This home sits at a dramatic juncture between a state highway and the Columbia River, adjacent to the Lewis and Clark Scenic Byway. Steps away from its namesake, Steamboat Landing Park, the home has dramatic 180 degree views of the river, Mount Hood, and Oregon beyond. Creating a connection and celebrating this stunning natural setting while keeping highway noise at bay was one of this project's primary goals. Equally as important was the goal to design a high-performance building. These goals were met by implementing an energy-efficient heat pump system, radiant floor heating, 10" thick super-insulated concrete walls, closed-cell spray foam insulation in the attic, and triple-pane windows throughout. The sustainable attributes were balanced with durable and long-lasting materials, including standing seam metal roofing, stucco, and cedar siding to create a home that will stand for generations. Honoring the homeowner's request to design an age-in-place, one-level home, the plan is a simple sequence of bars with the two largest capped by gable roofs. The tallest of the bars closest to the highway is a garage, which houses the couple's much-loved Airstream. A smaller flat-roofed bar acts as a connector between the gabled forms and serves as the home's entry with the kitchen functions beyond. The largest of the bars, and the one closest to the river, includes an open concept great room flanked by two-bedroom suites on either side. A water-front deck spans the entire living and dining area, with a twenty-foot wide multi-slide panel door offering a seamless connection to an outdoor covered entertainment area. “Hygge”: the Danish esthetic characterized by cozy environments featuring natural materials, clean design, and light colors to fend off the doldrums of the long northern winters. Embodying these attributes is this welcoming space mixing colors and textures to spectacular effect. Pale wood-look porcelain tile flooring sets the tone. Traditional inset cabinetry with a delicate ogee inner profile is painted light blue on the perimeter and cream on the island. The ever-popular apron front sink adds charm. White oak floating shelves showcase decorative items and cookbooks. They sit adjacent to a bifold countertop wall cabinet that’s lined in more white oak; it conceals a freestanding microwave and abundant dishware storage. Appliances are paneled to match for a cohesive look. The crown jewel of the room, however, is the range and vent hood. For European flair, a CornuFe range in ivory with brass trim was chosen. A custom curved plaster hood is accented with white oak edging and sweeping corbels. Brass appears again in the faucet, the island pendants, and the eclectic mix of hardware: cupboard latches, bin pulls, and knobs. To complete the classic look, gray and honey-veined Danby marble countertops were selected, complemented by a handmade white subway backsplash tile.

These clients were looking for a designer/builder that would handle everything from concept to completion, providing peace of mind for themselves! “Working alongside Renovisions was a pleasant experience” said our clients as we cared to understand their vision, needs, wants and desires, enabling us to execute their projects successfully and professionally. Renovisions designed and installed a wood hood in matching light gray painted finish with a hood liner that provided the maximum ventilation, while staying within the proper building code of a 350cfm air exchange, without having to add a make -up air system which would have added to the cost of the project. *Better functioning ‘Spinner Storage’ for interior storage. The clients loved them in their old kitchen; we furnished and installed new and better-quality spinners storage units. *A unique opening between the kitchen and family room that allowed homeowners to pass meals through as they enjoyed a movie from the family room. *A Smart-Divide porcelain enamel sink with stainless steel grids allow plenty of room for dirty dishes, pots and pans as well as separate areas to prep and wash dishes as needed. * Anti-glare finishes were a must have for these clients; kitchen cabinetry in a matte gray neutral finish, faucet and cabinet hardware in a matte black finish and stunning Cambria quartz countertops in a suede finish set the stage. At completion phase, homeowners were ensured that they were receiving high-quality products, style and craftmanship in the most efficient time frame and were thrilled with look of their new kitchen that also provided plenty of prep, entertaining and seating space. photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

This award-winning custom home is a traditional craftsman style house with many contemporary attributes. It sits on a five acre parcel up high on a mountain that has commanding views of the entire Puget Sound, including Brentwood Bay, the Gulf Islands, Mount Baker, Victoria, and the Olympic Mountains. This home was a recipient of the 2020 People’s Choice from the Victoria Residential Builders' Association's CARE Awards. The custom cabinetry is remarkable. There is built-in cabinetry in almost every room of the house. This home is built to be timeless with its light colour-scheme. All cabinetry, rooms and countertops are white and the multitude of windows bring in natural light and show off the surroundings.

Substantial renovations conducted by Alberghini Architect Inc. over the past 10 years have transformed this residence into a home that the owners’ call their own “private paradise.” The most recent project, a solarium on the second floor, has created a year-round garden. When rustic meets modern farmhouse the yielded results are superb. The floor and beams are Goodwin’s LEGACY (building reclaimed) CHARACTER & NAILY grades in a 4/6/8 mix (3-1/4”, 5-1-/4”, 7”). Attributes include nail holes and nail staining, more frequent and larger knots, and some face checks that help tell the story of the industrial era wood. Rock outcroppings make a striking background for new lounge areas in this compact Los Angeles hillside garden. Working with the attributes of the site, we added native plants to drape over the stone, and converted hollowed stone planters into a firepit and water feature. Our inspiration for this home was an updated and refined approach to Frank Lloyd Wright’s “Prairie-style”; one that responds well to the harsh Central Texas heat. By DESIGN we achieved soft balanced and glare-free daylighting, comfortable temperatures via passive solar control measures, energy efficiency without reliance on maintenance-intensive Green “gizmos” and lower exterior maintenance. The client’s desire for a healthy, comfortable and fun home to raise a young family and to accommodate extended visitor stays, while being environmentally responsible through “high performance” building attributes, was met. Harmonious response to the site’s micro-climate, excellent Indoor Air Quality, enhanced natural ventilation strategies, and an elegant bug-free semi-outdoor “living room” that connects one to the outdoors are a few examples of the architect’s approach to Green by Design that results in a home that exceeds the expectations of its owners.
