Architects of Rosemary Beach and general contractor Hufham Farris Construction of Santa Rosa Beach to design and build a home that is child-friendly and low maintenance, but timeless and welcoming at the same time. When Temple and Prince came aboard, their mission was to make the Alys Beach home a reflection of the owners’ personality and lifestyle. “I like to think we were successful,” says Temple. “We were able to source all the bedding, draperies, and other soft goods, and to assist in selecting lighting, art, and accessories throughout the home.” The home is located on the south side of 30A and enjoys access to all of the Alys Beach amenities. In addition, it has a pool, which quite literally seems to be the center – and the heart – of the home. The square pool can be accessed directly by steps from the private courtyard patio and is anchored by a stunning water wall and oversize stepping stones along one side. The expansive great room has unobstructed views of the pool through floor-to-ceiling glass panels. The room is furnished with low, plush upholstered pieces with rich blue accents, and an oval dining table with a stunning chandelier above. The bleached pecky cypress ceilings by E.F. San Juan are punctuated with substantial white-painted beams. Set apart by a sleek oversized island with a farmhouse sink, the open kitchen provides plenty of room for gathering or dining and is topped off by three matching gold-trimmed white pendant lights. The restaurant-quality six-burner cooktop in the arched wall opposite is flanked by tall cabinets and topped by four clerestory windows that admit wonderful light to the entire space. There is one guest bedroom on the main level, with a full bath, spacious closet, and a private sitting area. E. F. San Juan of Youngstown, Florida, supplied all the woodwork details that provide finishing touches to the residence’s crisp white canvas in this quintessential courtyard home. Like many of the community’s buildings, this private residence contains minimal woodwork, maintaining the clean, elegant Alys Beach vision; still, the interior and exterior trim and brackets offer a sleek yet natural feel reflecting the beaches that are steps away from the front door. Their team worked with Weather Shield to provide stunning and functional custom impact-rated windows and Loewen to create custom doors that protect the house from the Gulf Coast elements. “We have had the privilege of creating wood parts and custom doors, railings, and gates for many of the gorgeous homes in Alys Beach,” says E. F. San Juan president Edward A. San Juan. “This home’s minimal trim makes the other wood elements stand out, like the pecky cypress ceilings. The windows and doors are often-overlooked elements that we love collaborating on with our vendors like Loewen and Weather Shield because they make such good-looking products. They open up this home to the beautiful natural light, the courtyard pool, and the stunning views of the town just outside while also protecting from high winds, rain, and U.V. rays.” The broad wooden staircase with open metal handrails leads to the sleeping quarters. The second floor houses the master suite with custom barn doors, also by E.F. San Juan, leading into the master bathroom with its luxurious bath and unique freestanding tub. A second guest room with a king-size bed and full bath also occupy the second floor. “The master bath is definitely my favorite feature of the home,” says Temple. “It is beyond all expectation – a true luxury.” The adult bedrooms are serene and sophisticated, with sleek lines and restful blue hues throughout. Cathedral ceilings, arched openings for the beds, sun-drenched sitting areas, plenty of natural light, and luxurious baths contribute to the feeling of peaceful elegance. The children’s areas are in direct and happy contrast to the adults’ retreats. The bunk room, also on the second level, is just plain fun, with two sets of custom-built marine blue bunks piled high with pillows and whimsical stuffed animals, flanking a tall set of shelves full of toys and books. Oversize baskets provide storage for more toys, and colorful throw rugs provide plenty of sitting space for floor playtime. This kid-friendly space can grow and change with the children who occupy it – it will work well for tweens, teens, and beyond. “We designed the bunk room,” says Prince, “and I think it is a huge success. It may be my favorite feature of the home.” The top floor is dedicated to the children’s den/playroom/media room and the dramatic rooftop lounge. The children’s space is furnished with beanbag chairs, a low game table, a big-screen television mounted on a custom-fabricated aqua wall, and arched French doors leading to the rooftop lounge area. “This area is, quite literally, the icing on the cake,” says Temple. “It boasts a view of the Gulf and great views down South Charles Street.” This secluded deck features a gas fireplace and comfy furnishings for enjoying beautiful evenings year-round. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. Adding character doesn't have to break the bank. We worked with the client to create a rustic cabinet finish which is just as artsy as he is. This client has great taste and he found cool stools and commissioned a bench made by an artist to blend in with the rest of the house. The artist also installed plumbing pipe as a footrail. The eclectic nature of the furnishings really compliments the custom cabinetry. We really like the juxtaposition of industrial and rustic elements we used for this client. The modern lines of the glass and stainless hood and the white laminate cabinetry are clean and minimal while the textural island and uppers above the sink create a rustic look. "The homeowners wanted a kitchen that reflected their personalities and cooking styles. Sophisticated but still elegant." designer Rodney Lee of York, PA. After designing a successful home office space remodel, our same client came back to us to discuss plans and possibilities for their kitchen renovation. After a few discussions with the client, we decided the overall design concept for their kitchen would be “Sophisticated Elegance.” The homeowners wanted a kitchen that reflected their personalities and their cooking styles. Sophisticated but still elegant. The space had to be extremely functional and the color scheme had to have a certain warmth that matched the rest of their home. The Medallion line has a wide range of architectural elements that helped us achieve that “Sophisticated Elegance”; curved/arched range hood, openings, valances, and corbels and trim. The “Sophistication” lies purely in the detail, the fixtures, the angles in the peninsula, and the changes in height and depth. We wanted the color scheme to be as warm as possible as it would be in a bright, elegant space. We considered two colors and ended up choosing Divinity over the White Icing. The grey tones in the marble backsplash tile kept the colors modern but warm. We used natural stone versus the more aggregated quartz to maintain the use of natural product and unpredictable patterns and natural elements. We also used a dark rich stain on walnut wood as a good break from all the bright painted finishes. Oak and walnut reflect the “heart” of Pennsylvania and was a great way to maintain the use of natural elements. The kitchen was divided into individual areas, each one focused on a particular need and/or function. My biggest challenge was transitioning the peninsula into the wet bar/hutch area while maintaining proper separation from the kitchen cabinetry and still tying it into the rest of the space. A wealth of storage solutions. •Desk Area. The client wanted a functional work area so we created a furniture look with ogee edging in the walnut, provincial toe space detail in solid walnut, and open display storage at top. The desk has plenty of storage. •Main Kitchen. We were able to open up this space by creating smart transitions and separations using custom Medallion products that cater to the clients’ lifestyle. Each piece is functional while staying true to the sophisticated elegance design throughout the home. ◦Main Cabinetry: Medallion Gold Wellington Maple Divinity Classic Paint ◦48" uppers around range area; glass eclipse mullion-arched hood design ◦Mixer lift base left of range; drawer warmer with custom panel •The main work station, or power spot, can hold up to five work stations comfortably. The cook can work within the confines of the peninsula design and access everything needed to prepare complete meals in 1-2 steps. Every cabinet has deluxe roll-out trays and/or drawers, making this kitchen fully accessible. The client wanted to be able to display and stage different pieces and concepts during holidays and gatherings. We chose to go with the more modern Mission arch above the wall oven and fridge, which complimented many of the hard angles and distinct lines used in the kitchen space. My favorite part of this kitchen remodel came about just by listening to our client talk about how much they adored their daughter’s artwork. After numerous conversations, we landed on installing an artwork wall that was designed as a conversation piece and provides the ability to install different works of art.

This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports. Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. A 1980's townhouse located in the Fitler Square neighborhood of Philadelphia was in need of an upgrade. The project that resulted included substantial interior renovation to the four-story townhome overlooking the Schuylkill River. The Owners desired a fresh interpretation of their existing space, more suited for entertaining and uncluttered modern living. This led to a reinvention of the modern master suite and a refocusing of architectural elements and materials throughout the home. Originally comprised of a divided master bedroom, bathroom and office, the fourth floor was entirely redesigned to create a contemporary, open-plan master suite. The bedroom, now located in the center of the floor plan, is composed with custom built-in furniture and includes a glass terrarium and a wet bar. It is flanked by a dressing room on one side and a luxurious bathroom on the other, all open to one another both visually and by circulation. The bathroom includes a free-standing tub, glass shower, custom wood vanity, eco-conscious fireplace, and an outdoor terrace. The open plan allows for great breadth and a wealth of natural light, atypical of townhouse living. The main entertaining floor houses the kitchen, dining area and living room. A sculptural ceiling defines the open dining area, while a long, low concrete hearth connects the new modern fireplace with the concrete stair treads leading up. The bright, neutral color palette of the walls and finishes contrasts against the blackened wood floors.
