Complete renovation of 5th floor condominium on the top of Nob Hill. The revised floor plan required a complete demolition of the existing finishes. Careful consideration of the other building residents and the common areas of the building were priorities all through the construction process. This project is most accurately defined as ultra contemporary. Some unique features of the new architecture are the cantilevered glass shelving, the frameless glass/metal doors, and Italian custom cabinetry throughout. Patio - large modern backyard tile patio idea in San Francisco with a roof extension

This property came with a house which proved ill-matched to our clients’ needs but which nestled neatly amid beautiful live oaks. In choosing to commission a new home, they asked that it also tuck under the limbs of the oaks and maintain a subdued presence to the street. Extraordinary efforts such as cantilevered floors and even bridging over critical root zones allow the design to be truly fitted to the site and to co-exist with the trees, the grandest of which is the focal point of the entry courtyard. Of equal importance to the trees and view was to provide, conversely, for walls to display 35 paintings and numerous books. From form to smallest detail, the house is quiet and subtle.

Another small back yard design challenge One Specialty was happy to take on. Our clients wished to remove a large planter bed against the wall and create a covered seating area in place of it. For the decking, we used Trex materials for lasting durability and easy maintenance and added new steps with lighting. The metal cantilevered pergola custom designed with shade panels provides the needed shade during the hot Texas summers. And to add more luxury, we suggested a vent-less fireplace ensuring the family could enjoy their backyard all year and our clients loved the idea!
