We were brought into this project just as the major remodel was underway, allowing us to bring together a feature-rich audio/video and automation system with elegant integration into the spaces. This system provides simple control and automation of the lights, climate, audio/video, security, video surveillance, and door locks. The homeowner can use their iPads or iPhones to control everything in their home, or when away.

Powder room - small transitional mosaic tile floor powder room idea in New York with a pedestal sink and gray walls

A more bold approach was taken with the color scheme for the Pool Bath. The oversized subway tiles in four colors - mango, breeze, estuary and sea grass- is the focal point of the bathroom while the smaller scale mosaic flooring offsets it nicely in Tessera glass. Traditional elements were used to keep with the style of the home: the classic white of the cabinetry, countertop and sink, the simplicity of the circular mirror and the single light wall sconces complete the look.
Vanity wall: Island Stone in 4 colors (mango, breeze, estuary, and sea grass)
Flooring: Tessera glass mosaic – Crème Brulee
Sconces: Circa Lighting NY Subway Single Light Wall Sconce
Sink: Kohler
Fixtures: Rohl Country Bath – A1464LM
Mirror: Restoration Hardware – Dillon Oval Pivot Mirror

A hip young family moving from Boston tackled an enormous makeover of an antique colonial revival home in downtown Larchmont. The kitchen area was quite spacious but benefitted from a small bump out for a banquette and additional windows. Navy blue island and tall cabinetry matched to Benjamin Moore’s Van Deusen blue is balanced by crisp white (Benjamin Moore’s Chantilly Lace) cabinetry on the perimeter. The mid-century inspired suspended fireplace adds warmth and style to the kitchen. A tile covered range hood blends the ventilation into the walls. Brushed brass hardware by Lewis Dolan in a contemporary T-bar shape offer clean lines in a warm metallic tone.
White Marble countertops on the perimeter are balanced by white quartz composite on the island. Kitchen design and custom cabinetry by Studio Dearborn. Countertops by Rye Marble. Refrigerator--Subzero; Range—Viking French door oven--Viking. Dacor Wine Station. Dishwashers—Bosch. Ventilation—Best. Hardware—Lewis Dolan. Lighting—Rejuvenation. Sink--Franke. Stools—Soho Concept. This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

This powder room started as a design disaster before receiving a stunning transformation. It was green, dark, and dreary and stuck in an outdated Southwestern theme (complete with gecko lizard décor.) We knew they needed help fast. Our clients wish was to have a modern, sophisticated bathroom with a little pizzazz. The design required a full demo and included removing the heavy soffit in order to lift the room. To bring in the bling, we chose a unique concave and convex tile to be installed from floor to ceiling. The elegant floating vanity is finished with white quartz countertops and a large vessel sink. The mercury glass pendants in the corner lend a soft glow to the room. Simple and stylish new hardware, commode and porcelain tile flooring play a supporting role in the overall impact. The stars of this powder room are the geometric foil wallpaper and the playful moose trophy head; which pays homage to the clients’ Canadian heritage.

AFTER: BAR | We completely redesigned the bar structure by opening it up. It was previously closed on one side so we wanted to be able to walk through to the living room. We created a floor to ceiling split vase accent wall behind the bar to give the room some texture and break up the white walls. We carried over the tile from the entry to the bar and used hand stamped carrara marble to line the front of the bar and used a smoky blue glass for the bar counters. | Renovations + Design by Blackband Design | Photography by Tessa Neustadt
