Our clients came to us wanting to maximize the space they had. They were not planning on moving anytime soon, as they loved their neighborhood. They wanted to renovate the front of their house, which included the front atrium, living room, kitchen, and powder bath. They hated their kitchen because it was completely closed off, had low ceilings, was dark and outdated, not to mention the floors were different in each of these rooms! The pantry was in the breakfast area and the kitchen table became a junk catcher, being the first thing you see when coming in from the garage/laundry room. In their living room, they wanted the spaces on either side of the fireplace to be symmetrical, whether that be bookshelves, a wet bar or closed off. Both parents are working professionals with no time and/or desire to design, create and figure this out on their own. They needed help figuring out how to reconfigure their current space in order to maximize what they already had, as they could not see an obvious solution. They could not envision how it would look so the fact that our designers were able to show them their new kitchen in 3D was pertinent. We removed the pass-through windows that surrounded the atrium and front dining room, as well as the entire kitchen wall, completely opening up those two rooms. We removed a hall that used to lead between the kitchen and the living room since it was a complete waste of space! The ceilings were raised to 10’ in the kitchen and we were able to leave the skylight, letting in that natural light they wanted. We were able to give them a much larger pantry with tons of shelving and increase the size of their laundry room by utilizing the space of their old breakfast nook. We relocated the door to the garage into their new elongated laundry room, built a wet bar across from their new larger pantry (with a pocket door) and the flow and functionality of these new spaces is just perfect! All new Waypoint cabinets were installed one two main kitchen surrounding walls painted Linen. Calacatta Bianco Polished Porcelain Tile 4x12 was used for the backsplash. A large eat-at island was installed, painted Stone, where the family can now gather for homework, meals, and mingling. The soft champagne bronze hardware and accent lighting really give this white and gray kitchen a soft classic look. In the living room, we removed the built-in bookshelves to the left of the fireplace and closed off the wet-bar on the other side, giving them more space in their master suite. White Oak wood flooring, stained Putney, was installed throughout the entire new space, giving it the continuity they were looking for. In the guest bathroom, Carrara white herringbone marble mosaic 12x12 tile was used on the shower floor and niche, while basic marble Bianco polished 12x24 porcelain tile was used on the walls. This Houston outdoor kitchen and entertaining area offers a modern take on Mediterranean style. Designed and built by Outdoor Homescapes of Houston, this fully loaded family and entertaining space echoes the stucco, travertine tile patio and Mediterranean style of the existing home while exuding a more modern, transitional style. “This was a high-profile client – both VPs of different oil and gas companies who entertain affluent guests on a regular basis – so they wanted to make sure they had high-end appliances and all the latest amenities they could order,” says Lisha Maxey, senior designer for Outdoor Homescapes and owner of LGH Design Services in Houston. “They also have two kids, ages 7 and 10, and wanted a family gathering space that better accompanied their new, luxurious pool.” What really sets apart this outside kitchen design idea, however, is the way the elements are used throughout the space. “Usually, outdoor kitchen designs for a backyard are grouped into one island or cabinet,” explains Outdoor Homescapes of Houston owner Wayne Franks. “But here, the patio, roof and fireplace were all in place, separated by stucco columns, and the outdoor kitchen elements had to work around them.” A 14-foot-long cooking island houses a built-in Fire Magic grill with a Magic View Window (allows the chef to check on food without lifting the lid and losing valuable heat). The island, the countertop of which is "Carnaval" granite from Lackstone, also features a Fire Magic power burner, warming drawer and trash drawer. The table in the middle - a cast-iron, Mediterranean style gem with hand-forged scrollwork designs from Patio 1 in Houston – seats 10. “We wanted this kind of Mediterranean feel,” says Maxey. “We wanted rustic, but the appliance package was so new, with all its stainless steel, so we kept a the cabinets and the columns stucco instead of stone for a more clean, modern look and then did the custom tile backsplash and mosaic in more of a rustic, Mediterranean look." The backsplash is a 1-inch travertine tile background with 4-inch square metallic insets, both from Floor & Decor. The tile for the 18-by-24-inch rectangle mosaic came from Great Britain Tile Co. and included a Dianno Reale tumbled border and background. The bronze, diamond-shaped insets are tumbled Dark Emperdor tile and the scrolls are tumbled Noce tile. Our clients had been looking for property on Crooked Lake for years and years. In their search, the stumbled upon a beautiful parcel with a fantastic, elevated view of basically the entire lake. Once they had the location, they found a builder to work with and that was Harbor View Custom Builders. From their they were referred to us for their design needs. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.
