All these features part of the recipe for Living Outdoors fabulously. If you look close enough you can see the masonry details in which Preferred Properties is known for. The elegance of Stone surrounding Brown Jordan's cabinetry in Java color shows the insightfulness of masterful outdoor Kitchen builder Michael Gotowala founder of THE OUTDOOR KITCHEN DESIGN STORE by PREFERRED PROPERTIES. The sprawling outdoor grill island has plenty of work or play space for that matter highlighting DCS grill, plenty of storage, two drawer refrigerator and a trash pull all capped off with large swirling granite counters. A nice touch here is the top shelf designed for sight lines from entering the back yard, wind blockage for grilling, receptacles, and even night lighting underneath to illuminate at night.
The second area is the sprawling bar and beverage Alfresco up against the house. Even the top shelf mimics the octagon bow window shape. The stone and granite details surround a nice layout of outdoor cabinetry for user convenience.

Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed.
After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site.
The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint?
The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy.
Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

One of my favorite spaces to design are those that bring the outdoors in while capturing the luxurious comforts of home. This screened-in porch captures that concept beautifully with weather resistant drapery, all weather furnishings, and all the creature comforts of an indoor family room.

Sharifi-ha House
Uncertainty and flexibility lie at the heart of the design concept in Sharifi-ha House. The sensational, spatial qualities of the interiors, as well as the formal configuration of its exterior, directly respond to the displacement of turning boxes that lead the building volume to become open or closed, obtaining introverted or extroverted character. These changes may occur according to changing seasons or functional scenarios of floor plans.
Like many other urban plots, the land for this project had a noticeably narrow façade-width compared with its length. Consequently, our expertise in transforming a two-dimensional façade to a three-dimensional one became indispensable. Here, the openness /closure of the building volume is a reference to traditional Iranian houses, which would dynamically serve as seasonal modes of habitation by offering both a Zemestan-Neshin (winter living room) and Taabestan-Neshin (summer living room) to their residents. In summertime, Sharifi-ha House offers an open /transparent /perforated volume with wide, large terraces. In contrast, during Tehran’s cold, snowy winters the volume closes itself, offering minimal openings in total absence of those wide summer terraces. In this project, the challenges to the concepts of open/closed typology (introverted/extroverted character) led to an exciting spatial transformation of an ever-changing residential building.
The House is distributed over seven floors: the two basement floors are allocated to family conviviality, fitness facilities, and wellness areas, while the ground floor hosts parking and housekeeping rooms. Public activities all happen on the first and second floors, and the family’s private life takes place on the third and fourth floors.
The project consisted of four major parts; the fixed volume of the structure, the void, and the fixed volume and the mobile volume, respectively. When the turning boxes are closed, the building captures sunlight throughout the space of the central void, which also connects the two fixed volumes by suspended bridges.
The house adapts to the functional needs of its residents. For instance, depending on whether there is a guest or not, the guest room (located on the second floor) can be reconfigured for different purposes. Similarly, home office and breakfast room (turning rooms on the first and third floors) can change the formality of their appearance according to their residents’ desire. In other words, there is always the possibility of having different seasonal or lighting scenarios, some of which have been already considered in the BMS program of the project.
From the initial design steps, we noticed that three pine trees outside could be incorporated into the spaces of the interior. Now, in the open mode of the house, the trees are pleasantly captured by the window frames.
Stepping back for about three meters from the permitted construction boundary line allowed us to provide splendid daylight for the basement floors by inserting a glass fountain. The fitness and wellness areas are accommodated between this fountain and the basement pool where reflective installations reverberate the water’s radiance all over the space.
The applied manufacturing technique for the turning mechanism was in fact a simple one; the same method which is currently employed in turning theatrical scenes, turning the floor of car exhibitions, steel companies and the shipping industry in Iran. But as our client himself was into importing CNC and other similar industrial German machines, he preferred the structural system to be fabricated in Germany. In doing so, he could engage his employees in the manufacturing process and thus train them for future maintenance purposes.
Details of the handrails and air-penetration controlling methods were major issues considered in developing the design of the turning boxes. Designing foldable handrails and refining the edges of the boxes happened to be our feasible solutions.
Considering the specialties of this kind of architecture, the structural system was inevitably a customized one. After digitally modeling the structure, a series of SAP2000 analysis were undertaken to examine static/dynamic performance of the proposed system. Being partially moveable is the dominant feature of this structural assembly, which was contemplated throughout the fabrication process by the German manufacturer company. The main loads all rest on the beams of the living rooms.
Due to the various configurations the turning boxes may take, the loading calculation has been estimated based on the largest possible loading value applied to the system. Additionally, in order to prevent structural deformation controlling the probable vibrations in the turning boxes was taken into account during the design/calculations of the structure.
The house was titled Sharifi-ha House, in honor of traditional Iranian mansions.

The Gun Lake Residence replaces a small, aging, existing house located on a narrow peninsula on Gun Lake, in west Michigan. The peninsula is neatly populated with century-old homes that quietly occupy this uncommon setting. The project site offers extraordinary views of the water in multiple directions and extends to the east with open space, bordering on an historic, 19th-century community ice house.
A primary project goal was to reimagine the relationship of the house to its surroundings while remaining sensitive to the communal context of the neighboring properties. The design seed of the new project included rotating the footprint of the existing house 90 degrees to open the long side of the home toward the lake, maximizing views and gaining optimal benefit of the linear site. Drawing inspiration from the traditional lake vernacular of the neighboring houses, the two principal roof forms of the new house reciprocate the setting -- the modern, clean lines of the upper gable roof upholds the clarity and tradition of the neighborhood, while the lower roof mimics the extension of the landscape and invites improvisational use. The horizontal flat roof allows use of the deck in all weather and cantilevers the most used public spaces into the landscape in a band of captured horizontal space. A wood-clad retaining wall refines a cut into the earth and harbors a transitional, outdoor room between the water and the basement.
At 2200 finished square feet, the conditioned building envelope is compact. And like the exterior, the interior form responds directly to its use. The upper floor is a monastic repetition of modest sleeping cells and bathrooms with unique directional views, combined with a grand central stair and master bedroom at each corner that captures myriad views of the water, over the trees, in all directions.
The main floor utilizes a core of small, functional spaces to shield the adjacent road, and forms a backdrop to the open interior spaces. Aided by the reaching, cedar-bellied roof, the living, dining, and kitchen spaces spill to the outdoors through an unusually porous exterior wall. Three sliding glass doors–including one at 20 feet wide–and a finished, surrounding ground plane cohere the landscape to the main living level.
Super-insulated wood-framed walls, triple-paned aluminum-clad wood windows, and a structurally insulated roof panels make-up the core of the building envelope, and additional exterior high-performance design features include geothermal heating/cooling and a green roof. Cementitious lap siding, concrete panels, hardwood decking, cedar soffits, and river rock comprise the exterior finish. In addition to cedar ceilings, interior finishes include porcelain ceramic tile, cork flooring, tight pile wool carpet, and neutral painted walls -- designed in quiet tones to highlight the most important interior ingredient: views outside.

The Home
The Elbert, named after a Colorado fourteener, is designed in the modern farmhouse style with an open concept that creates a
welcoming feeling. The two-story entry light compliments the incredible view of Pikes Peak. The main level includes a gourmet kitchen
open to the great room, dining room and study. The master suite is an owner’s delight with a separate seating area that opens to a
spa-like master bathroom.
Moving up a level will reveal one of JS Homes’ specialties. Utilizing often overlooked space, we bring our East Coast influences to the
Colorado Springs market by using the attic for additional living space without adding another floor. This results in higher roof lines and a majestic appearance. Two bedrooms, a bathroom and a bonus room will be a delight for the kids in the family.
The ten-foot ceiling in the lower-level was designed with entertaining in mind. Two bedrooms, a shared bath and an exercise room complete the ensemble. Building within Flying Horse North, we were able to incorporate unique materials including stucco, barnwood, stone and pre-finished western red cedar.

The Interior Design
This Flying Horse North lot was a perfect setting for The Elbert, a modern farmhouse. From the moment you walk through the front door, your sightline is drawn to the incredible Pikes Peak view. We sought to capture the large space by blending a mix of different materials and textures. Superior craftsmanship incorporates a mixture of materials, from knotty alder and walnut on the main level, to hickory and quarter-sawn oak elsewhere, creating a rich and rewarding feel. Luxe granites complimented by beautiful tile work add depth and movement in many areas of the house — creating a refined feeling. Working with Jessica Brown of La-Z-Boy Furniture Galleries, we designed a palette of colors, patterns and rich textures to enhance and compliment the interior finishes. A mixture of grays, blues and whites provides a timeless, fresh and family friendly environment that makes The Elbert a sanctuary for entertaining and relaxing.

Project Description:
We were contracted by the family to create a master plan for the property. They
were experiencing extreme drainage and erosion problems due to the surrounding properties’
drastic grade changes. Erosion had caused the rear lawn to sink in various areas and the existing
rear patio spaces were failing. The client wanted to rebuild their patios and walkways, repave
their driveway and give their home more visual appeal. Most importantly, they wanted an
environmentally friendly solution.
Our design solution was to create a rain garden that would slow storm water runoff, allow
for percolation, and promote infiltration, while permitting excess clean water to enter the storm
drain at the street with slower velocity. The rain garden acts as a temporary holding space that
allows the earth to slowly absorb water, rather than overwhelm the nearby storm drain. Our first
objective was to conduct a percolation test to determine the amount of clay soil that needed to be
removed before reaching the sandy loam layer. A percolation test and storm water calculations
were generated to accommodate a 1” rain event. Based on our calculations and the small size of
the property, we determined a depth of 18” was necessary for optimal holding capacity. We
removed 18” of clay soil until a layer of sandy loam was encountered. Next, the soil was amended
with compost and sand to create a highly porous planting media for the basin of the garden. We
piped the three existing rear downspouts to the rain garden area to capture for infiltration and
alleviate runoff throughout the rear lawn and patio space. We installed an 18” wide over-flow
standpipe at a 24” depth into the ground that outlets to a stone swale that carries the water to the
property edge. As an added means of holding the maximum amount of water, we designed the
standpipe to sit 14” above grade. The height of this standpipe allows this rain garden to capture
14” of water before reaching the overflow capacity. We placed geotextile fabric to help reduce
migration of the stones into the soil and aid in the prevention of weeds and erosion. We heavily
planted the rain garden to further aid in absorption and to attract local wildlife. A native plant
palette of butterfly weed, Panicum, Joe-Pye weed, and asters form a colorful backdrop while the
basin was filled with obligate wetland plants such as royal ferns, irises and cardinal flowers. The
upper edges in the foreground are planted with Echinacea, Rudbeckia and Monarda, satisfying
the local bird community and adding bright seasonal colors. This garden effectively collects and
cleanses rainwater while creating a habitat for birds, frogs, and butterflies.
Our next challenge was to redesign the existing patios and walkways without increasing
impervious surfaces. According to township regulations this property was currently at its
maximum capacity, therefore we designed the front and rear patios with a slightly smaller
footprint to decrease their existing impervious surfaces.
New planting beds were designed throughout the entire property. Plants were chosen that
were tolerant of specific site conditions. For the rear yard, we choose a backdrop of witch hazel
and hollies to provide an evergreen screen as well as early spring color. We placed hydrangea
throughout to add summer color. We planted ostrich fern under the existing spruce tree to create
a lush floor. This area became an additional backdrop for the rain garden as well as a screen for
the neighboring property. We choose a combination of ‘Blue Star’ juniper and creeping jenny to
soften the existing rear wall with creepers. Around the rear patio areas we choose a combination
of Liatris, Rudbeckia and ‘Lo and Behold’ butterfly bush. This combination of plants works in
harmony with the rain garden and attracts additional butterflies.
For the front of the property we worked with an existing Japanese maple that provided
dense shade. We choose a shade-tolerant combination of Heuchera, Astilbe, ferns and hostas for
this area. We added more hydrangeas to the front foundation of the house to provide lush
layering of plant material and visual interest with additional summer blooms.
Overall, we were able to exceed the client’s needs and expectations in transforming their
property into a colorful paradise that attracts wildlife from season to season. The plant palette
provides seasonal interest and the rain garden has successfully decreased storm water runoff.
The new hardscape surfaces were designed and built with a slightly smaller footprint to decrease
impervious surfaces. This project is a positive example of how all properties, regardless of size,
can make an ecological difference by decreasing impervious surfaces and maintaining proper
storm water management.

This New Spa was a state of art with a curved tiled bench inside steam room and an Infrared Sauna, soaking whirlpool tub, separate dressing and vanity area just separated from adjacent Gym through pocket doors. New gym with mirrored walls was faced the backyard with a large window.
The main room was separated into an entertaining area with large bar and cabinetry, and some built INS facing the backyard. A new French door & window was added to back wall to allow more natural light. Built ins covered with light color natural maple wood tones, we were capturing his nature lifestyle. Through a double glass French door now you enter the state of the art movie theater room. Ceiling star panels, steps row seating, a large screen panel with black velvet curtains has made this space an Icon’s paradise. We have used embedded high quality speakers and surround sound equipped with all new era of projectors, receivers and multiple playing gadgets.

This home was originally built in 1950 and was renovated and redesigned to capture its traditional Woodland roots, while also capturing a sense of a clean and contemporary design.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow.
In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party.
The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight.
Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness.

This is the chandelier in full of the previous closeup photo. We produced this vibrantly colored outdoor chandelier for a client's roofed patio area. Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

The bespoke custom design that captured the full city views is truly a unique and striking feature in this kitchen renovation. As an interior designer with an eclectic flair, I appreciate the boldness and creativity of incorporating such a feature into the design.
The large sliding doors, carefully positioned to take advantage of the un interrupted views of the city skyline, create a sense of openness and connection to the outside world. The natural light flooding the space adds warmth and vitality, making it a welcoming and comfortable area to spend time in.

The knock down & rebuild revolution is here to stay. This new modern family home replaces a tired old house that was not designed to capitalise on its location, whereas this new contemporary modern building has been designed to capitalise on the natural environment – natural sunlight, sea breezes & sea views, to create a very liveable coastal family home. This new residence with its contemporary coastal styling utilises the natural finishes of modern materials to ground this family home’s context into this locations evolving executive seaside neighbourhood. This buildings design is a balance of form & function with a deliberate consideration of passive solar liveable design techniques, designed to capture the natural sunlight, sea breezes & sea views that this property offers. This new residence has been designed with a variety of indoor & outdoor living areas to capitalise on the natural environment & climate of this property’s location. This house incorporates design elements to allow the house to be comfortable all year round, providing a variety of areas for occupants to utilise, whether it be capturing natural sunlight & warmth in winter, creating cooling cross ventilation from sea breezes in summer & then there is the direct access to a beautifully natural landscaped garden, this new house will provide the occupants with a low maintenance, healthy living environment for years to come.

The family purchased the 1950s ranch on Mullet Lake because their daughter dreamed of being married on its shores. The home would be used for the wedding venue and then as a wedding gift to the young couple. We were originally hired in August 2014 to help with a simple renovation of the home that was to be completed well in advance of the August 2015 wedding date. However, thorough investigation revealed significant issues with the original foundation, floor framing and other critical elements of the home’s structure that made that impossible. Based on this information, the family decided to tear down and build again. So now we were tasked with designing a new home that would embody their daughter’s vision of a storybook home – a vision inspired by another one of our projects that she had toured. To capture this aesthetic, traditional cottage materials such as stone and cedar shakes are accentuated by more materials such as reclaimed barn wood siding and corrugated CORTEN steel accent roofs. Inside, interior finishes include hand-hewn timber accents that frame openings and highlight features like the entrance reading nook. Natural materials shine against white walls and simply furnished rooms. While the house has nods to vintage style throughout, the open-plan kitchen and living area allows for both contemporary living and entertaining. We were able to capture their daughter’s vision and the home was completed on time for her big day.
