The existing kitchen was a good size with many amenities but was outdated in style and color. Along with opening the walls, the clients sought a much lighter and brighter feel. A large island and custom doggie station were also on their wish list (check and check!) Custom white cabinetry, fresh white paint on the ceiling, LED can lighting, decorative pendant lights, and a light colored granite counter tops all contribute to a much brighter room when compared to the dark red walls of the original kitchen. Removing the peninsula and extending the back wall to the garage hallway provided some additional square footage. Our talented designers were also able to match the engineered hardwood floorings from the original formal living room and extend it into the kitchen, adding to the larger feel and flowing floor plan. After a few years of being empty nesters, and with the neighborhood turning over drastically to infill property in the millions, this couple decided the time was right to update the last remaining rooms. Starting in the Kitchen Taking a dark, u-shaped kitchen out of the past and updating it for the future, was a dream come true for this family. They knew what they wanted in order to entertain their large extended family, which included their three kids; plus, his family, consisting of nine children, spouses, and now grandchildren. Requirements of an open space to hang out and help out, a banquet for food presentation without obstruction, bright and clean, easy storage, a place for her mother’s china decanters, and an instant hot for tea were all part of the “must haves” for this kitchen. We also needed to work around the homeowners’ existing appliances since many of them were practically new. Vaulted ceilings, lots of high windows, and large openings to other spaces in the house, were challenges that only a galley style kitchen could address. Blending and lacing the hardwood floor with new flooring required both the new and existing to be sanded down and refinished. This provided a coherent look to the entire first floor of this home. Matching casings, baseboards and base shoe helped to make the updates look fresh, but original to the house. In the kitchen, choosing the sandstone slate finish on our Wellborn Maple select series cabinets kept the space soft; but really opened it, making the space lighter and brighter. The Harmony style door choice blended with the décor in the rest of the house, while also giving straight clean lines the homeowner desired. Grounding the row of cabinets with their refrigerator and a pantry cabinet, gave symmetry to this side of the kitchen. On the opposite side, a built-in pantry cabinet mirrors the refrigerator. A row of drawer cabinets expanded the storage and banquet space, to lay out food for entertaining. Also added were some much-needed wall cabinets with glass inserts to mirror the windows and keep the space open. This also allowed the taller canister to be displayed and admired. A few smaller shelves were added above the window space, to house the smaller canisters so loved by the homeowner. An artist by trade, this homeowner added two narrow cabinets to the side of the pantry and the side of the refrigerator panel to house and create easy access to the various spices her husband loves to use while cooking. She painted them to blend with Wellborn’s Sandstone finish. The Caesarstone countertop with a 3cm eased edge in London Gray has a small pattern that is subtle and interesting. Cutting down the Caesarstone to 2 cm and carrying the same London Gray pattern up the backsplash area, lended to the clean lines and easy cleaning this homeowner requested. The Brantford faucet has a pull-down spray and one side handle, leaving space for the all-important request of a Transcape hot water dispenser, also in chrome. Scraping away the past included smoothing out the popcorn ceiling. Adding LED slope cans to the vaulted ceilings provided the necessary task lighting to elevate these homeowners’ joy of cooking. Removing the dated “popcorn look” enhanced the clean and spacious feel created by the architecture of the ceiling. Adding Top Knob chrome hardware was the final element that tied the kitchen all together. Master Bathroom The original dated Master Bathroom had dark cabinets, a huge Jacuzzi tub and a small shower stall that provided barely enough room for even a child to shower. Removing the Jacuzzi tub that was never used, opened this floor plan to a grand shower that is comfortable and spacious. For easy cleaning, these homeowners opted for a panel system in their shower. Onyx shower walls with a shower seat and recess wide shower caddy were installed in place of the old Jacuzzi style tub. The large panels were quite a challenge for our team, with an eight foot door and vaulted ceilings; but they were determined not to have a seam. These seamless panels are beautiful and very easy to clean. Keeping with the original floor plan, a double sink vanity from Wellborn’s select line with the Harmony door style in a pebble finish was installed. New Kohler Caxton under mount sinks were installed, along with the Moen Kinsley 8” wide spread faucets in chrome. The countertop was a beautiful Caesarstone in Frosty Carrina with an eased edge and 4” back and side splash. Matching Kinsley towel hooks were added, along with mirrors the homeowner purchased and we installed for her. This was a perfect idea since the closets are now in the dressing area and the creative wall houses the fireplace and TV for cold winter nights of snuggling to a movie. Klopf Architecture’s client, a family of four with young children, wanted to update their recently purchased home to meet their growing needs across generations. It was essential to maintain the mid-century modern style throughout the project but most importantly, they wanted more natural light brought into the dark kitchen and cramped bathrooms while creating a smoother connection between the kitchen, dining and family room. The kitchen was expanded into the dining area, using part of the original kitchen area as a butler's pantry. With the main kitchen brought out into an open space with new larger windows and two skylights the space became light, open, and airy. Custom cabinetry from Henrybuilt throughout the kitchen and butler's pantry brought functionality to the space. Removing the wall between the kitchen and dining room, and widening the opening from the dining room to the living room created a more open and natural flow between the spaces. New redwood siding was installed in the entry foyer to match the original siding in the family room so it felt original to the house and consistent between the spaces. Oak flooring was installed throughout the house enhancing the movement between the new kitchen and adjacent areas. The two original bathrooms felt dark and cramped so they were expanded and also feature larger windows, modern fixtures and new Heath tile throughout. Custom vanities also from Henrybuilt bring a unified look and feel from the kitchen into the new bathrooms. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. THE SETUP This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines. Design Objectives: - Make the space brighter. - Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station. - Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients. Design Challenges: - Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space) - Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option. - The blow-dry station needs to accommodate the client’s preference for standing up. - Finding a place for the make-up station, which the client wants oriented for sitting. - Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs. THE RENEWED SPACE Design Solutions: - Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC. - Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. Can lights were also added. Installed a beautiful ceiling light fixture that works within the new soffit shape, commanding attention and adding light, as if the sofit shape was chosen for it. - Created a nice, furniture-looking 42”-high cabinet with pullout drawers to be the blow-dry station, complete with a mirror and a nice top. The pullout drawers are all powered, concealing a Dyson dryer and curling iron (and all the accoutrements) while keeping them plugged in, which is ideal for easy usage and put away. A stylish mirror on the wall above the cabinet, and proper lighting, make this the perfect blow-dry station. The top has a grommet that can accommodate a power cord should the client ever want to have a powered device on top of the cabinet. - Put the sit-down makeup station where the tub used to be, putting the mirror back into a new recessed wall just a bit, allowing the area to have more room. - Created a niche in the shower’s inner wall so that you can’t see it unless you are literally inside the shower. At the client’s request, it also has a hook so she can hang her loofa. Hiding the utility niche in this way allowed us to use the full main wall of the shower as a canvas for a beautiful accent stripe of raised decorative tile. The new shower has her old favorites, too: the tub filler, foot niche and bench. Alicia’s client loves her new primary bathroom, especially the blow dry area. It is very accommodating for her, as a tall lady, while being very easy to use. The drawers store everything. Being powered, they make using already-plugged in appliances very easy to use and put away. Her previous makeup station was a freestanding vanity with a single drawer, so beauty products were all over the surface top. With her new makeup station, everything is nicely tucked away and organized in drawers. The new lighting is fantastic and the colors are light and soft. The clients loves the overall look and feel of her new bathroom and raves about how well the functionality-minded design makes her morning routine – and her life – easier and enjoyable!
