Ms. Homeowner’s townhome Primary Bathroom was a cookie-cutter, builder-grade space that she wanted upgraded and updated. The shower tile was discolored and mildewed; the traditional vanity tile floor and tub deck were also outdated. Our client wanted an accessible bathroom she could age in place in featuring an updated, modern yet timeless and elegant design, with better storage all within a conservative budget. The main challenge in this project was to transform the space and raise the design quotient within the requested budget. We kept the basic footprint, preserved the existing maple doors and trim, saved and re-used the bathtub, purchased a sleek pre-fabricated, vanity which included the countertop and sinks. We reserved some of the budget for high impact items, upgrading fixtures and finishes in every area. We made the shower safer and more visually open by installing a curbless, barrier-free floor, and a frameless glass shower door and panels. We extended the tub deck into the shower area which is a functioning bench and product shelf. We replaced all of the tile, faucets, hardware and accessories with sleek chrome components. A client-requested, high quality commode with a remote controlled Toto washlet seat was installed. The eye-catching color scheme, based on the new vanity and countertop is a balance of rich, dark neutrals paired with crisp whites, bright chrome fixtures, and turquoise wall paint which beautifully coordinates with the existing natural maple doors and trim.

This 1890 rowhouse had been renovated over time, most recently in the 70s. Our clients wanted to renovate every floor. The floors and walls were out of level, and most of the systems were old. We gutted the structure to the studs, leveled and reframed the walls and floors, added insulation and updated the plumbing, electrical and HVAC. Once a sunken living room closed off from the kitchen, we aimed to change the awkward accessibility of the space into an open and easily functional space that is cohesive. To open up the space even further, we designed a blackened steel structure with mirrorpane glass to reflect light and enlarge the room. Within the structure lives a previously existing lava rock wall. We painted this wall in glitter gold and enhanced the gold luster with built-in backlit LEDs. Centered within the steel framing is a TV, which has the ability to be hidden when the mirrorpane doors are closed. The adjacent staircase wall is cladded with a large format white casework grid and seamlessly houses the wine refrigerator. The clean lines create a simplistic ornate design as a fresh backdrop for the repurposed crystal chandelier. Nothing short of bold sophistication, this kitchen overflows with playful elegance — from the gold accents to the glistening crystal chandelier above the island. We took advantage of the large window above the 7’ galley workstation to bring in a great deal of natural light and a beautiful view of the backyard. In a kitchen full of light and symmetrical elements, on the end of the island we incorporated an asymmetrical focal point finished in a dark slate. This four drawer piece is wrapped in safari brasilica wood that purposefully carries the warmth of the floor up and around the end piece to ground the space further. The wow factor of this kitchen is the geometric glossy gold tiles of the hood creating a glamourous accent against a marble backsplash above the cooktop. This kitchen is not only classically striking but also highly functional. The versatile wall, opposite of the galley sink, includes an integrated refrigerator, freezer, steam oven, convection oven, two appliance garages, and tall cabinetry for pantry items. The kitchen’s layout of appliances creates a fluid circular flow in the kitchen. Across from the kitchen stands a slate gray wine hutch incorporated into the wall. The doors and drawers have a gilded diamond mesh in the center panels. This mesh ties in the golden accents around the kitchens décor and allows you to have a peek inside the hutch when the interior lights are on for a soft glow creating a beautiful transition into the living room. Between the warm tones of light flooring and the light whites and blues of the cabinetry, the kitchen is well-balanced with a bright and airy atmosphere. The powder room for this home is gilded with glamor. The rich tones of the walnut wood vanity come forth midst the cool hues of the marble countertops and backdrops. Keeping the walls light, the ornate framed mirror pops within the space. We brought this mirror into the place from another room within the home to balance the window alongside it. The star of this powder room is the repurposed golden swan faucet extending from the marble countertop. We places a facet patterned glass vessel to create a transparent complement adjacent to the gold swan faucet. In front of the window hangs an asymmetrical pendant light with a sculptural glass form that does not compete with the mirror.

When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. We are delighted to have completed the radical transformation of a tired detached property in South Croydon. When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.
