Way back in the late 1970s, the owners of an 1894 Victorian in Somerville hired Charlie Allen Renovations to renovate and restore their home, a landmark property that had been divided into apartments and lost some of its period charm. This was a memorable project and it was a shock when the homeowners called in December 2014 to let us know that their home had been badly damaged by a fire. They asked if we could once again restore it to its original prominence. This time nearly every original element of the home needed to be restored or rebuilt. We began the process by carefully removing all original moulding and paneling, which was then catalogued, thoroughly cleaned, and stored away. Belfor, a property restoration firm, was hired to remove soot and smoky odors, which required opening the walls and then rebuilding them. Numerous decorative elements throughout the home, including an intricate stained glass window in the dining room, had been too badly damaged to be restored; these were carefully remade by both our talented team and by an exceptional group of project partners, to match their original design. All of the windows in the house had to be replaced, and all of its floors needed to be refinished. Tile hearth surrounding the dining room fireplace and the living room fireplace mantel and surround were removed, cleaned, and replaced. The homeowners also took the opportunity to have some long-desired renovations accomplished, including remodeling the outdated kitchen, which now features an expansive island, pantry closet, new cork flooring, backsplash, and greenhouse window. Today, the house is fully both meticulously restored and remodeled, and the owners are happily back home. At its conclusion, the project was awarded with the Somerville Historic Preservation Commission’s 2017 Directors Award and a 2018 Contractor of the Year Gold Award. These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter. The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining. Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look. Floor Installation 1.Mark out the baseline of gound level, 2.Mix the mortar with ratio of 1 cement to 4 sand to have semi-day mortar, 3.Lay the mixed mortar in level with a layer of 3-4cm thickness,place the tile over the mortar and adjust the height properly to be leveled, 4.Remove the tile after level adjustment.Put a thin layer of cement powder on the mortar and add water on it to become wet, 5.Put the tile on top and gently knock with rubber hammer until it sealed with the mortar properly. Make sure the tile is leveled and has the same space between each other. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion. Daily maintenance of Micro Crystal Stone 1.The laying area of micro crystal stone can only be opened for use or stacking any item on top after at least 24 hours of filling the gap, 2.The ground must be covered with plywood or carpet for protection in case of doing other decoration work after the installation of micro crystal stone floor, 3.In areas like exit and entrance, the surface of micro crystal stone floor should be covered by carpet or plywood to protect it from the damage of abrasion of sand or other hard material. 4.Do not use general floor wax on micro crystal stone,General floor wax is an oil-based wax which is easily stuck to dust. 5.Please use rubber wheels for shopping cart and trolley on micro crystal stone floor, for the hard wheel may scratch and damage the surface, 6.Regular care and maintenance is the key for long lasting of micro crystal stone’s high glossy and reflection. Important Notice 1.Make sure the ground of laying area is dry and clean before laying mortar. The ratio 1:3(volume ratio) must be strictly followed and no extra water added during the installation progress 2.In the choice of using white cement as the filling material, the strength and quality of the cement must be checked properly. 3.It is not recommended to store micro crystal stone outdoor for long time. It should be covered with rock wool in winter and moved into indoor 2 hours in advance before installation. It also needs to be covered with waterproof cloth when installing during the rainy days outdoor, 4.When using micro crystal stone as ground floor,2mm wild gap must be left between the joints for the benefit of the water vaporization and physical expansion. In the case of large-scale installation, it is recommended to leave an 8mm expansion joint, 5.It is recommended that the area of micro crystal stone to remain-not used-for at least 24 hours and kept 2-3 days before passing or storing items on top.
