Home Is Where the View Is
This home is strategically sited on both the Atlantic oceanfront and one of the world’s most renowned golf courses--- Kiawah Island’s Ocean Course. On the ocean elevation the main view is framed by two sets of trees. This is the rationale for the orientation of the great room. On the street side, most of the natural vegetation was retained to give a “lived-in” look.
This shingle styled home is a “flipped” or “reverse” plan home where the main living/entertaining level is on the second floor. This layout was chosen to allow views of the breakers on the ocean beyond the lagoon and golf course. The first level is dedicated to cherished guests providing a secondary living room which doubles as a theater, as well as, spa-like bedrooms and baths. A screened, living porch, complete with an outdoor fireplace, draws children and adults and allows plenty of available shade next to the sun deck, pool and hot tub. This level has a bunkroom with built in bunks and headboards that can handle DVD players and books for each child. A grand foyer with a “Zen-full” piano curve balcony allows the owners a spot to welcome and motion for guests to come up to the living level.
A niche frames a hall table and leads to a built-in wet bar to refresh guests immediately. All of the primary living spaces: kitchen, dining, and great room as strategically situated to take advantage of ocean views. The dining room opens to the second floor balcony. The great room is only a few steps away with its’ view to the ocean framed by a barrel-vaulted ceiling. A hand-crafted window seat /breakfast area gives owners and guests a cozy place to linger and watch the sea. The wife’s office is nestled toward the front elevation wall.
The third floor is our couples’ cozy apartment. It has a vaulted bedroom ceiling and half circular window framing their private, ocean view. A private balcony completes this well-planned master suite. His office, separate his and her baths with a shared shower and her closet and laundry center are conveniently located in this self-sustained premiere view level.
Our homeowner’s original stated purpose for this project was to create a comfortable second home retreat with lots of light and capitalization of the view. Both owners agree that this number one objective has been met and exceeded. They also originally contended that the Kiawah home would always play “second fiddle” to their Atlanta residence. They were firmly rooted to Atlanta never expecting Kiawah to take its place. This is where we fell short on their expectations?! The living experience here on Kiawah has completely replaced any longings for Atlanta. They can’t tear themselves away from their new home customized to the way they live with its’ sun dazzled setting over the dunes and miles of private beach. Home became where the view is. Good-bye, Atlanta.

Ourso Designs
This client was in need of her own efficient home office. Her husband works from home, and she has plans to retire and continue to work from home as well. She already had an office but it lacked the storage that she needed. She came to us with an inspiration photo that we were able to recreate for her. She wanted space for display as well as closed storage and filing drawers. We also included 2 spaces for printers with sliding drawers for easy access. The client also wanted the center to house a record player and audio system. The middle cabinets have a metal grid on the face inside of a solid panel to allow breathing room and ventilation for audio equipment. In contrast, the entry wall on the other side of the room has more open storage with shelves on both sides of the double doors. This isn’t immediately seen when entering the office so it didn’t need to be perfect and orderly like the back wall of the office. Overall, we are thrilled with the way this office turned out, and we are so happy we were able to turn our clients’ vision into a reality!

Media Rooms Inc
The homeowner added a dedicated theater room while finishing off their basement. The system includes a 110” screen, 4K projector and Dolby Atmos surround sound. The front speakers are concealed in the proscenium surrounding the screen. The proscenium was designed, fabricated and installed by Media Rooms’ In-house Cabinet shop. The audio & video equipment is housed in a mechanical room behind the theater, however the bluray player is accessible through a window in the rear wall. All equipment, lights and shades are controllable via a single universal remote control. All equipment, seating and shades was supplied and installed by the Media Rooms’ Electronics department. In addition to the row of four recliner chairs, two single chairs are on casters to allow for great flexibility in the seating arrangements. Battery powered Lutron window shades allow the room to be darkened for daytime watching.

Welcome to five separate units of luxury living.
The residences at Greenleaf are the new standard for living the integrated lifestyle. While multiple systems control everything from lighting and powered windows, to custom wireless shades, the life of a Greenleaf resident iseasily controlled through their touchscreen interface.
A Single Interface – Unlimited Control
Greenleaf units are all controlled through an AMX system using an intuitive iPad user interface. With such a powerful system, residents are able to control their lighting, as well as powered shades and motorized windows through the simple touch of a button.
Intelligence in Technology
Thanks to automated sensors, residents are always in the know about their home and safety – whether at home or away. The control system monitors the weather and natural lighting to close powered windows if they need to be shut for incoming rain, and raise or lower shades automatically.
Lights can be set to turn on as any resident gets home from work late at night, welcoming them home after a long day away. While they are getting ready to head out for a night on the town, residents can listen to their favorite music throughout the home and call the elevator when they’re ready all from one spot.
Call stations allow you to always know who is at the front door, so having multiple guests over for dinner is easier (with less trips up and down the stairs). Remote, secure access allows the home owner to control their property from anywhere in the world and make sure everything is safe and sound.
Save Energy Without Lifting a Finger
Motorized shades can be raised and lowered automatically by the system according to weather and season for efficient light harvesting. Dimmers throughout the residences are set to a default turn-on of 80% for more energy savings. Residents can monitor their heating and cooling systems, as well as energy use, all from their touch pads at home or away.
Control that Disappears
At every Greenleaf residence your eyes focus on the luxurious design, not the state-of-theart technology that seamlessly controls it all. This weekend house was designed on a large lot. Framed by two large walls placed orthogonally over one of the corners of the lot, an H-shaped layout was designed, dividing the lot in three well differentiated areas. To the front, there is the access driveway for cars and pedestrians; on the northeastern side, there is the pool and leisure area; and, finally, on the southern side, there is the service and garage area. The plan is very big and more developed on the ground floor, which allowed for the creation of a big terrace that benefits from the views onto the garden and the swimming pool and also articulates functionally the private area of the upper floor bedrooms with the playroom and the gallery on the ground floor.
The white image with pure lines of this house, inspired in the Bauhaus principles where form follows function, is broken by some walls paneled in black slates, steel, wood and mainly by large glass areas that are integrated into the views and natural light in all its rooms.
From the front of the lot, we access the house under a folded wall that organizes the main hall and we face an inner yard around which we find: the sitting room, half a level below, and the formal dining room, after which is the home theater room, especially conditioned for its function. The large cantilever proposed by the upper floor over the sitting room forms a semi-covered sector adjacent to it where a sunken space especially devised for leisure was designed over a wooden deck. It is accompanied by a double-sided fireplace which may be seen from the inside and from the outside. The access sector is completed with a wardrobe, a toilet and a guest bedroom with private bathroom, profiting from exclusive views onto an inner yard created by the stone wall that surrounds these sectors.
In the center of the H there is the family area, made up of the kitchen, the informal dining room and the main gallery, which connects it to the playroom and the barbecue area.
From the kitchen, access may be gained to the southern sector, comprising the service area and used as secondary access from the garages. A laundry, a pantry, a bedroom with bathroom, a storage room, a full bathroom with sauna for the pool and playroom make up this sector.
The upper floor includes the master suite with bathroom, walk-in closet and views onto the garden; the girls' suite is made up of two bedrooms that may be integrated into a common playroom and a bathroom shared with the rest areas.
From the central hall in double height, access is gained to the terrace through a steel and glass bridge that connects it to the stairs made of the same materials.

With this semi detached house in North London we aimed to increase the existing floor area of a previous extension that was built in the 80's. We introduced as much daylight as we could and opened up the space by removing an internal courtyard. We also increased the ceiling height where we could. We worked with our clients with the internal finishes allowing them to explore materials themselves. Together we put together a great space full of personality, light and space.

The renovation of an extensive linear residence and site facing Port Orchard waterway embraces water, greenspace and forested hillside. The home, completed this fall, serves as an artist’s studio, galleries, family space, game room, outdoor living areas and peaceful retreat.
New interiors and exterior spaces and finishes, cabinetry, lighting, paving, landscape and courtyards become settings for the owner’s art + collections, three-generations of family and the wonderful colors and textures of the land + water.
Inside, a monumental central stair and tapered two-story tall red cedar and steel column was designed as the residence’s entry focal point and internal landmarks, guiding the visitor’s eye to the main atrium…. and upward. Heavy wide-flange steel moment frames support the house and enable whole walls of glass. Rough, mill-finished steel contrasts refined cabinetry, stone, wood structure and defining dropped ceilings, reflecting the opener’s love of the tension between highly polished and detailed + rough, found art.
Outside, A new southern “dining room” was designed for warm summer evening gatherings under a heavy-timber trellis. The focus, opposite water and island views, is a metal perforated screen. The final screen is composed of the lyrics from a Joe Cocker song of great meaning to the owners, cut from ½” marine bronze, set into dark-fired brick. “Oh My Darling, Be Home Soon….”
Natural daylight and high-efficiency lighting are central players as in any gallery. From a high clerestory and extensive southern and eastern window-walls to carefully selected up-lighting, pendants, and accent fixtures, Rhodes Architecture + Light worked closely with the owner to ensure that their dark existing house would become one filled with light…. night and day.
The owners, Ken and Jane, allowed us to interview them about their experience working with Rhodes Architecture + Light, and how they are feeling about living with the architecture today.
What was your experience like, working with Rhodes Architecture + Light?
“They worked with us because it was a remodel, an existing thing, and we had to try to make it work for all of our interests and how our family operated. They listened, and we listened, and it was a great communication back and forth.”–Jane
How has the renovation changed the way you live and enjoy your home?
“I remember saying to them that I want the whole floor heated because it gets so chilly down here. And we had the wood burning stove, but it was over there and now we just turn the floor heat on and we can come down. It’s cozy and nice. So we’re looking forward to winter now.”–Ken
“We have 5 kids together and now a bunch of grandchildren. I wanted a marble countertop, but there’s just no way. I didn’t want it to be a place where I had to say, ‘No, no, no. Wipe up your drink, do this, do that.’ I wanted it to be a place where everybody can come with all the kids, and we make a big mess, and I can clean it up. And we can enjoy ourselves here, because that room upstairs, we almost never went in. And now we’re in there eating pizza and watching the game.” –Jane
As an artist, Jane enjoyed the collaborative process.
“I can’t believe it was as positive as it was. I went into it thinking it would be a great, creative, fun, collaborative thing, and I have to say, with our architects, it was. I like that creative process. I always say when I am doing a painting, it’s a series of problem solving so it wasn’t unusual for me. I am completely blown away by them and had fun with that part of it.” –Jane

Concept Renovations, Inc.
This Hermosa Beach home showcases a beautiful interior remodel that balances minimalist design with mid-century modern elements. The open layout allows natural light to flood the space, highlighting the clean lines and neutral palette. The warm wood tones in the flooring and furniture create a cozy atmosphere, while the black pendant light and sleek dining set add a modern edge. The homeowner wanted to maintain the beachy feel while introducing more functional and contemporary pieces, including a record player for their music collection. A large potted plant and simple decor complete the look, giving the space a natural, laid-back vibe perfect for coastal living. This remodel is the result of the homeowner’s desire to combine style with practicality, offering a serene retreat just steps from the beach.
Spire Integrated Systems Inc.
Spire collaborated to create custom solutions focused around an integrated lifestyle while maintaining the high-end design expected at the Greenleaf Trust building.
