The attic space was transformed from a cold storage area of 700 SF to useable space with closed mechanical room and 'stage' area for kids. Structural collar ties were wrapped and stained to match the rustic hand-scraped hardwood floors. LED uplighting on beams adds great daylight effects. Short hallways lead to the dormer windows, required to meet the daylight code for the space. An additional steel metal 'hatch' ships ladder in the floor as a second code-required egress is a fun alternate exit for the kids, dropping into a closet below. The main staircase entrance is concealed with a secret bookcase door. The space is heated with a Mitsubishi attic wall heater, which sufficiently heats the space in Wisconsin winters. This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

Bathroom - large coastal master white tile and ceramic tile light wood floor bathroom idea in Boston with white walls

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. I hope this inspired you to think about being creative with your design projects, determining what works best in keeping with the architecture of your space, and carefully assessing how you can have the best life in your home.

It contains no harmful chemicals and do not emit harmful radiation or gasses. Granite is heat resistant and is one of the most heat-resistant countertops on the market. You can place a hot pan out of the oven directly onto the countertop surface. Experts do recommend the use of a trivet when using appliances that emit heat for long periods of time, such as crockpots. Since the material is so dense, there is a small possibility heating one area of the top and not the entire thing, could cause the countertop to crack. Granite is scratch resistant. You can cut on it, but it will dull your knives! Granite scores a seven on Moh’s hardness scale. Granite countertops are considered to be a low maintenance countertop surface. The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. Most fabricators will apply a sealer to granite countertops before they are installed which will protect them from absorbing liquids too quickly. Many sealers last more than 10 years before needing to be reapplied. When they do need to be reapplied, it is something that most homeowners can do on their own as the process is similar to cleaning. Darker granites are very dense and sometimes don’t even require a sealer. When it comes to pricing, there are a lot of variables such as edge profile, total square footage, backsplash, etc. Don’t be fooled by the stereotype that all granite is expensive. Lower-range granites will cost less than high-range laminate. Though granite countertops are not considered “low range” in pricing, there are a lot of affordable options. If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year. If these circumstances exist in a quarry with gorgeous stone, the price will be driven upward. You won’t find a lot of solid patterns or bright colors, but both do exist. Also, watch for a large range of color and pattern within the same color of stone. It’s always a good idea to view the exact slab(s) that will be fabricated for your kitchen to make sure they are what you expected to see from the sample. Another factor is that many exotic types of granite have huge flowing waves, and a small sample will not be an accurate representation of the whole slab. Granite countertops are very resistant to chemicals. Acids and bases will not harm the material.

The basic premise of a fix and flip investment is pretty simple. You buy a property, usually one that needs some work and is available at a great price. You renovate the property, making the necessary repairs and upgrades to maximize its resale value. Then, you sell the property on the open market for the highest possible price. You get in and out as quickly as possible. Full-time flippers will move from property to property or will have multiple properties being worked on at the same time. Rather than the “buy and hold” strategy where you keep the house while earning rental income and equity over time, you are looking for the quick sale to earn your profits. If you are going to explore house flipping—whether as a full-time career or just a side hustle—you will want to know exactly what you are getting into. That is why we are going to cover the pros and cons of fix and flip real estate investment in this article. The Pros of Fix and Flip Here are some of the pros of fix and flip investing: Faster Return on Investment—The biggest appeal of fix and flip investing is that it gives you a quicker return on investment. Buy and hold will take you longer to see your ROI. House flipping allows you to see your full profit (hopefully) as soon as the house sells. The average house flip for an experienced investor is around six months. It may take longer for a first-timer who is just learning how to do certain things. Fairly Safe Investment—As long as you do all your projections and calculations carefully and avoid any major problems along the way, house flipping is a relatively safe investment strategy compared to something as turbulent as the stock market. Real estate markets are generally predictable and the short time frame of a flip helps you avoid losses if the property happens to depreciate over a longer period of time. Exciting—There is a reason why there are so many reality shows based around flipping and none based on buy and hold investing. It’s an exciting process to buy a home, gut it and completely renovate it. Then, you get the ultimate reward of selling it and collecting the profits—as long as you do things right. The Cons of Fix and Flip Here are some of the cons of fix and flip investing: Upfront Expenses—A house flip will require a lot of upfront expenses. We’re not only talking about financing the house itself, but all the renovation costs and other expenses involved in the flip. You are laying out all that money at the beginning and only seeing your returns when the property sells. This can create cash flow issues and stress if you fall being schedule or go above your initial budget. Taxes—House flips will usually create dramatic swings in income year over year, and that can increase your tax bill. You have to pace things correctly to take advantage of specific capital gains tax rules. Capital gains taxes are higher on any property owned less than a year, so you have to find that balance of how long you own any specific investment properties and how long it takes to complete the renovation and sale. Before you get too deep into fix and flip investing, you will want to talk with your tax advisor to make sure you have the right plan in place. Surprises—All real estate investment is susceptible to surprises. You don’t always know what lies behind the walls until you start the renovation process. You cannot plan for everything as a real estate investor, but you have to be prepared for anything. It is a good idea to add some wiggle room in your budget and overestimate your renovation expenses/timeline to cover any surprises that may come up. These are some of the biggest pros and cons of fix and flip real estate investment. Of course, there are other things you need to know as an investor, so be sure and do your homework in order to get the most out of your investment portfolio. Both fix and flip and buy and hold strategies can be highly lucrative if you do things right. There are no wrong answers, but there are wrong ways of doing things if you truly want to be successful in this field. We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. Wanting some of the familiarity of British country living, we deliberately incorporated details that echoed homeland into the design such as a ceramic farm sink. Amy designed the cabinetry using Signature Custom Cabinets, the construction is inset with a recessed panel door style. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation.
