Across from Hudson River Park, the Classic 7 pre-war apartment had not renovated in over 50 years. The new owners, a young family with two kids, desired to open up the existing closed in spaces while keeping some of the original, classic pre-war details. Dark, dimly-lit corridors and clustered rooms that were a detriment to the brilliant natural light and expansive views the existing apartment inherently possessed, were demolished to create a new open plan for a more functional style of living. Custom charcoal stained white oak herringbone floors were laid throughout the space. The dark blue lacquered kitchen cabinets provide a sharp contrast to the otherwise neutral colored space. A wall unit in the same blue lacquer floats on the wall in the Den.

Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. This master bath ‘Renovision’ came with three main requests from the homeowner: more storage, a larger shower and a luxurious look that feels like being at an upscale hotel. The Renovisions team accomplished these wishes and exceeded the clients expectations.
Request number 1: more storage. The existing closet was reconfigured to accommodate better storage for towels and bath supplies making it both functional and attractive. The custom built pull-out hamper was perfect. The long vanity and center tower offers much more cabinet space and drawer storage compared to what they had, especially with the increased vanity height.
Request number 2: A larger shower. Working within the existing footprint we were able to build a shower that is nearly a foot deeper as space was available. Creating a large rectangular cubby provides plenty of space for shampoos and soaps. The frameless sliding glass shower enclosure keeps the space open and airy while allowing the beautiful Carrera-look porcelain wall tiles to be the focus of this master bath.

This is a private residence that was constructed primarily of “uncut sticks” which utilized the standard length framing members, i.e. stud wall lumber. What’s unique about this method is that they were designed and nailed into place without cutting them and were cut only to frame windows and doors. The dimensions of the framing members as found in the lumber yard determined the height, width and depth of this design. The design approach is derived from the project developer’s request to implement cost savings methodologies that would allow custom, modern architecture that competes in price with the neo-colonial builder grade homes in the surrounding suburban neighborhood. To do this, he needed to build at the same price point as the comparable builder grade homes. Another benefit to this approach saved a significant amount of time in constructing the home. By not requiring the carpenters to trim all the framing members to meet predetermined dimensions, they were able to complete their work by carrying in two arms all of the leftover lumber remaining on the house. By eliminating construction waste and reducing labor, the project was able to achieve significant savings.

A lower level bar and entertaining area was added, by repurposing the old kitchen cabinets, adding some 100 year old barn wood, installing a custom poured epoxy counterop and decorative accents, the entertaining area was the favorite room in the new renovation - adding a ton of living/entertaining space to this home!
A bold orange was chosen for the wall color, and the walls were left textured. A new drop ceiling was installed, and Super Hero artwork makes a bold statement in the space.
{Featured Story} Spring, 2015 – This condo was purchased from the estate of the new owner’s parents and refurbished with trendy new touches. There were no close comparables in the Farmington neighborhood with within walking distance to the urban downtown area, so the approach for selling was to create an entirely new set of comparables when the new owner was found. On the market for just days, the renovation, marketing and finishing touches made this a highly sought after, and quick to sell property at top dollar, establishing a new trend in the neighborhood.
{Our Process for this Featured Property}: Assessed the initial investment condo, offered suggestions for rehab and renovation. Assisted with Color Theory through color selection and process (no beige in this condo!). Helped select floor and counter materials, tile selection and features in the kitchen and bath. Final staging of the property was done with antiques and housewares, and created a cozy and lived in feel. As a final touch, a party was thrown when the property was completed to invite in friends and family, as well as an open house with freshly baking chocolate chip cookies to make the prospective buyers feel right at home!
{Outcome} This property sold in days as a cash sale, at a higher price than anything in the neighborhood – and closed quickly. Both the seller and buyer were thrilled with this transaction!
