After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Their priorities focused on thoughtful design, evolving from a restoration of a small summer cottage into a new home, well sited on a narrow lot. SV Design worked within the constraints of conservation and a flood zone to create a masterpiece of charm and appeal. The Home The Elbert, named after a Colorado fourteener, is designed in the modern farmhouse style with an open concept that creates a welcoming feeling. The two-story entry light compliments the incredible view of Pikes Peak. The main level includes a gourmet kitchen open to the great room, dining room and study. The master suite is an owner’s delight with a separate seating area that opens to a spa-like master bathroom. Moving up a level will reveal one of JS Homes’ specialties. Utilizing often overlooked space, we bring our East Coast influences to the Colorado Springs market by using the attic for additional living space without adding another floor. This results in higher roof lines and a majestic appearance. Two bedrooms, a bathroom and a bonus room will be a delight for the kids in the family. The ten-foot ceiling in the lower-level was designed with entertaining in mind. Two bedrooms, a shared bath and an exercise room complete the ensemble. The Interior Design This Flying Horse North lot was a perfect setting for The Elbert, a modern farmhouse. From the moment you walk through the front door, your sightline is drawn to the incredible Pikes Peak view. We sought to capture the large space by blending a mix of different materials and textures. Superior craftsmanship incorporates a mixture of materials, from knotty alder and walnut on the main level, to hickory and quarter-sawn oak elsewhere, creating a rich and rewarding feel. Luxe granites complimented by beautiful tile work add depth and movement in many areas of the house — creating a refined feeling. Working with Jessica Brown of La-Z-Boy Furniture Galleries, we designed a palette of colors, patterns and rich textures to enhance and compliment the interior finishes. A mixture of grays, blues and whites provides a timeless, fresh and family friendly environment that makes The Elbert a sanctuary for entertaining and relaxing.

We designed a “tree house” suspended above the ground on glued-laminated timber columns supporting two stories, forty feet above the forest floor. Suquamish means “place of clear water”. The care of the land that drove this residence included simple strategies for capturing rain and percolating storm water, minimal excavation and removal of soils, low-impact concrete foundations, and a light structure that captures views of the forest, water, and a distant Seattle skyline to the east.

This complete home remodel and addition began with the owners desire to renovate and update the original forty year old vacation home and features. The client was recommended to us by their friends who had hired us to remodel a vacation home in Carmel Valley. We began by selecting Jim Stroupe, a highly qualified local Architect, to devise an entirely new front facade and interior layout. But the house was missing that big family room where everyone could gather, relax and converse, and the house was completely cut off visually from the beautiful outdoor view right outside! They knew what they wanted meant building an addition to their home. Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site. The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint? The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy. Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

The transformation of this home was extensive. We removed walls, creating connectivity between rooms and an updated open concept floor plan. We did a complete redesign the layout of the kitchen, tripling the size, storage, and counter space for the whole family to enjoy. We created a built-in bar in the dining room and separate media room, opening up the entertaining options for both kids and adults. For the finishes throughout, the family was able to capture their love of Spanish and old-world design. We used warm neutral colors for the pallet, antique and worn textures throughout the surfaces, and pops of color and personality to make it uniquely theirs. Touches of brass and wrought iron in the lighting and railings continued the theme. The enlarged glass door systems and windows all increased the natural light and opened up the viewing area to capture the panoramic ocean view.

For their master bedroom, David and Dawn decided on a combination of window treatments to give them the greatest light control. Shutters were installed in the bottom section of their window. A blackout-lined, soft cornice captures light at the top of the window and also conceals a motorized blackout roller shade. The roller shade extends all the way to the floor and 5” past the window to minimize light leaks. Decorative drapes with blackout lining capture any remaining light leaking in from the sides of the shade.

This is a substantial remodel. The existing kitchen was outdated, small, and enclosed. The owner wanted light and view. There was potential to work with. The remodel included demolishing walls and incorporating an adjacent patio and laundry area to create an open-floor kitchen. New windows were created to capture views into the garden, as well as a large skylight to capture more light. The connection with the dining room was improved with a pair of large sliding doors.
