In the effort to provide privacy for each of the guests at this golfing getaway, the guests rooms are located in wings of the main house. Each space has a private entrance, morning bar, double vanities, water closet and space-saving pocket doors. This retreat is punctuated by aqua in the pillows and artwork.

A modern residential community with a storied past, the Double Bar X Ranch is steeped in the rich history of Colorado’s mining and agrarian roots. Today the site of a contemporary, ranch-inspired community, this rustic landscape was once part of the largest silver-producing mining district in the U.S. It later supported an array of intensive, agricultural activities. From the gentle rise of tilled-rubble walls and the patterning of open meadow, to the remnants of sculpted earthworks, evidence of the site’s prior use abounds. Winding foot trails allow visitors to experience panoramic views of the timbered landscape and structural features reminiscent of the historic ranch, including the large, wooden water trough that serves as a central focal point of the property. The design of the current landscape celebrates this juxtaposition of past and present; it revels in its contemporary context while embracing a historically minded design intent and honoring its latent history through selected materials and textures. The result of this mindful effort is an expression of thoughtful transition from the bygone, ranch of yesterday to a modern-day interpretation of the agrarian homestead.

Originally built in 1915 in the Shingle style, this house was “modernized” in the 1940’s to be a center hall colonial. The transformation resulted in several eccentricities that, when combined with the history of the house, informed our design. We have been working with the family for many years, and have been responsible for the architecture, the interior design, and selection of all furniture, finishes, artwork, lighting, antiques, etc. We have also coordinated the efforts of numerous other consultants, including the landscape architect, the well driller, the landscape lighting designer, and more. We have also designed multiple custom furniture pieces, and worked with numerous artisans and craftspeople on specific pieces for the house.
Our design retains the character and detail of original house, yet works in furniture pieces and design elements that seamlessly tie together a blend of western and eastern influences. We renovated and/or created following: family room, workroom, laundry room, guest suite, home office, and wine cellar in the basement; living room, dining room, sun room with bar, family room, powder room, kitchen, and breakfast area on the first floor; master suite and three bedrooms and two bathrooms on second floor; home office, and study on third floor; and painting studio, reading room, bathroom, and 3-car garage in carriage house. The home includes a Japanese Tearoom and a Japanese Guest Suite.
The project included installation of all new systems, including forced air heating and cooling, hydronic radiant heating on all floors, new plumbing and bathrooms throughout, new insulation, and a new slate roof with copper gutters and leaders. We also renovated the carriage house where we added dormers, a porch, and transformed the building into a painting studio, with views out to the new Japanese Garden.

The Home
The Polaris is about coming home. The homeowner is a United States Air Force Academy alumnus and his family, who found the perfect location to overlook his alma mater. This home is built for today and tomorrow, with elevator and ADA access.
As you enter, sweeping Air Force Academy views greet you. The living area boasts a stunning fireplace wall, a crush-worthy kitchen and pantry and a lovely dining area. The mud room flows seamlessly into the master closet and kitchen. Along the way, a stop at the wine fridge is a nice perk. The office and second bedroom offer plenty of space for work and guests. With a gorgeous fire tray, grill area, infrared heaters and hot tub, the huge deck is a year-round destination.
The basement is built to play, but the homeowners can lock off part of it if they wish. The exercise room is decked out in Air Force
Academy blue flooring. The fun game room is next to the wet bar and walk-out rec room, with a powder room nearby. Two bedrooms
share a bathroom and have their own laundry room. A vault room under the front porch adds additional storage.

Designer Jessica Brown at La-Z-Boy Furniture Galleries pulled off the feat of making this home comfortable and stylish at the same time. This breathtaking house is bathed in warm, neutral earth tones, which is complemented by the fresh yet comfortable furnishings — including La-Z-Boy’s sophisticated Duo Bennett Sofa that’s covered in an environmentally friendly Conserve fabric that feels as cozy as your favorite sweater. Each room flows to the next with an inviting palette and pops of color to surprise. The decor marries up with the natural light, dramatic wood, tile and granite to make the home feel warm and inviting

The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides.
For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls.
The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder.
Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV.
High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls.
Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them.
Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate
The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems.

This customer made the very smart choice of enjoying their remodeling efforts a few years before selling it. In addition to the kitchen being outdated, it also was lacking in storage and also a feeling of being a little "closed in". Our solution was to remove all of the upper soffits/fur-downs to be replaced with taller upper cabinets, gaining considerably more storage. Additionally, we removed the upper bar on the peninsula countertop opening the room to the living room, bringing more light and a profound feeling of openness and inclusivity!

Custom Craftsmanship & Build Solutions in Franklin County, Ohio

This project fills me with immense pride regarding our team's efforts. We dedicated ourselves to achieving excellence, making careful adjustments to the kitchen's appliance placements. The design features walnut cabinetry complemented by floating shelves, along with a built-in beverage and coffee bar. Additionally, we installed under-cabinet lighting and opted for engineered wood flooring throughout the space.

Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends.
Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure!
The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. Having this additional space that was not always utilized, the homeowners feel the new addition will become an integral part of the families' living area.

The kitchen was not photo ready, but I love to see the spaces I design lived in! The focal point is the custom copper hood, but the double sinks are an amazing feature as well. Both adults in the home love to cook, and clean up is a team effort. The double sink makes these chores more functional.

Built in 1929, this condo on 15th St NW near Logan Circle was originally constructed as a church. Here are some items shown in the photos that you may want to consider for your remodeling project: +The bathroom includes a new 400 pound cast iron tub. As you can see it was quite the effort hauling the tub up a flight of stairs. If you like long hot baths cast iron is the way to go as it's great at retaining heat.
+A mounted medicine cabinet with SteroStik speakers on the sides for your bathroom. It's a great way to jump start your day with music or catch up on your news. +A double towel bar to maximize space. +A shower package that includes a fixed shower head and handheld. The handheld is great for keeping your tub or shower clean. +A toilet topper cabinet for storing your extra storage needs. +A quartz counter top. With quartz you won't have to worry about re-sealing every year. +For the window we installed waterproof blinds. Here are more specifics on the materials, beveled subway tile from Daltile, and a marble floor tile with accent from The Tile Shop. The cabinetry is fromWOLF, fixtures are the Kohler Bancroft series, and paint is from Sherwin-Williams for Your Home for Your Home.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home.
The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play.
The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms.
Energy Efficient features include:
• The majority of the lower level sunk into the site below grade
• 6” thick walls utilizing advanced framing techniques
• Foil covered roof sheathing
• Extensive use of blown in cellulous
• All windows & doors are double paned low E argon filed glass
• Tank-less water heaters
• Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV.
Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency.
These items include:
• 2x6 walls with staggered studs
• Extensive use if rock wool acoustic batting
• Tempered glass in all exterior doors and windows
• ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls.
The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.
