Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. The homeowners enjoy the complete control of their home, from lighting and shading to entertainment and security, through the Savant Control System. Homeowners and guests can easily create “scenes” to manage their days and social gatherings. Lutron shades help maintain light, climate and privacy to balance the inside and outside views. Outdoor entertaining is easy with the Sonance Landscape Audio System, Lutron light controls for pools and fountains and Savant control of outdoor fire pits. The fully managed Whyreboot network allows for uninterrupted system control. To maintain security, Holovision doors and gates are equipped with Doorbird system to notify residents of visitors and to give control to open and close doors and gates. Music lovers can enjoy the highest level in audio from Meridian 7200 speakers in the lower level, as well as, Sonance in wall and in ceiling speakers throughout the home. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary. Spire added many special touches to this amazing home. The master bathroom boasts a MirrorTV so owners can enjoy some entertainment while preparing for the day. A floor lift in the kitchen and dining room allows for entertainment, but can be tucked away when distractions are not wanted. A floor lift in the bedroom makes watching TV convenient, but can be put away when not in use. A fingerprint lock was placed at the bar for peace of mind. Spire’s expertise and commitment to detail were key to the intricate design concepts throughout the home. Spire worked closely with design teams to ensure under cabinet lighting was just right.

This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

In this 100 year old farmhouse adding a pass through window opened up the space, allowing it to feel like an open concept but without the added construction of taking down a wall. Allowing the residence to be able to communicate and be a part of what is happening in the next room.

Inspiration for a contemporary master light wood floor and single-sink bathroom remodel in Seattle with flat-panel cabinets, light wood cabinets, gray countertops and a floating vanity

In 2014, we were approached by a couple to achieve a dream space within their existing home. They wanted to expand their existing bar, wine, and cigar storage into a new one-of-a-kind room. Proud of their Italian heritage, they also wanted to bring an “old-world” feel into this project to be reminded of the unique character they experienced in Italian cellars. The dramatic tone of the space revolves around the signature piece of the project; a custom milled stone spiral stair that provides access from the first floor to the entry of the room. This stair tower features stone walls, custom iron handrails and spindles, and dry-laid milled stone treads and riser blocks. Once down the staircase, the entry to the cellar is through a French door assembly. The interior of the room is clad with stone veneer on the walls and a brick barrel vault ceiling. The natural stone and brick color bring in the cellar feel the client was looking for, while the rustic alder beams, flooring, and cabinetry help provide warmth. The entry door sequence is repeated along both walls in the room to provide rhythm in each ceiling barrel vault. These French doors also act as wine and cigar storage. To allow for ample cigar storage, a fully custom walk-in humidor was designed opposite the entry doors. The room is controlled by a fully concealed, state-of-the-art HVAC smoke eater system that allows for cigar enjoyment without any odor.

Inspiration for a transitional living room remodel in New York

Mid century modern kitchen is opened up to nature with these large custom windows. The island in the middle of the kitchen allows for a multi-use work space while still allowing space for others to move around the kitchen.

Inspiration for a mid-sized timeless dark wood floor enclosed dining room remodel in Los Angeles with beige walls

The living room in this Bloomfield Hills residence was a part of a whole house renovation and addition, completed in 2016. Within the living room are signature paintings, artifacts, and furniture pieces that complement the eclectic taste of the client. The design of the room started off of a single centerline; on one end is a full-masonry fireplace and on the other is a signature 8' by 8' charity auction painting. This colorful painting helps liven up the room while providing focal point when entering the room. These two elements anchor the room, allowing focal points on both walls while accentuating the view to the back yard through three sets of French doors. The décor and furniture complements that of the artwork and artifacts, allowing the room to feel cohesive and inviting.

A full inside-out renovation of our commercial space, featuring our Showroom and Conference Room. The 3,500-square-foot Andrea Schumacher storefront in the Art District on Santa Fe is in a 1924 building. It houses the light-filled, mural-lined Showroom on the main floor and a designers office and library upstairs. This gourmet chef’s kitchen uses Pro Style GE Monogram appliances; Double ovens, oversized built in refrigeration, a 48” pro gas range top, and sleek and concealed microwave. A farmhouse sink, a prep sink, and pot filler create ample opportunities for cooking and cleaning up together with family and friends. The white perimeter cabinets are contrasted with a grey color at the large island and custom wood hood. The shape of the island allows for diner to face each other for great conversations over great meals. The black and brass orb pendants offer a fun contrast and a visually interesting design feature. White and grey quartz counters give the look of marble without any of the maintenance. Artisan style ceramic grey hi gloss backsplash tile adds a layer of hand made appeal and allow light to bounce off from various angles and facets.
