The left side of the floor plan contains the serene master suite, with an oversized master bath, large walk-in closet and 16 by 18-foot master bedroom that includes a large picture window that lets in maximum light and is perfect for capturing nearby views. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. Upstairs, an additional 900 square feet includes two 11 by 14-foot upper bedrooms with bath and closet and a an approximately 700 square foot guest suite over the garage that includes a relaxing sitting area, galley kitchen and bath, perfect for guests or in-laws.

This home on the Eastern Shore of Maryland began as a modest 1927 home with a central hall plan. Renovations included reversing the kitchen and dining room layout , adding a large central island and hood to anchor the center of the kitchen. The island has a walnut counter encircling the working island and accommodates additional seating. The main sink looks out to the north with beautiful water views. The southwest bay window affords a seating area with built-in bookshelves adjoining the breakfast room while the one in the kitchen provides for the secondary sink and clean-up area. By capturing the additional depth in the bay window, a large TV is concealed below the countertop and can emerge with a press of a button or retract out of sight to enjoy views of the water. A separate butler's pantry and wine bar were designed adjoining the breakfast room. The original fireplace was retained and became the center of the large Breakfast Room. Wood paneling lines the Breakfast Room which helps to integrate the new kitchen and the adjoining spaces into a coherent whole, all accessible from the informal entry. Resting upon a 120-acre rural hillside, this 17,500 square-foot residence has unencumbered mountain views to the east, south and west. The exterior design palette for the public side is a more formal Tudor style of architecture, including intricate brick detailing; while the materials for the private side tend toward a more casual mountain-home style of architecture with a natural stone base and hand-cut wood siding. Primary living spaces and the master bedroom suite, are located on the main level, with guest accommodations on the upper floor of the main house and upper floor of the garage. The interior material palette was carefully chosen to match the stunning collection of antique furniture and artifacts, gathered from around the country. This Paradise Valley Estate started as we master planned the entire estate to accommodate this beautifully designed and detailed home to capture a simple Andalusian inspired Mediterranean design aesthetic, designing spectacular views from each room not only to Camelback Mountain, but of the lush desert gardens that surround the entire property. We collaborated with Tamm Marlowe design and Lynne Beyer design for interiors and Wendy LeSeuer for Landscape design.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

This residential compound includes a primary residence, guesthouse, barn, dining pavilion and entry gate. The distinctive form of the architecture is derived from the Teton Range extending to the south. To respond to this phenomenon, the ridge of the gable roof is angled to allow the north wall to gently rise toward the west, mimicking the line of the mountains. The south wall naturally rises to the east capturing the preferred morning light. The materials - wood, rusted steel, copper panels, and stone - form a monochromatic palette to reinforce the sculptural energy of each building. A.I.A. This Modern Prairie Bungalow was designed to capture the natural beauty of the Canadian Rocky Mountains from every space within. The sprawling horizontal design and hipped roofs echo the surrounding mountain landscape.
