APD was hired to update the primary bathroom and laundry room of this ranch style family home. Included was a request to add a powder bathroom where one previously did not exist to help ease the chaos for the young family. The design team took a little space here and a little space there, coming up with a reconfigured layout including an enlarged primary bathroom with large walk-in shower, a jewel box powder bath, and a refreshed laundry room including a dog bath for the family’s four legged member!

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

The shape of the angled porch-roof, sets the tone for a truly modern entryway. This protective covering makes a dramatic statement, as it hovers over the front door. The blue-stone terrace conveys even more interest, as it gradually moves upward, morphing into steps, until it reaches the porch. Porch Detail The multicolored tan stone, used for the risers and retaining walls, is proportionally carried around the base of the house. Horizontal sustainable-fiber cement board replaces the original vertical wood siding, and widens the appearance of the facade. The color scheme — blue-grey siding, cherry-wood door and roof underside, and varied shades of tan and blue stone — is complimented by the crisp-contrasting black accents of the thin-round metal columns, railing, window sashes, and the roof fascia board and gutters. This project is a stunning example of an exterior, that is both asymmetrical and symmetrical. Prior to the renovation, the house had a bland 1970s exterior. The home is able to achieve passive house standards and take full advantage of the views with the use of Glo’s A7 triple pane windows and doors. The PHIUS (Passive House Institute US) certified series boasts triple pane glazing, a larger thermal break, high-performance spacers, and multiple air-seals. The large picture windows frame the landscape while maintaining comfortable interior temperatures year-round. The strategically placed operable windows throughout the residence offer cross-ventilation and a visual connection to the sweeping views of Utah. The modern hardware and color selection of the windows are not only aesthetically exceptional, but remain true to the mid-century modern design.

These new homeowners fell in love with this home's location and size, but weren't thrilled about it's dated exterior. They approached us with the idea of turning this 1980's contemporary home into a Modern Farmhouse aesthetic, complete with white board and batten siding, a new front porch addition, a new roof deck addition, as well as enlarging the current garage. New windows throughout, new metal roofing, exposed rafter tails and new siding throughout completed the exterior renovation.

Located in Phoenix, Arizona’s idyllic Arcadia neighborhood, the home gives a nod to the area’s citrus orchard history. Echoing the past while embracing current millennial design expectations, this just-complete speculative family home hosts four bedrooms, an office, open living with a separate “dirty kitchen”, and the Stone Bar. Positioned in the Northwestern portion of the site, the Stone Bar provides entertainment for the interior and exterior spaces. With retracting sliding glass doors and windows above the bar, the space opens up to provide a multipurpose playspace for kids and adults alike. Nearly as eyecatching as the Camelback Mountain view is the stunning use of exposed beams, stone, and mill scale steel in this grass roots exploration of farmhouse architecture. White painted siding, white interior walls, and warm wood floors communicate a harmonious embrace in this soothing, family-friendly abode.
