The Elements design team was pleased to assist this client with this new construction. Located in a new development south of West Des Moines, this custom contemporary showpiece home takes advantage of the exceptional scenery and terrain. The interior features top of the line amenities in this large open sophisticated yet comfortable home.

As a professional nutritionist and chef, our client wanted to have a brighter and more functional kitchen with more counter space for meal prep and more storage. We created plans with a more functional peninsula counter with stools as well as more storage on the dining room side including a second small fridge. We also recommended the colour palette, lighting, cabinetry, counters, floor, and backsplash tiles. We assisted our client in materials selection with access to interesting discounts for her purchases. She is now able to develop healthy recipes for her clients as well as entertain larger groups of people. There is room for everyone and a place for everything. She is excited and so are we! Materials used: Quartz countertops, Marrakech patchwork 8 x 8 cement backsplash tile, grey vinyl 12 x 24 floor tile , Glossy white custom cabinets, Industrial iron lighting, stainless steel sink and chrome faucet

This is definitely one of our favorite rooms in this project that we recently completed for a client! The Swarovski crystal ball-shaped #chandelier becomes a beautiful centerpiece for this dining room, which we painted with mirror reflection #lacquer paint in Emerald from our preferred supplier, @sherwinwilliams . #swcolorlove ✨ . The round cream rug is courtesy of @houseofrugs, and all three #paintings on set were uniquely designed by the best framing manufacturer in the United States - Classy Art. Classy Art assisted us in developing a 3D frame for all of the paintings pictured above, negating the need for glass! . The beautiful tall house #plant in the corner is from @tallplants - a big thanks to Christopher for finding and sourcing the best plants from around the world. The custom-made turquoise candles were supplied by Florida's @thebestcandles, centrepieces were provided by @kuhllinscomb, and the black #drapes were created by our very own drapery team . Lastly, the silver standing candelabras and #furniture collection are all courtesy of Cantoni... creating a stunning and stylish living room that any guest would envy!

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing.
