The residence was originally designed by Bow House, a company that reproduces the look of 300-year old bow roof Cape-Cod style homes. Since typical kitchens in old Cape Cod-style homes tend to run a bit small- or as some would like to say, cozy – this kitchen was in need of plenty of efficient storage to house a modern day family of three. Advance Design Studio, Ltd. was able to evaluate the kitchen’s adjacent spaces and determine that there were several walls that could be relocated to allow for more usable space in the kitchen. The refrigerator was moved to the newly excavated space and incorporated into a handsome dinette, an intimate banquette, and a new coffee bar area. This allowed for more countertop and prep space in the primary area of the kitchen. It now became possible to incorporate a ball and claw foot tub and a larger vanity in the elegant new full bath that was once just an adjacent guest powder room. Reclaimed vintage Chicago brick paver flooring was carefully installed in a herringbone pattern to give the space a truly unique touch and feel. And to top off this revamped redo, a handsome custom green-toned island with a distressed black walnut counter top graces the center of the room, the perfect final touch in this charming little kitchen.

I was recently hired to stage an older (yet very charming) duplex in Carlisle, PA. The home is vacant and had been a rental for the past few years. It has adorable wood moulding throughout, as well as hardwood flooring on the main level. Considering what the homeowner has invested in appliances and other repairs, as well as realtor fees, the budget for staging was right around $1000. This allowed us to bring in furniture, accessories, area rugs and wall art to really bring the home to life. Take a look at the before and after and see what a difference $1000 can make on a home! When we started this project there were 3 lights, red carpet, and fake panel doors where the built-in bookcases are now. This home is an old historic home so it was important to update the space for their kids and guests to come and stay as well as try to make the space appear bigger then it actually was. I went with whitewashed flooring, beautiful tables that were distressed with a white & grey finish. Kept the colors neutral but added a pop of blue. We built the bookshelves so that they could have storage for games and art, the sofa also serves as a sleeper. The desk with mirror above help reflect the light and also allow them to work down there. Client was so thrilled!!

The Master Bedroom and Bath had unique design potential. The brick fireplace was veneered with porcelain tile and a quartz slab hearth. The stone planers in the bath were removed which allowed for the design of beautiful column cabinets with elaborate wood doors and mirrored backs. The sunken tub which was in the middle of the bath was relocated with the shower providing a gorgeous walk in shower with tile columns and wood details. A new soaking tub was installed with slab quartz deck.

A riverfront property is a desirable piece of property duet to its proximity to a waterway and parklike setting. The value in this renovation to the customer was creating a home that allowed for maximum appreciation of the outside environment and integrating the outside with the inside, and this design achieved this goal completely. To eliminate the fishbowl effect and sight-lines from the street the kitchen was strategically designed with a higher counter top space, wall areas were added and sinks and appliances were intentional placement. Open shelving in the kitchen and wine display area in the dining room was incorporated to display customer's pottery. Seating on two sides of the island maximize river views and conversation potential. Overall kitchen/dining/great room layout designed for parties, etc. - lots of gathering spots for people to hang out without cluttering the work triangle. Eliminating walls in the ensuite provided a larger footprint for the area allowing for the freestanding tub and larger walk-in closet. Hardwoods, wood cabinets and the light grey colour pallet were carried through the entire home to integrate the space.

Most downtown city backyards are "petite" to say the least! However, nothing is impossible! These urbanites wanted to ensure that this small footprint was utilized to its best potential while adding the joy of water. This particular home is a semi-detached with a back patio and walkway to their private garage. This year round concrete spa is a wonderful place to enjoy in all seasons! It can be kept at pool temperatures for summer enjoyment or turned up to enjoy as a spa throughout the seasons. An autocover (as pictured) helps to keep the spa clean as well as reducing temperature loss. The wood decking and the beautiful coping surround allow for lots of extra seating when needed.
