Bar Chin Chin is located in a classic building of the mid-20th century in the center of Zaporozhye. There used to be a pharmacy in this place. Therefore, it seemed logical for us to place a bar in this room. A pharmacy, like a bar, is a place where, by mixing various ingredients, they get the final product for the client. Both there and there reign mixology. Now the bar has a large, women's room. The second, male is in the process of implementing . The highlight of the room was the facade arches, which we extended with arched mirrors above the bar. A bar counter is located along a long wall. The design above the bar is designed for seasonal flowers and herbs, as well as thematic decoration for various holidays. The floor is covered by thousands of pieces of broken black tiles, which were laid out like a mosaic. We tried to leave the open texture of the brick as much as possible. The Blueberry Coctail color was chosen as the shade of the walls. The color gradient on the walls gives the feeling of layers of a cocktail. We have created a separate raised entrance cube that divides the space and protects in the cold season. Especially for the bar, JK Lab Architects has developed a sofa more than 5 meters long, which is located under the wall. Light fixtures have also been developed. Tables and chairs brought from Italy. A hemispherical mirror was brought by Janna Kiseleva from Paris. The wall painting in the bathroom is also made by Janna Kiseleva.

When our clients approached us about this project, they had a large vacant lot and a set of architectural plans in hand, and they needed our help to envision the interior of their dream home. As a busy family with young kids, they relied on KMI to help identify a design style that suited both of them and served their family's needs and lifestyle. One of the biggest challenges of the project was finding ways to blend their varying aesthetic desires, striking just the right balance between bright and cheery and rustic and moody. We also helped develop the exterior color scheme and material selections to ensure the interior and exterior of the home were cohesive and spoke to each other. With this project being a new build, there was not a square inch of the interior that KMI didn't touch. In our material selections throughout the home, we sought to draw on the surrounding nature as an inspiration. The home is situated on a large lot with many large pine trees towering above. The goal was to bring some natural elements inside and make the house feel like it fits in its rustic setting. It was also a goal to create a home that felt inviting, warm, and durable enough to withstand all the life a busy family would throw at it. Slate tile floors, quartz countertops made to look like cement, rustic wood accent walls, and ceramic tiles in earthy tones are a few of the ways this was achieved. There are so many things to love about this home, but we're especially proud of the way it all came together. The mix of materials, like iron, stone, and wood, helps give the home character and depth and adds warmth to some high-contrast black and white designs throughout the home. Anytime we do something truly unique and custom for a client, we also get a bit giddy, and the light fixture above the dining room table is a perfect example of that. It is a contemporary ‘farm style compound’ with the main house accommodated in a ‘barn’ structure, the garages & workshops (steel- & woodworking workshops for the tinkering owner) in adjoining ‘sheds’ and the entrance & staircase housed in a semi-klinker ‘silo’ structure. A lap pool to the North of the barn act as a passive cooling device in summer, by cooling the warm summer winds from the North-East down through the evaporation of the pool water, and drawing the hot air from the ‘barn’ through large apertures facing the pool to the North & the pasture to the South. Triangular windows in the gables can be opened to draw out further hot air rising to the ceiling level inside the house. Proper insulation materials & methods for the roof, walls & floors, together with double glazing results in a cosy & warm interior. The lap pool is also an analogy of a drinking trough for the cows which used to roam the land and found on the farm before it was developed, hankering to its past, but off course also is just a swimming pool, in which the kids can play or train in for swimming galas. This house is designed to self-sufficient and ‘off-the-grid’ in the end, through the incorporation of many ideas & systems. Sustainable elements include items like a rain water harvesting system with galvanized tanks on the outside in feeling with the farm style vernacular, grey water recycling for garden irrigation, solar water heating- & photo voltaic (electricity generation) on the roof, the use of recycled materials obtained from demolished buildings & bridges at the time, and low-water-low maintenance gardens, indigenous to the area.

AWARD WINNING DUPLEX DESIGN Bob-a-day Park Little Bay duplex in historical precinct This Little Bay duplex is the winner of the HIA Housing Awards 2019 for category: – Townhouse/Villa Development 2-10 dwellings ‘HIA NSW Region’ and a finalist for category: – Residential Interior Design ‘HIA NSW Region’ Judges said, “A functional design with a light and bright living area that has excellent cross flow ventilation and innovative design with sustainable features.” Congratulating SSRB Developments with Edifice Design, Architects on such an outstanding achievement, HIA Executive Director – NSW, David Bare, said “The awards recognise excellence in residential construction and these awards provide a tremendous opportunity for HIA members to showcase their projects and highlight building and design excellence.” [HIA Media Release 19 October 2019] Set in Little Bay’s old Prince Henry Hospital precinct, this dual occupancy is designed to complement its rare historic and coastal location. The two dwelling requirement and contextual fit make the building unique, shaped and functioning as follows: Design Subtly distinguished separate dwellings — while still appearing as a single residence. Contemporary but synergistic with heritage setting — contemporary detailing with a scale (height, setbacks) in keeping with the historic “Flower’s Building” and materials/colour selections (face brick, boarded cladding, stone) that complements, not competes with, its heritage, seaside setting. Streetscape and contextual fit: The Ewing Avenue frontage and northern neighbour are addressed by a darker, quieter core element, clad in metal and light coloured, boarded features that extend from the ground to its flat parapeted roof. The darker, northern side anchors the lighter and more open, glazed southern side that overlooks Bob A Day Park and sits beneath a flat planar roof. External walls are layered horizontally with boarded cladding to the first floor, flat rendered wall at the ground floor and a face brick basement. Balconies, views and privacy — generous floor to ceiling horizontal louvred windows fill rooms with sunlight and views to the park and ocean. The linear effect is further accentuated by both dwellings having projected outdoor balconies with the southern balcony having a continuum of louvres to either open or close for sunlight, stargazing or privacy. Façade finishes and an entry of stone, copper and wood — texture and colour, accentuated by a copper panelled front door, timber louvres above and a feature stone blade wall, clearly defines the entry. Slender metal awnings and sliding panels also provide further articulation to the facades as well as privacy. A handcrafted bespoke artisan sandstone wall with fireplace — is a centrepiece dividing the main living room from the eating and kitchen areas. An unusual partially sunken roof terrace — which provides an entertainment area of spectacular district and ocean views while remaining relatively private, quiet and sheltered. An exterior ‘living green wall’ — which is also viewable from the living room. A sunny, north east plunge pool — which is overlooked by two semi enclosed entertainment balconies. Large water tanks totalling 7000 litres — which services toilets, laundry and gardens. An extensive solar panel system — totalling over 10 KWs. Client brief Dual occupancy required for accommodating two separate dwellings, the primary dwelling for parents long term and the secondary dwelling for extended family. 1. Quantitative requirements Each dwelling with: 2 residential levels + roof terrace + basement carpark main external balcony off the main living area private garden setting full ducted air conditioning separation by a vertical, fire and acoustically rated, common wall. Primary dwelling (southside) — for main family: 3 bedrooms, 2.5 bathrooms, laundry, open planned living, kitchen and dining areas, a separate TV room, roof terrace and serviced by a lift (basement to level 1) 5,000 litre rainwater tank servicing the toilets and laundry 5.4 KW solar panel system 2 car basement car park. Secondary dwelling (northside) — for extended family: 3 bedrooms, 2 bathrooms, laundry, open planned living, kitchen, dining, a separate TV room Plunge pool 2,000 litre rainwater tank servicing the toilets and laundry 4.8 kW solar panel system 1 car basement car park + 1 car hardstand. 2. Qualitative requirements: Generally: Maximise sun, light and outlook to all rooms. Extensive glazing and use of skylights. Rooms to be designed as contemporary spaces with seamless, clean lines. Colour selections to be light, non jarring, using colours from whites to neutrals. Use of natural materials such as timber and stone. Open planned living areas — kitchen, dining and living with a strong spatial connection to encourage family together time. Main dwelling to have a separate TV room so that living areas remain unaffected by media intrusions. Bedrooms grouped together on the ground floor to ensure district and ocean views are prioritised for the living areas. Maximise louvred glazing to southern side of primary residence to overlook Bob A Day Park. Ocean views maximised where possible, most likely achieved across to the north east. Multi-layered complex approval process From the outset, there were numerous multi-layered approval stages through which to navigate. This ensured a vigorous, disciplined design approach. Stages included: The Prince Henry Design Review Panel (PHDRP) — appointed by Landcom to monitor the historic Prince Henry development site Randwick City Council — Development Application NSW State Heritage Department — approval required given the project’s proximity to the historic “Flowers” building. Randwick Council — the Construction Certificate was particularly involved with difficulties around strict adherence to; setbacks, height and floor space ratios and alignments with the southern setback of the “Flowers” Building, a flat roof geometry and guides around the use of external colour and materials. It was important to create an inviting atmosphere with the furnishings we chose, creating a space that anyone who enters could envision themselves living in. We wanted to create a distinction between the living and dining room, as the home featured a very open concept space. Polanco’s designers wanted to create the look of a home meant for entertaining, in which you could enjoy a dining experience as well as socialize in the living room area. The breathtaking view of the Rideau Canal seen from all seating areas in the living space accentuated the spacious feeling of the home. A custom sized Martha sectional from Marcantonio Designs was the perfect choice for this grand open living room. Upholstered in a soft off-white leather, this style with metal legs complements the contemporary style of this home. We paired the sectional with a square fully tufted ottoman in a similar creamy-white leather to complete the seating area. The solid maple Verona sideboard from Handstone Furniture in a vintage silver stain gives buyers a sense of where to position their media centre. Above this piece, in lieu of a TV, we opted to bring some colour into the space with a piece from Celadon Art. To tie the artwork to the rest of the area, beautiful toss cushions in varying tones of blue were placed on the furniture pieces. Two matching Cassandra chairs upholstered in a simple grey linen fabric were selected to complement the neutral tones of the other furniture pieces. White accessories from Torre & Tagus placed on the ottoman are the final element of decor to this gorgeous open concept living space. We wanted to continue with a light and airy look, and chose to place a custom Albany console from Artage on the wall opposite to the Verona sideboard. We decorated the console with white accessories from Torre & Tagus and a Bangkok mirror from Renwil. This mirror is a Polanco favourite due to its size and versatility – it matches both classic and modern designs. The round shape of the mirror adds softness and complements the wall sconces. The functionality of a pedestal table allowed for more seating so buyers could envision how many guests they could seat in this large open space dining room. To contrast with the darker stain of the table, we paired it with white leather Linda chairs from Elite Living. At the head of the table, the Albany bar cart from Artage in a bright chrome finish completes the room with a unique entertaining piece. Opposite this chair is the Melrose love seat upholstered in a light grey linen fabric. It was chosen for its low profile look, as it does not obstruct the view of the beautiful terrace at the back of the house. In the centre of both pieces is the Orion coffee table also in a bright chrome finish. The Orion coffee table, light in design, was a strategic choice, making the room appear larger. Patterned toss cushions complement the geometric texture of the tiled fireplace while bringing the design elements of the space and furniture together. The soft curve of its headboard complements the curved Capricorn chairs placed in the seating area near the window of this room. Crisp, white linens from Cuddle Down Products were chosen to dress the bed, accentuated by Polanco’s own decorative toss cushions in fabrics from Robert Allen Design. On each side of the bed we chose custom wide Brooklyn nightstands painted in Benjamin Moore Chantilly Lace and accentuated with decorative glass knobs. Silver accents are continued throughout the room, as shown with the nailheads on the upholstered bed and occasional chairs, cabinet knobs, lamps, and accessories. The spare bedroom was designed specifically to allow future home buyers to envision their own furniture in the space. We chose the Linea queen bed in a neutral grey fabric for its simple and elegant design and paired it with crisp white linens from Cuddle Down Products. A silver end table from Torre & Tagus and a silver table lamp from Arteriors Home finish the space. The entranceway was decorated with a large simple 48” round mirror with a decorative upholstered Thomas bench in a contemporary grey velvet fabric. We accented the design of the entrance bench with toss cushions to create an inviting feel upon entering this exquisite home. Furniture Store Ottawa - Ottawa Home StagingOpen to the entranceway, the large den has magnificent floor to ceiling windows showcasing the view of the gardens along the Rideau Canal. We chose to show this space as a home office, featuring a live edge solid cherry desk from Harden Furniture. We positioned a Wilson chair in blue fabric at the desk, facing towards the breathtaking views of the canal. To complete this office look, a Timeout chair and ottoman were placed in the corner of the room paired with the Funco side table. Artwork was chosen to create interest and add colour, complementing the contemporary wing back desk chair. It was a pleasure working with Gemstone Developments on this stunning modern home designed by Barry Hobin Architecture. Our goal was to furnish and decorate the home in such a way that potential buyers could envision themselves living in the space, while also accentuating the existing interior design. We positioned a Wilson chair in blue fabric at the desk, facing towards the breathtaking views of the canal. To complete this office look, a Timeout chair and ottoman were placed in the corner of the room paired with the Funco side table. Artwork was chosen to create interest and add colour, complementing the contemporary wing back desk chair. It was a pleasure working with Gemstone Developments on this stunning modern home designed by Barry Hobin Architecture. Our goal was to furnish and decorate the home in such a way that potential buyers could envision themselves living in the space, while also accentuating the existing interior design. We are pleased to announce 894 Colonel By Drive was sold just three months after the staging project was completed.

This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. Nestled in the small village community of Anmore, 45 minutes away from downtown Vancouver, this stunning 5100 s.f. 5 bedroom French Country residence designed by Barone Developments was recognized by the Canadian Home Builders Association in 2010 as one of the best newly constructed residences in British Columbia. Situated on a half-acre estate, this home features classic French Country architectural design elements and was designed specifically for families who enjoyed entertaining. Two sets of 8’ French doors look out to a spectacular wooded area and lead to a 500 s.f. outdoor living space complete with BBQ, fridge, fireplace and infra-red heaters. A calm modern colour-palette on the upper two floors complements the dark maple hardwood, white shaker-style cabinetry, pewter wrought-iron railing, and Carrara marble surfaces. A warmer colour palette was selected for the lower level of the home which was designed with large gatherings in mind and features a spectacular bar, games and lounge area all just steps away from a 30’ x 50’ Sports Court situated at the rear of the property. The floorplan of this home was incredibly functional and the design was so well received that Barone Developments was hired to recreate this home for clients living in the prestigious Government Road area of Burnaby and in the British Properties of West Vancouver.

Sunday, September 14, 2014 Is Your Interior Design Depressing You? By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer. There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes. Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home. Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space. Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification. When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture. This gracious property in the award-winning Blaine school district - and just off the Southport Corridor - marries an old world European design sensibility with contemporary technologies and unique artisan details. With more than 5,200 square feet, the home has four bedrooms and three bathrooms on the second floor, including a luxurious master suite with a private terrace. The house also boasts a distinct foyer; formal living and dining rooms designed in an open-plan concept; an expansive, eat-in, gourmet kitchen which is open to the first floor great room; lower-level family room; an attached, heated, 2-½ car garage with roof deck; a penthouse den and roof deck; and two additional rooms on the lower level which could be used as bedrooms, home offices or exercise rooms. The home, designed with an extra-wide floorplan, achieved through side yard relief, also has considerable, professionally-landscaped outdoor living spaces. This brick and limestone residence has been designed with family-functional experiences and classically proportioned spaces in mind. Highly-efficient environmental technologies have been integrated into the design and construction and the plan also takes into consideration the incorporation of all types of advanced communications systems.
