This project entailed assisting architect, Kurt Otto of (ENV) Environetics Architects & EKO-Development tile design in a newly built home in Bergen county. After designing the home Kurt paired with Mediterranean Tile designer, Nina Martin to utilize her tile design ability to finish the house. The focus of this bathroom was to create a comfortable environment for the client’s son, a young boy, that would grow with him as he ages. Nina focused on using a color palette that would transcend into the later years of the boy’s adulthood but yet still kid friendly for the time being.

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households. My clients purchased a church built in the 1800's. It was in a state of disrepair having been vacant for years. She contacted me to develop the floor plans and assist with finishing the interior spaces. The kitchen is the showstopper!

This is definitely one of our favorite rooms in this project that we recently completed for a client! The Swarovski crystal ball-shaped #chandelier becomes a beautiful centerpiece for this dining room, which we painted with mirror reflection #lacquer paint in Emerald from our preferred supplier, @sherwinwilliams . #swcolorlove ✨ . The round cream rug is courtesy of @houseofrugs, and all three #paintings on set were uniquely designed by the best framing manufacturer in the United States - Classy Art. Classy Art assisted us in developing a 3D frame for all of the paintings pictured above, negating the need for glass! . The beautiful tall house #plant in the corner is from @tallplants - a big thanks to Christopher for finding and sourcing the best plants from around the world. The custom-made turquoise candles were supplied by Florida's @thebestcandles, centrepieces were provided by @kuhllinscomb, and the black #drapes were created by our very own drapery team . Lastly, the silver standing candelabras and #furniture collection are all courtesy of Cantoni... creating a stunning and stylish living room that any guest would envy!

As a professional nutritionist and chef, our client wanted to have a brighter and more functional kitchen with more counter space for meal prep and more storage. We created plans with a more functional peninsula counter with stools as well as more storage on the dining room side including a second small fridge. We also recommended the colour palette, lighting, cabinetry, counters, floor, and backsplash tiles. We assisted our client in materials selection with access to interesting discounts for her purchases. She is now able to develop healthy recipes for her clients as well as entertain larger groups of people. There is room for everyone and a place for everything. She is excited and so are we! Materials used: Quartz countertops, Marrakech patchwork 8 x 8 cement backsplash tile, grey vinyl 12 x 24 floor tile , Glossy white custom cabinets, Industrial iron lighting, stainless steel sink and chrome faucet
