One of the most unique features of the home is the glass door in the living room. Powered like an automatic garage door, the wall retracts up to the ceiling at the press of a button. The door, as all windows throughout the home, was fabricated with double-pane glass to keep out noise and cold temperatures. The sofa and ottoman were designed by Robert and Cortney for CB2. Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

Part of an extensive home remodel, this kitchen design was born of one man’s love of all things Harley Davidson. Color inspiration came from the client’s own cherished bike which was a stunning combination of matte black and brushed steel. The client’s wish was to have a large open area in which he could “be one with his guests” when hosting large gatherings. Cabinets, hardware and appliances all in black allow the focus to be on the beauty of the larger architectural elements as a whole. Included along the main storage wall is a hidden 42” refrigerator, dual pull-out pantries, and extra wide drawers below a pair of upper cabinets with matte black glass fold-up doors that open & close automatically via servo-drive technology. The new island - which measures just shy of 16 ½ feet! - is a true central point around which all action revolves. Wide walkways on either side provide ease of flow for multiple sous chefs and guests alike. A textured cypress soffit above the island was designed to house the modern hood and also create a feeling of unity as it is the same size as the island below. Textured cypress wood also wraps matte black cabinetry and lines the main wall, changing grain direction to provide visual interest. The 5’ Galley Workstation is a multi-functional marvel, easily transitioning from prep station to serving surface to clean-up with the addition of its built-in accessories. Placing an undercounter wine refrigerator on the back side of the island makes it easy for guests at the bar to help themselves. Close to the bar seating area, a 42” flat screen tv fits perfectly flush in the wall, practically disappearing when not in use. Unique details include a large display cabinet with a metal framed front & side crafted out of steel by a local artisan. The glass is 2-way mirror so when the interior light is off, the treasure is concealed inside. The interior is painted in the trademark Harley orange. Above a modern dining table, a one-of-a-kind chandelier was created from 3 bike helmets, painted in Harley orange by a local automobile detail shop. The interiors are finished in metallic silver for extra glow. Adjacent to the Kitchen, and initially deceiving in its simplicity, the main tv wall was quite complex and challenging to realize. It has a convex curve from left to right and slopes back from floor to ceiling. The interior hollow space created room for a shallow tv niche on top and partially recessed deep media storage cabinets below. The planning and framing involved to create the proper compound miter connections required extra diligence from the designers and builder, but the finished product was worth the effort! The Indio Residence, located on an ocean side bluff in Shell Beach, is a clean, contemporary home. Taking cues from the Florin Residence, an earlier project completed for the same client, the Indio Residence is much larger with additional amenities to meet the client’s needs. At the front door, guests are greeted by floor to ceiling glass with views straight out to the ocean. Tall, grand ceilings throughout the entry and great room are highlighted by skylights, allowing for a naturally lit interior. The open concept floor plan helps highlight the custom details such as the glass encased wine room and floor to ceiling ocean-facing glass. In order to maintain a sense of privacy, the master suite and guests rooms are located on opposite wings of the home. Ideal for entertaining, this layout allows for maximum privacy and shared space alike. Additionally, a privately accessed caretakers apartment is located above the garage, complete with a living room, kitchenette, and ocean facing deck.

What really makes this pool unque is the perimeter recircuation system. The gutter, which is a commercial competition gutter simliar to olympic and collegiate-level swim meet pools, has three chambers that are gravity fed with pool surge. The lowest chamber has a pump that automatically returns the swimmer surge to the pool, which has the effect of maintaining quiescence for lap swimming. This will prevent splash back from the sides, as well as maintaining the fastest surface available. This space also features a 7'0" x 8'0" hot tub at deck level, to warm up the swimmers and to help them get their muscles loose after a strenuous workout. The pool and spa coping are Valder's Wisconsin Limestone. The pool pumps are both variable-speed, and the pool is heated partially by utilizing a geothermal system.
