Full remodeling of 2 entire hotels suite, including a kitchen, 2 bedrooms with en-suite bathrooms and custom closets and millwork. The project is a Floor to ceiling full remodeling, where we replaced all flooring, added beautiful wall covering and upgraded all lighting and dimmers. The Result is calm, serene, open spaces have been created. Guests can now come to these suites after a busy day in the heart of the city of NY and relax in these high end suites. The decor is modern and the color palette is neutral and refreshing to appeal to many different guests tastes. We also did a number of smart upgrades for the wireless control of the HVAC system, dimmers and electrical roller shades. This is the living room open plan space with a dining area. The kitchen has modern clean lines with all integrated stainless steel appliances. The counter top is the Sleek Concrete Caesar Stone. The backsplash is a high Gloss subway tile. Interactive Gates & Security designed, fabricated, and installed this custom double swing automatic gate for a private residence on Vashon Island in early 2026. The homeowners wanted a grand, welcoming entrance that matched the character of their property without feeling heavy or industrial — so we built an ornamental gate with clean vertical pickets, a gently arched top rail, and decorative accents that read as elegant from the road and timeless up close. The gate is powered by a heavy-duty dual swing operator system with soft start/stop for smooth, quiet motion and long-term durability in the Pacific Northwest's wet, salt-air climate. Every panel was hot-dip galvanized and powder coated for corrosion resistance. Access is handled through a keypad, wireless remotes, and a smartphone-controlled app, with a video intercom at the driveway entry so the owners can see and speak with visitors before opening. Safety photo eyes, a vehicle exit sensor, and a battery backup for power outages round out the system — essential on an island where storm-related outages are a fact of life. Because the site sits on a sloped, gravel-transition driveway, our crew set new steel posts on deep concrete footings, trenched and ran conduit for power and low-voltage control wiring, and fine-tuned the swing arc so both leaves clear the grade cleanly through the full range of motion. The result is a secure, fully automated entrance that adds real curb appeal and property value — built to last decades, not seasons. The homeowner desired an outdoor space that would include an area for relaxing with a full view of the pool, an outdoor kitchen, a fire feature and a dining area. The space replaced a small patio cover that was just not big enough. We had to remove three 2nd floor windows in order to tie into the home and give the new cover a proper pitch. On the interior, we created art nooks where the windows had been. The kitchen has a tile backsplash, custom vent hood cover over a ventahood liner, custom cabinets that house the wireless electronic system, and is equipped with an RCS grill and stainless drawers, doors and an outdoor refrigerator. The bar area has bar top seating and a beautiful copper backsplash. The fascia is stone (Quarry Cream Rough) and matches the columns and fire pit bases. The fire pits are topped with Noce tumbled 16x24 pavers. They are custom built gas fire pits that allow for a full view of the pool and backyard. The flooring is a special feature! It is 12X48 paver tiles from Turkey that look like wood. The wood grain look was computerized directly on them. They have a rough texture, so it isn’t slippery (perfect for poolside). The ceiling is a coffered ceiling using tongue and groove pine that has been painted. The beams are wrapped in hardie and painted. The ceiling fans are Haiku fans. This design was created to allow for a wide open view of the pool and backyard as well as create a grand entrance to the yard from the home.
