We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:

Inspiration for a timeless bathroom remodel in Bridgeport

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site. James Yochum

Modern living with ocean breezes __ This is another development project EdenLA assisted the client to finish quickly and for top dollar. The fun challenge of more contemporary spaces is how to make them warm and inviting while still maintaining the overall masculine appeal of their architecture. Water features, playful custom abstract art, unique furniture layouts, and warm stone and cabinetry decisions all helped to achieve that in this space. DIY Kitchen Splash project is fun and interesting. Client wanted to update their galley-style kitchen and chose to update with new countertops and backsplash. Furthermore, the choice of new granite with greys, blacks, and hints of green tones exquisitely marbled throughout the countertop is stunning. In addition, the client needed backsplash to enhance the colors in their granite. Working with a French Creek Kitchen Designer they found the right sample. Similarly, this glass and stone mix pulled together the tones from the granite and beautifully enhances their oak cabinets. Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too. We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved. Thankfully our client is very quick to respond and allows us an abundance of freedom to make necessary improvements when deemed necessary. Additionally, last minute work functions and/or parties are often hosted at their house. We often times have to respond quickly with an extra service visit, service date change, seasonal color change, bed mulching, etc. to help get it ready for their company. We value the trust and communication we have with this client and look forward to working with them for years to come!
