Client requested that I plan a formal rose garden. Soil needed a great deal of sand, fresh soil, and fertilizers. Irrigation needed to be installed as a drip line for all roses, so the measurements had to be exact. Once the total for all boxwoods as hedge were calculated, client decided not to install that portion.

These contrast beautifully with the rich wood floors. Glass doors in the top portion of the sink wall cabinets let the homeowner display a collection of red and white stoneware. The client used red accents throughout, including red-bound cookbooks and dish towels to add that country flavor and create a happy, playful look. The centerpiece of this kitchen is the Cottage Black Island - stout chamfered posts support a French Country shelf, open on both sides and front. A carved top valance and French Country trim around the bottom give a handcrafted look, and the bun feet are a playful addition. Many of the drawers have specific inserts calculated exactly to fit the clients various items, from placemats to knives, to spices and utensils. Reminiscent of times past, the client chose hot-rolled and waxed steel for the island top, giving it a rustic-industrial look, and setting it apart from the leathered black granite of the perimeter.

Oriented around a central grand oak and its adjacent loblolly pine, the home wraps around them, celebrating the engagement of nature while maintaining privacy from neighboring homes. Working within height restrictions intended to keep massing as low to the ground as possible, we moved the ground plane up and the expression down to present an appearance of a home that lives low. Calculated plays on scale and proportion intentionally have different effects from different vantage points, ensuring the viewer perceives the architecture as humanly scaled from each important introduction to the home. Words by Wilson Hack The best architecture allows what has come before it to be seen and cared for while at the same time injecting something new, if not idealistic. Spartan at first glance, the interior of this stately apartment building, located on the iconic Passeig de Gràcia in Barcelona, quickly begins to unfold as a calculated series of textures, visual artifacts and perfected aesthetic continuities. The client, a globe-trotting entrepreneur, selected Jeanne Schultz Design Studio for the remodel and requested that the space be reconditioned into a purposeful and peaceful landing pad. It was to be furnished simply using natural and sustainable materials. Schultz began by gently peeling back before adding only the essentials, resulting in a harmoniously restorative living space where darkness and light coexist and comfort reigns. The design was initially guided by the fireplace—from there a subtle injection of matching color extends up into the thick tiered molding and ceiling trim. “The most reckless patterns live here,” remarks Schultz, referring to the checkered green and white tiles, pink-Pollack-y stone and cast iron detailing. The millwork and warm wood wall panels devour the remainder of the living room, eliminating the need for unnecessary artwork. A curved living room chair by Kave Home punctuates playfully; its shape reveals its pleasant conformity to the human body and sits back, inviting rest and respite. “It’s good for all body types and sizes,” explains Schultz. The single sofa by Dareels is purposefully oversized, casual and inviting. A beige cover was added to soften the otherwise rectilinear edges. Additionally sourced from Dareels, a small yet centrally located side table anchors the space with its dark black wood texture, its visual weight on par with the larger pieces. The black bulbous free standing lamp converses directly with the antique chandelier above. Composed of individual black leather strips, it is seemingly harsh—yet its soft form is reminiscent of a spring tulip. The continuation of the color palette slips softly into the dining room where velvety green chairs sit delicately on a cascade array of pointed legs. The doors that lead out to the patio were sanded down and treated so that the original shape and form could be retained. Although the same green paint was used throughout, this set of doors speaks in darker tones alongside the acute and penetrating daylight. A few different shades of white paint were used throughout the space to add additional depth and embellish this shadowy texture. Specialty lights were added into the space to complement the existing overhead lighting. A wall sconce was added in the living room and extra lighting was placed in the kitchen. However, because of the existing barrel vaulted tile ceiling, sconces were placed on the walls rather than above to avoid penetrating the existing architecture.

On first glance, this staircase reads as restrained. White oak treads rise with natural warmth, metal balusters hold their disciplined rhythm, and the painted black railing traces a clean, straight path upward. Then you notice the elliptical stringer wrap, and the whole composition shifts. Unlike a circular curve drawn with a compass, an ellipse requires mathematical calculation and a craftsman who knows how to make that complexity disappear. Here, it does exactly that. Natural light finishes the story. Moving through the space across the day, it deepens the oak grain, catches the metal, and lets the black railing guide the eye along the handrail's elliptical path from start to finish. Northern met up with the installers who had zero experience of roofing or the installation of tiles, which it turned out was a huge advantage because they followed our instructions to the letter. The fact that one of the crew was a calculus major also helped when it came time to calculate the gauge for the battening. All in all they did an amazing job and it is only unfortunate that very few people who see the roof actually realize just how complicated some of the detailing was!

Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter. The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining. Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look. This is the first certified Passive House in the Chicago area, built by Biltmore Insulated Concrete (thermal shell) and Evolutionary Home Builders (GC).
