Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel. A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular. She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together. From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room. Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!! I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy. Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I started collecting in my teens and enjoy the hunt for new finds of all types. Cori helped me to enjoy my collections in a new and modern way! As always I had too many things. Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Our clients came to our North Showroom in Cedar Park, TX wanting to completely renovate the outdated cabinets and countertops in their newly purchased home. The flow of the kitchen was not aligning with their new family needs, and the style did not match their modern vision. The dated kitchen left a lot of unused space, and had pain points that disturbed the flow and symmetry of the space. We developed a design to take advantage of the room height, spacious area, and natural light from the bay window nook area. Our designer Dave met with the clients in the showroom and discovered the needs and wants to make the kitchen remodel a success. After understanding the client’s vision and requirements, they begun the collaboration on their kitchen design. During this phase we concluded we could achieve the kitchen design with in-stock cabinets from Kitchen Cabinet Distributors (KCD), a national recognized in-stock cabinet provider. We could have chosen a custom kitchen cabinetry line, however KCD’s offerings were the perfect fit for the design and allowed for an opportunity to save some of the budget for full quartz backsplash vs. tile. Our designers help you navigate the different lines we carry and are thoughtful to not steer you to more than you need to succeed. The first order of business was to change the orientation of the island, and move its position to frame the new galley arrangement. This would allow for better egress around the island and prevent tight spaces for a busy new kitchen. Secondly, now was the time to take advantage of the room height and install new stacked wall cabinets with clear glass panels on the top row. This made the kitchen renovation feel more grand, bright, and inviting. The glass provided opportunity to tie in the lighting scheme and lend more warmth to the design. Coupled with the toe kick and under cabinet lights in the base cabinets, the kitchen invites you in. Dave also took full advantage of the kitchen layout by using upper cabinets and no open shelving. We also wanted to find a new home for the built-in microwave as a stainless hood was now going to frame the cooktop / oven combo. We modified the cabinet in the island to trim in a microwave, at the same time keeping it out of view from the living area. Building on this approach, we also took the trash bin out of the kitchen space and provided a dedicated double trash bin cabinet. Aesthetics were very important in this design.

Tuscan design using a burnished & glazed finish on oak cabinets by Wood-Mode. The columns either side of the range pull out with spice and bottle storage behind. The curved profile of the top drawer-heads extends around the kitchen. When the homeowners decided to move from San Francisco to the Central Coast, they were looking for a more relaxed lifestyle, a unique place to call their own, and an environment conducive to raising their young children. They found it all in San Luis Obispo. They had owned a house here in SLO for several years that they had used as a rental. As the homeowners own and run a contracting business and relocation was not impossible, they decided to move their business and make this SLO rental into their dream home. As a rental, the house was in a bare-bones condition. The kitchen had old white cabinets, boring white tile counters, and a horrendous vinyl tile floor. Not only was the kitchen out-of-date and old-fashioned, it was also pretty worn out. The tiles were cracking and the grout was stained, the cabinet doors were sagging, and the appliances were conflicting (ie: you could not open the stove and dishwasher at the same time). To top it all off, the kitchen was just too small for the custom home the homeowners wanted to create. Thus enters San Luis Kitchen. At the beginning of their quest to remodel, the homeowners visited San Luis Kitchen’s showroom and fell in love with our Tuscan Grotto display. They sat down with our designers and together we worked out the scope of the project, the budget for cabinetry and how that fit into their overall budget, and then we worked on the new design for the home starting with the kitchen. As the homeowners felt the kitchen was cramped, it was decided to expand by moving the window wall out onto the existing porch. Besides the extra space gained, moving the wall brought the kitchen window out from under the porch roof – increasing the natural light available in the space. (It really helps when the homeowner both understands building and can do his own contracting and construction.) A new arched window and stone clad wall now highlights the end of the kitchen. As we gained wall space, we were able to move the range and add a plaster hood, creating a focal nice focal point for the kitchen. The other long wall now houses a Sub-Zero refrigerator and lots of counter workspace. Then we completed the kitchen by adding a wrap-around wet bar extending into the old dining space. We included a pull-out pantry unit with open shelves above it, wine cubbies, a cabinet for glassware recessed into the wall, under-counter refrigerator drawers, sink base and trash cabinet, along with a decorative bookcase cabinet and bar seating. Lots of function in this corner of the kitchen; a bar for entertaining and a snack station for the kids. After the kitchen design was finalized and ordered, the homeowners turned their attention to the rest of the house. They asked San Luis Kitchen to help with their master suite, a guest bath, their home control center (essentially a deck tucked under the main staircase) and finally their laundry room. Here are the photos: I wish I could show you the rest of the house. The homeowners took a poor rental house and turned it into a showpiece! They added custom concrete floors, unique fiber optic lighting, large picture windows, and much more. There is now an outdoor kitchen complete with pizza oven, an outdoor shower and exquisite garden. They added a dedicated dog run to the side yard for their pooches and a rooftop deck at the very peak. Such a fun house.

This veteran and his wife found us on Facebook and being veteran owned ourselves, asked us to come out and see if we could understand their vision. After seeing their inspiration photos and walking around their home we knew we could create what they were hoping for. We took our time to find the right door, species of wood, and stain to go with their existing flooring. They chose to go with our Jane door in a rustic hickory and a Cinnamon stain from our Kitchen Solvers Legacy Collection line. Then we searched high and low for the right granite countertops and distressed galvanized steel panels. They went with a white Bordeaux granite countertop and a local lumber company had the perfect slab of tigerwood for their bar top and had them create a smooth live edge for that rustic feel. To finish up the kitchen, we retrofitted a new sink base to replace their apron sink with a deep composite split sink. Now these homeowners are overjoyed and smile every time they walk into their new kitchen.

Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. When you uncover a tiled floor after it has been covered by carpet for many years, it’s almost a given that it will be in a bad state. However, my customer, who lives in the town of Lymm, wasn’t expecting the Victorian tiled hallway they had recently uncovered to be in quite so terrible a state. As you can see from the photograph, it has been completely devastated by paint plaster and a big pool of cement floor leveller. Understandably, the formerly colourful appearance of the tiles had completely drained and it would require a through restoration to get them back into a usable condition. To begin the restoration, I mixed a strong cleaning solution which consisted of Tile Doctor Remove & Go combined 50/50 with Tile Doctor Pro Clean. Remove & Go is a heavy duty remover that breaks down old sealers, along with adhesives, paint stains and other tough soil build up where as Pro-Clean is a versatile alkaline-based cleaner that reliably eradicates dirt on a wide variety of natural stone floors. The solution was applied liberally across the floor, and left to dwell for a short period, allowing time for it to soften up the paint plaster. Next, I fitted a coarse scrubbing pad to my rotary cleaning machine and began to scrub the solution into the tiles, with a big difference to the appearance of the tiles being made quite quickly. The resulting cleaning slurry was promptly removed using a wet-vac machine. I repeated the process two times to provide an extra thorough clean and then give the floor a thorough rinse. Some particularly stubborn marks remained on the floor which I was able to remove using Tile a Doctor Acid Gel, a blend of phosphoric and hydrochloric acids in gel form that’s easy to control. The floor was then left to dry fully overnight. The next morning, I returned to the property and ran some damp tests. This is incredibly important to do before sealing any tiled floor because any excess moisture can cloud the sealer and prevent it from doing its job properly. Once satisfied that the floor could be sealed, I applied several coats of Tile Doctor Seal and Go, our topical sealer which provides both a robust surface seal and a long-lasting low sheen finish in one and ideal for Victorian tiles. It would be an understatement to say that this Victorian tiled floor was transformed. The customer was amazed at the results considering how bad a state the tiles had been in just a day earlier. When you have a situation like this, it’s hard to believe the tiles could ever be fully restored. Nonetheless, we could now see them in their full and original glory, and needless to say, the customer was very, very pleased with the result. Alastair Robb West Cheshire Tile Doctor
