The new layout incorporates a new luxurious master bath, custom walk-in closet, master bedroom, new windows throughout, and a new front entry. The couple was eager for easy access into all spaces, including their bathroom. Pocket doors and a floor plan that incorporates function and privacy was designed. Bringing the modern flare into the bath was achieved by playing with one of the elements of design, line; 2 stacked floating vanities with custom Dakota surfaces recycled glass countertops, modern Kohler plumbing fixtures, gorgeous tile that runs long with the room, and a custom tile niche wraps two full walls into the shower. Innovative details were selected including a Solatube with integrated light/bath fan, teak flip up/down shower bench, Kohler hydrorail showering column, as well as a schluter linear drain. Their son's pending nuptials was the inspiration for a few updates in this lovely home. The client's goal was to have the home functional and stylish for themselves to enjoy, and our goal was to give our clients a stylish room that stood up to their pets. Using stain-resistant fabrics wherever possible allowed us to lighten things up while keeping everything fresh and fun. Our clients were so pleased to find out that they wouldn't have to pay any out of pocket design fees because they were purchasing furniture through us. After assessing the first floor, we came up with colors and fabrics to blend with the existing rooms. They had a nice table and chairs they wanted to use, even though it never really worked anywhere and were so happy when we finally made it work for them.

Free-standing direct-vent gas stove installation in a charming Seattle home. The homeowners wanted the warmth and ambiance of a wood stove without the maintenance, smoke, ash, or hassle of cordwood. We installed a high-efficiency direct-vent gas stove in the corner of their open-concept living room, with a code-compliant single-wall vent pipe routed straight up through the ceiling. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! A glass/stone/metallic tile was chosen for the backsplash and Granite Transformations tile with a stainless undermount sink and stailess appliances were chosen for the kitchen. Hardwood flooring was added, and above the cabinet lighting to brighten up the kitchen. {Featured Story} Spring, 2015 – This condo was purchased from the estate of the new owner’s parents and refurbished with trendy new touches. There were no close comparables in the Farmington neighborhood with within walking distance to the urban downtown area, so the approach for selling was to create an entirely new set of comparables when the new owner was found. On the market for just days, the renovation, marketing and finishing touches made this a highly sought after, and quick to sell property at top dollar, establishing a new trend in the neighborhood. {Our Process for this Featured Property}: Assessed the initial investment condo, offered suggestions for rehab and renovation. Assisted with Color Theory through color selection and process (no beige in this condo!). Helped select floor and counter materials, tile selection and features in the kitchen and bath. Final staging of the property was done with antiques and housewares, and created a cozy and lived in feel. As a final touch, a party was thrown when the property was completed to invite in friends and family, as well as an open house with freshly baking chocolate chip cookies to make the prospective buyers feel right at home! {Outcome} This property sold in days as a cash sale, at a higher price than anything in the neighborhood – and closed quickly. Both the seller and buyer were thrilled with this transaction!
