Natural-stone façades, mullioned windows, and aggregate sidewalks/paths pay homage to site’s heritage as historic family farm replaced by socially-aware, urban-chic residence.
Columns framing front-door appear to be decorative, but actually provided cross-venting.
Basement includes 3-bedroom/2-bath legal suite with its own hot-water heating and mechanical system. Easily converted to a strata unit in the future if desired. Mortgage-helper for now, retirement planning for the future.
Natural-stone siding (3x-3-inch square) is labour intensive to install but meets clients’ desire for high-end, castle-inspired look.
Extra-wide baseboards and wainscot throughout balance high-profile crown-molding.
Entertainment style kitchen is ready to greet guests with expansive island featuring casual eating-bar on two sides, plenty of space to spread out a buffet of appies when guests come calling, and funky Olympic-inspired, five-ring chandeliers. After all, you know it, the best parties still end up in the kitchen. Two-tone grey-on-white colour palette on gloss cabinets is eye-catching combination of modern minimalism and timeless tradition...and easy-to-clean.
3x3-foot marble-look porcelain floor-tile throughout main-floor adds modern elegance
Master suite with cleverly-designed, generously-sized sleeping/bathing space, full-width east-facing balcony away from busy traffic, plus an efficiently-designed walk-in closet.
Ensuite includes a two-person shower with warm, soft-touch porcelain tile (dramatic in dark texture with vertical racing-stripe of glass-mosaic tile), both rain-head and handheld shower options, and body sprays. Plenty of room for a retreat for one or an efficient rush out the door for two.
W/D intelligently located on bedroom-level: convenient for every generation.
Soundproof windows.
Engineered, white-oak hardwood flooring throughout.
Built to PassiveHaus standards (certification pending), high-level environmental-savvy features include state-of-the-art Lifebreath HRV (removes bacteria from interior air), radiant in-floor heating, and on-demand, tankless hot-water.
EV-charger for two vehicles.

This was a complete bathroom remodel for a client who didn’t want to sacrifice aesthetics for durability. With that in mind, we incorporated non-porous surfaces in high-end finishes for a completely modernized room. The centerpiece of the room is the beautiful vanity area. With classic, shaker-style cabinetry and a gorgeous Carrera marble sink, this is an attention-grabbing update. The rest of the room accents the marble sink through complimentary shades in unique textures. Using one color palette with a multitude of luxurious textures is a modern-take on making a space feel inviting, warm, and completely unique. To maximize character in the space, we added custom-made, raised panel wainscoting on the walls. When paired with the modern hexagonal tiles on the floor, the result is full of charm and elegance. Next, we moved the older steel tub to re-work the space and update the quality. The tub was replaced with a premium acrylic bath and wall system in a subway pattern. The pattern gives the look of trendy subway tiles, but without the maintenance required with traditional grout. Our premium acrylic bathroom systems are an advantageous alternative to fiber glass. Acrylic does not stain, does not crack, and is long-lasting in terms of looks and feel. Additionally, our systems incorporate an antimicrobial system for a deep clean, bacteria-resistant finish. This custom design was fun to do and showcases some of our favorite ways to remodel bathrooms. Mixing low-maintenance acrylic tub systems with luxurious Carrera marble ensures our clients get the most from their rooms in both form and function.

Formerly the workshop of mid-century artisans, this manufacturing building in NYC's SoHo neighborhood was transformed into an 11,000 sf townhouse. The home features a full level spa, two-story living room, six bedrooms, eleven bathrooms, and rooftop addition with pool.
Neighboring buildings were underpinned to lower the cellar to accommodate the spa which features dry stacked stone walls that blend into the swimming pool and hot tub and are featured throughout the entire level. The architect’s vision was to have visual recognition that the space was below ground. Thinking about the striations of the earth beneath its surface, he was inspired by the Therme Baths and Spa in Zurich where all the walls are clad with narrow strips of Vals quartzite. After seeing a rendering, the stone supplier advised that only certain stones could survive constant submersion in pool water and the stone should not have the cleft face he had originally imagined due to bacteria issues. Honed, Super Grey granite with white veining was used – the slabs cut into long 3” wide strips installed at random lengths to accentuate the concept of layering as found in the Earth.
The kitchen was designed to feel more like a furnished room to integrate with the family room. The architect addressed this through materials and the design of the over-sized island. The countertop is the only veined stone in the kitchen – a beautiful single slab of Super White marble. The island is clad in mirror-polished stainless steel, transforming it into a beautiful piece of furniture that blends into the space.
A two-story living room with 22' ceilings created a problem of comfortable scale. The key was the fireplace – the strongest vertical element in the room. By using horizontal vein-cut slabs of light-colored Driftwood marble, the scale of the space instantly became more intimate.

Ecosystem Ponds are the crown jewel of the Water Feature world. They soon become the centerpiece of your landscape. These low-maintenance, natural-looking water gardens work with Mother Nature, not against her, to stay clean and clear without using chemicals or UV sterilizers or anything artificial. The key is the symbiotic relationship between the Pond Fish, the beneficial bacteria, and the Aquatic Plants.
There is no sound in nature quite as relaxing as moving, falling water. It soothes away your stress at the end of a long day and you instantly start to feel more relaxed. Watching the Koi and other Pond Fish gracefully swimming around and nibbling from the underwater rocks and gravel can be almost hypnotizing. This Pond Project included removal of an existing small preformed pond located next to the back porch and deck area. We then installed a new properly filtered ecosystem pond with the waterfalls falling towards the large windows and patio area. The project also included installation of underwater LED lighting in the pond and stream for night time enjoyment as well as a bacteria dosing system which will aide in keeping the pond clear during the season. This Pond project was installed in Lancaster, PA.

We build our ponds to work with mother nature, not against her. By doing so, we have less pond maintenance, allowing us to enjoy the benefits of the pond instead of having to work on the pond. By constructing your water feature to perform as an ecosystem, nature is at the heart of the water cycle, not man. As a result, the root systems of pond plants filter the water, natural bacteria breaks down organic matter and pond fish eat the algae. No chemicals or other devices, just nature, doing what nature does best.
