This adorable kitchen in Point Loma, CA is now open to the family room, small in spaces but united with a nature-inspired color palette. The kitchen went through an extensive remodel removing walls, raised ceiling, exposing the beam and a new glass door for the back entry and now this small kitchen feel open and spacious. The cabinetry features shaker elements―clean lines, plain trim, and little ornamentation― great for transitional decor. Functional fixtures and modern appliances peacefully coexist with the mosaic marble backsplash. Hidden behind the door panels is a 30” Subzero refrigerator/freezer integrated nicely to keep the kitchen plan, clean and understated. The corner sink is recessed back adding a nice detail but even more importantly a more accessible corner access to the kitchen windows. Accessories and details added to the kitchen cabinets give this chef everything she was looking for with a spice pullout, knife block pullout and rollouts to top off the new cabinets. When space is tight it is a great option for a small family to open up the walls and add a counter where the family can dine. On the walls, neutral gray painted create a soothing atmosphere. Adjacent to the kitchen was a cramped room that functioned as a workout room and laundry room. By changing some wall space, closing in a door and removing a closet the new space has great storage and is more open and functional for a quick workout. In the family room the fireplace was re-tiled with a concrete looking porcelain tile topped off with a rustic beam mantle. Combined with new home furnishings to make the most of a small space this new family room is both functional and a great place for the couple to spend time with each other on a daily basis and to entertain guest and a new space has been created with the feel of a comfortable cozy space for all to enjoy. This space previously was a pass through from the kitchen to the dining room. Meant to be a butlers pantry it became a catch all. By installing diffused french glass doors, and detailed moldings to match the other doorways on the first floor, this closet became and organized pantry with automatic lights which turn on and off with the opening and closing of the doors. The client requested a small desk space for the lap top, keys, and household mail to collect. An apron drawer to contain desk top necessities was installed with a wood counter top so it did not look like an extension of the kitchen. As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!). The must-haves were a space that felt integrated with the home’s interior renovations, which provided a cook zone, living space, and a pool big enough to play water games. And of course, some much needed sun protection. Before, the original two decks were constructed to take in the view, one on top of the other off the back of the house. The 2nd story deck opened directly off the master bedroom. But these clients didn’t really use their bedroom as living space; they didn’t hang out on the deck either. Kiel's woodworking talents are in full effect in the kitchen. Rather than incorporate pre-fabricated cabinets into the newly rebuilt space, he decided to build them himself, affording the home the custom work that it so deserves. "It didn't make sense to put in the same fiberboard cabinetry that was there before", he confesses. Part of the plan called for open shelving up top to show off Chelsea's colorful plate collection. "One of the perks of being married to a wood worker", Chelsea jokes, "is having an entire kitchen worth of cabinets for the cost of wood and paint!" The couple outfitted the antique sink with a modern spray fixture from IKEA. The enameled cast iron sink was not only a steal at $25, but it is certainly made to last. "Often we buy older pieces which have been around for 50+ years because we know that if they have survived this long they will likely survive another 50", she says. Lighting is a critical component in a gourmet kitchen and the light from the double window is enhanced by two spotlights over the cooking area, LED task lighting under the cabinets, mood lighting over the top cabinets, and four “Murano” hand blown glass pendant lights over the sink and bar area. Scoring points in the design category, the full wood “Thomasville” two tone glazed cabinets that are country white and palomino scream style and sophistication, and are accentuated by the cool copper glass backsplash and refined stainless steel hardware. The porcelain, two bowl farmhouse sink is large enough for your biggest pots while the stainless steel sink guards will protect it from scratches. Located at the end of the hallway, and next to the guest bathroom, is the handcrafted stairwell leading to the sleeping loft. The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Just envision the great sleepovers the kids or grandkids will have here or how your out of town friends or family will just love this special area designed with their comfort and needs in mind. Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician. According to an aged newspaper article, Mrs. Fowler was very interested in the indigenous flora and fauna and grew a variety of native plants on the property including some that were rare or endangered. The task of water heating was completed by a gas Rinnai point of use hot water heater in the utility room and all windows were replaced with Anderson thermal pane and 6 Velux skylights were mounted to bring the outdoors inside. The home’s HVAC system was top of the line several years ago and both sets of new gas logs are controlled with remotes. Formerly a summer home, all exterior walls were studded out with insulation added, and whole house fans were installed in the attic and upstairs bathroom. Although many of these upgrades may not be visible, they allow the home to be more energy efficient and more comfortable……allowing The Lodge at Gold Mine Falls to become your four season retreat.

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

Highlighted in this project was a themed backyard that was inspired by luxury from the gold chairs to the black lagoon finish and it's Roman geometric shape. This project screams Versace! The decking we used was a white marble and the accessory structure was built to mimic the arches of the swimming pool. This accessory structure was topped off with a beautiful chandelier hanging center piece. Also, a crystalized material was added to the plaster to create an extra shimmer!

The mosaic rug above the stove is calacatta oro, timber grey & lagos blue. Tile by Stratta Tile in Wyckoff, NJ. The flooring was handled by the home owner, it is a hardwood with a medium/dark stain. The appliances are: Sub-Zero BI36R/O & BI36F/O, Wolf 48" Range DF486G, Wolf 30" DO30F/S, Miele DW, GE ZEM200SF microwave, Wolf 30" warming drawer, Sub-Zero 27" warming drawers. The main sink is a 30" Rohl Farm Sink. All lighting fixtures, chairs, other items in the kitchen were purchased separately by the home owner so we have no information on file! Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency.
