A visual artist and his fiancée’s house and studio were designed with various themes in mind, such as the physical context, client needs, security, and a limited budget. Six options were analyzed during the schematic design stage to control the wind from the northeast, sunlight, light quality, cost, energy, and specific operating expenses. By using design performance tools and technologies such as Fluid Dynamics, Energy Consumption Analysis, Material Life Cycle Assessment, and Climate Analysis, sustainable strategies were identified. The building is self-sufficient and will provide the site with an aquifer recharge that does not currently exist. The main masses are distributed around a courtyard, creating a moderately open construction towards the interior and closed to the outside. The courtyard contains a Huizache tree, surrounded by a water mirror that refreshes and forms a central part of the courtyard. The house comprises three main volumes, each oriented at different angles to highlight different views for each area. The patio is the primary circulation stratagem, providing a refuge from the wind, a connection to the sky, and a night sky observatory. We aim to establish a deep relationship with the site by including the open space of the patio.

To transform the original 4.5 Ft wide one-sided closet into a spacious Master Walk-in Closet, the adjoining rooms were assessed and a plan set in place to give space to the new Master Closet without detriment to the adjoining rooms. Opening out the space allowed for custom closed cabinetry and custom open organizers to flank walls and maximize the storage opportunities. The lighting was immensely upgraded with LED recessed and a stunning centre fixture, all on separate controllable dimmers. The architectural scale and attention to detail throughout the campus is exemplary. From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

After having a bad experience with a contract that remodeled their bathrooms this homeowner was very inquisitive, did all her own research on the materials that were suggested, did her research on us which built her confidence in what we could do for their kitchen. She started out wanting to lighten and brighten the cabinets and retrofit some new appliances. After assessing all of their current frustrations in their space we found that modifying some of their cabinets to be drawer stacks and adding a few storage solutions would be helpful. Discovering that their countertops were not installed flush with the wall we added pencil tile to cover the gap making a problem into a feature that she couldn’t be happier with. Our attention to detail and suggestions for efficiency has left them ecstatic for all the extra suggestions though they each had some doubts of what the other wanted. Now they plan to add above cabinet lighting in the future and possibly more storage solutions!

{Featured Story} Spring, 2015 – This condo was purchased from the estate of the new owner’s parents and refurbished with trendy new touches. There were no close comparables in the Farmington neighborhood with within walking distance to the urban downtown area, so the approach for selling was to create an entirely new set of comparables when the new owner was found. On the market for just days, the renovation, marketing and finishing touches made this a highly sought after, and quick to sell property at top dollar, establishing a new trend in the neighborhood. {Our Process for this Featured Property}: Assessed the initial investment condo, offered suggestions for rehab and renovation. Assisted with Color Theory through color selection and process (no beige in this condo!). Helped select floor and counter materials, tile selection and features in the kitchen and bath. Final staging of the property was done with antiques and housewares, and created a cozy and lived in feel. As a final touch, a party was thrown when the property was completed to invite in friends and family, as well as an open house with freshly baking chocolate chip cookies to make the prospective buyers feel right at home! {Outcome} This property sold in days as a cash sale, at a higher price than anything in the neighborhood – and closed quickly. Both the seller and buyer were thrilled with this transaction!

Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! During the design stage, they also decided to create a zen home office for one of the owner’s reiki business that had direct access for visitors from the backyard, rather than walking through the house. Painted stucco was used on the new addition to match a previously added sunroom at the other side of the house. Matching windows were also added. The proposed design featured a simple shed roof at the side addition and a hip roof at the front and back. View of addition from the back of the house – the French doors lead into the office. We extended the existing flagstone patio to the addition and office entry. In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible. This 7-foot addition was adequate for a built-in cabinetry storage and a new powder room. The design proposal also included a rear wraparound 13ftx13ft home office, that gave the existing rear patio a courtyard feel. The proposed addition was accessed from both the existing master bedroom and another bedroom that was converted into a family/ TV room. The main access to the home office addition was through the backyard.
