These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter. The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining. Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look. This was a memorable project and it was a shock when the homeowners called in December 2014 to let us know that their home had been badly damaged by a fire. They asked if we could once again restore it to its original prominence. This time nearly every original element of the home needed to be restored or rebuilt. We began the process by carefully removing all original moulding and paneling, which was then catalogued, thoroughly cleaned, and stored away. Belfor, a property restoration firm, was hired to remove soot and smoky odors, which required opening the walls and then rebuilding them. Numerous decorative elements throughout the home, including an intricate stained glass window in the dining room, had been too badly damaged to be restored; these were carefully remade by both our talented team and by an exceptional group of project partners, to match their original design. All of the windows in the house had to be replaced, and all of its floors needed to be refinished. Tile hearth surrounding the dining room fireplace and the living room fireplace mantel and surround were removed, cleaned, and replaced. The homeowners also took the opportunity to have some long-desired renovations accomplished, including remodeling the outdated kitchen, which now features an expansive island, pantry closet, new cork flooring, backsplash, and greenhouse window. Today, the house is fully both meticulously restored and remodeled, and the owners are happily back home. At its conclusion, the project was awarded with the Somerville Historic Preservation Commission’s 2017 Directors Award and a 2018 Contractor of the Year Gold Award. These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter. The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining. Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look. When Menges & Curtis Pharmacy opened during the height of the Industrial Revolution on Saratoga Springs’ main street, its druggists mixed tinctures and remedies to their own formulas, examined and treated patients and even applied leeches if it was deemed appropriate. By 2010, the family that had owned the Menges & Curtis for the past 50 years was struggling with the conventional pharmacist’s lot in modern life: handing out prepared medications for an increasingly lower insurance reimbursements, and trying to make up the difference by selling spa and personal care products. All the while, M&C’s traditional clientele was drifting away to chain drugstores, supermarkets and retailers such as Walmart stores, which were dispensing medications at low margins to lure shoppers into their aisles while they waited for their prescriptions. The owner restructured his business plan, selling his traditional pharmacy assets to a chain and creating a partnership with a “compounding shop” in Latham to go back to time-honored methods of creating personally formulated nutritional and vitamin supplements, hormone balancers and natural wellness herbal extracts for preventative health maintenance, chronic illnesses, veterinary and pediatric care. Now a new business with an old-school ethos, Fallon Wellness Pharmacy needed substantial renovations to its iconic storefront in the S.W. Ainsworth Building in Saratoga’s Broadway Historic District. The low ceilings made the space feel cramped, and storage was ineffective. The new partners called upon Old Saratoga Restorations to project manage a complete modernization of the space, adding graceful private consultation rooms and compounding labs to comply with health and safety codes, while respecting the integrity of the ornate High Victorian 1871 brick commercial block building.
