The master bath in this Franklin Estate home was original to the early ’90s and ready for a complete gut and makeover. The layout worked well for both husband and wife, but they were ready for new high-end amenities. Adding a fully programmable heated floor, custom cabinetry topped with gorgeous quartz, and a completely custom remote-controlled electrical system were just a few of the luxuries. The new spa shower with rain head and handheld Hansgrohe fixtures are perfect for a quick morning wakeup or end-of-the-day relaxing soak.
A must-have for “her” was the Kohler Sunstruck oval freestanding heated bubble massage air bath, that replaced the old clunky built-in corner tub. A must-have for “him” was the Toto Neorest with Actilight technology. This toilet is truly a revolutionary innovation at the peak of luxury. What was once a dead space between the master bathroom and master bedroom was turned into a dressing suite now creating a true master suite area in the home where the client could have a personal haven to revive after a busy day. A true Master Suite with a seamless layout allowing sleeping, dressing, bathing, and relaxation which flowed smoohtly and efficiently in their new retreat. The interiors of the wardrobes were finished with low profile custom LED lighting which automatically turns on and off with the opening of the doors and drawers. Custom power shades were programmed to open and close based on the time of day. The power shades also have a remote system so the program could be temporarily overridden if they wish to open or close them more. Paint colors were kept neutral to help emphasize all the natural lighting in the space.

This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door.
Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end.
New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall.
Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror.
Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile.
Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage.
Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect.
To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform.
Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience.
Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This three-story vacation home for a family of ski enthusiasts features 5 bedrooms and a six-bed bunk room, 5 1/2 bathrooms, kitchen, dining room, great room, 2 wet bars, great room, exercise room, basement game room, office, mud room, ski work room, decks, stone patio with sunken hot tub, garage, and elevator.
The home sits into an extremely steep, half-acre lot that shares a property line with a ski resort and allows for ski-in, ski-out access to the mountain’s 61 trails. This unique location and challenging terrain informed the home’s siting, footprint, program, design, interior design, finishes, and custom made furniture.

Originally built to house a garage, workshop and wood storage, this simple structure has been gently re-imagined into a unique guesthouse with a rustic accents and modern comforts.
The exterior retains the classic barn appearance, with the addition of carefully placed windows and industrial-looking Corten steel siding. The introduction of a large dormer to the center of the structure was a simple move, but provided multiple functions:
• breaks up the 8’-0” ceiling on the main floor, letting in additional daylight and providing visual relief to the otherwise low ceiling
• creates circulation space with the rustic steel stair and bridge
• utilizes reclaimed wood siding on the ceiling and walls, contrasting with white drywall and clean bright finishes
• visually connects the two upstairs bedrooms with the main floor
The focus of the interior was to preserve and accentuate the barn features as much as possible, and have a warm and cozy, energy efficient guest house. Programming included two bedrooms, two bathrooms, dining area, farmhouse kitchen and pantry, living room and laundry room.
Materials and furnishes were selected to create a clean, comfortable and inviting interior with a rustic edge. The exposed steel beam was left unfinished showing its existing wear and tear, and the new steel stair was left raw to eventually age and match the beam. Durable and economical oak floors were used throughout. Traditional subway tile and penny rounds contrast with the modern, clean lines of the kitchen and bathrooms. A custom sliding barn door adds texture to the kitchen and closes off the pantry and laundry room from the space. Furniture was a mix of new and existing, which makes the spaces both familiar and comfortable.
All in all, there is a timeless look to the end product; a traditional farmstead structure has definitely been giving a great new lease on life.

This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York.
The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests.
The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened.
A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. Custom LED lighting provides dynamic, energy efficient illumination throughout.

Pembrooke Fine Landscapes designed and built this luxury outdoor living room in East Hampton. A modern pavilion is the centerpiece with a full kitchen, fireplace and living area. The kitchen features several modern conveniences including a kegerator, a wine refrigerator, ice maker, dishwasher, a grill and more. The TVs are controlled by a fully integrated Lutron system allowing customized audio, video and streaming of programs. The tennis court is built to USTA standards. The gunite pool and spa is heated and a changing area outdoor shower and bathroom are all located within the outdoor space.
