The transformation of this home was extensive. We removed walls, creating connectivity between rooms and an updated open concept floor plan. We did a complete redesign the layout of the kitchen, tripling the size, storage, and counter space for the whole family to enjoy. We created a built-in bar in the dining room and separate media room, opening up the entertaining options for both kids and adults. For the finishes throughout, the family was able to capture their love of Spanish and old-world design. We used warm neutral colors for the pallet, antique and worn textures throughout the surfaces, and pops of color and personality to make it uniquely theirs. Touches of brass and wrought iron in the lighting and railings continued the theme. The enlarged glass door systems and windows all increased the natural light and opened up the viewing area to capture the panoramic ocean view.

This North Shore residence captures commanding views of the ocean, while maintaining a sense of privacy for the homeowners. Their priorities focused on thoughtful design, evolving from a restoration of a small summer cottage into a new home, well sited on a narrow lot. SV Design worked within the constraints of conservation and a flood zone to create a masterpiece of charm and appeal. The home reflects the tastes of the owners, who remained involved through every step of the process. Natural light is well utilized, the open layout provides ease in entertaining and in day to day living, and the views are captured from assorted vantage points. Personalized accents abound throughout the property--- warm wood flooring, stone accents--- both inside and outside of the home, a kitchen with clean lines and efficient storage space, and a butler’s pantry. The design of the property is aesthetically pleasing, creative, and functional; most of all, it fulfilled the visions of the clients.

Challenge: Main living area was hexagonal, and combined both living and kitchen. The house had been remodeled several times since it's birth in 1969, including the removal of a stone fireplace rising to the center of the hexagonal ceiling complete with 6' round hearth. Colonial trim, doors, and traditional lighting incorporated most recent 2007 remodel created a clash of decades and accentuated the oddness of the house. Solution: Kitchen was relocated to former den and cased opening was expanded to capture sunshine and lake views. Former den/formal dining was one long trapezoidal space. We divided the space into two: kitchen and game room. To capture light, glass "barn" doors were hung between the two rooms in a 6' opening. All colonial trim was removed and replaced with very simple and clean 1x4" trim and 1x6" base. Ship lap now clads the ceilings. A 16' bookshelf anchors one wall, while new Colorado river rock fireplace anchors the opposite wall, eliminating "carousel" effect of the hexagonal space. While the architecture was not restored to it's literal, former mid-century aesthetic, it has been redefined: southern, contemporary, simple elegance.

Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. The family purchased the 1950s ranch on Mullet Lake because their daughter dreamed of being married on its shores. The home would be used for the wedding venue and then as a wedding gift to the young couple. We were originally hired in August 2014 to help with a simple renovation of the home that was to be completed well in advance of the August 2015 wedding date. However, thorough investigation revealed significant issues with the original foundation, floor framing and other critical elements of the home’s structure that made that impossible. Based on this information, the family decided to tear down and build again. So now we were tasked with designing a new home that would embody their daughter’s vision of a storybook home – a vision inspired by another one of our projects that she had toured. To capture this aesthetic, traditional cottage materials such as stone and cedar shakes are accentuated by more materials such as reclaimed barn wood siding and corrugated CORTEN steel accent roofs. Inside, interior finishes include hand-hewn timber accents that frame openings and highlight features like the entrance reading nook. Natural materials shine against white walls and simply furnished rooms. While the house has nods to vintage style throughout, the open-plan kitchen and living area allows for both contemporary living and entertaining.
