Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. One of our main design goals with this new construction project was to create a comfortable family home with timeless lines that would allow for optimal flow & function for everyday living. Built as a spec home in the highly desirable Lakeview Heights neighbourhood of West Kelowna, the design needed to be broadly appealing to potential purchasers. We opted for a light and natural colour palette utilizing contemporary lines to create a welcoming and approachable feel throughout the home. With ample square footage - 3 Bedrooms, 4 Bathrooms on the upper floor, with a fully finished Basement, & Rental Suite, as well as above Garage Bonus Room - we were tasked with making revisions to the Architectural plans as needed to improve flow and function between the spaces. The Main Floor was specially re-designed to allow for a creation of a chef inspired, gourmet Kitchen with executive appliances, large Island, gas Range, and a very convenient Butler’s Pantry which sits beside the bright, open concept Living Room & Dining Room with floor-to-ceiling Fireplace. The re-designed outdoor entertaining space includes a spacious deck off the Kitchen, featuring an outdoor BBQ area with bar top counter to seat guests and relaxing conversation area. The home sold to a young family, and we’re told they love their new home.
