The Gun Lake Residence replaces a small, aging, existing house located on a narrow peninsula on Gun Lake, in west Michigan. The peninsula is neatly populated with century-old homes that quietly occupy this uncommon setting. The project site offers extraordinary views of the water in multiple directions and extends to the east with open space, bordering on an historic, 19th-century community ice house. A primary project goal was to reimagine the relationship of the house to its surroundings while remaining sensitive to the communal context of the neighboring properties. The design seed of the new project included rotating the footprint of the existing house 90 degrees to open the long side of the home toward the lake, maximizing views and gaining optimal benefit of the linear site. Drawing inspiration from the traditional lake vernacular of the neighboring houses, the two principal roof forms of the new house reciprocate the setting -- the modern, clean lines of the upper gable roof upholds the clarity and tradition of the neighborhood, while the lower roof mimics the extension of the landscape and invites improvisational use. The horizontal flat roof allows use of the deck in all weather and cantilevers the most used public spaces into the landscape in a band of captured horizontal space. A wood-clad retaining wall refines a cut into the earth and harbors a transitional, outdoor room between the water and the basement. At 2200 finished square feet, the conditioned building envelope is compact. And like the exterior, the interior form responds directly to its use. The upper floor is a monastic repetition of modest sleeping cells and bathrooms with unique directional views, combined with a grand central stair and master bedroom at each corner that captures myriad views of the water, over the trees, in all directions. The main floor utilizes a core of small, functional spaces to shield the adjacent road, and forms a backdrop to the open interior spaces. Aided by the reaching, cedar-bellied roof, the living, dining, and kitchen spaces spill to the outdoors through an unusually porous exterior wall. Three sliding glass doors–including one at 20 feet wide–and a finished, surrounding ground plane cohere the landscape to the main living level. Super-insulated wood-framed walls, triple-paned aluminum-clad wood windows, and a structurally insulated roof panels make-up the core of the building envelope, and additional exterior high-performance design features include geothermal heating/cooling and a green roof. Cementitious lap siding, concrete panels, hardwood decking, cedar soffits, and river rock comprise the exterior finish. In addition to cedar ceilings, interior finishes include porcelain ceramic tile, cork flooring, tight pile wool carpet, and neutral painted walls -- designed in quiet tones to highlight the most important interior ingredient: views outside.

From our first meeting with the client, the process focused on a design that was inspired by the Asian Garden Theory. The home is sited to overlook a tranquil saltwater lagoon to the south, which uses barrowed landscaping as a powerful element of design to draw you through the house. Visitors enter through a path of stones floating upon a reflecting pool that extends to the home’s foundations. The centralized entertaining area is flanked by family spaces to the east and private spaces to the west. Large spaces for social gathering are linked with intimate niches of reflection and retreat to create a home that is both spacious yet intimate. Transparent window walls provide expansive views of the garden spaces to create a sense of connectivity between the home and nature. This Asian contemporary home also contains the latest in green technology and design. Photovoltaic panels, LED lighting, VRF Air Conditioning, and a high-performance building envelope reduce the energy consumption. Strategically located loggias and garden elements provide additional protection from the direct heat of the South Florida sun, bringing natural diffused light to the interior and helping to reduce reliance on electric lighting and air conditioning. Low VOC substances and responsibly, locally, and sustainably sourced materials were also selected for both interior and exterior finishes. One of the challenging aspects of this home’s design was to make it appear as if it were floating on one continuous body of water. The reflecting pools and ponds located at the perimeter of the house were designed to be integrated into the foundation of the house. This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

The project «Romantic Classics» (classic interior design of S-Studio, Kyiv) apartments in the heart of Kiev. Apartments were designed as a harmonious whole space in the classical style, decorated with qualitative materials and fitted out with modern equipment: system of «Smart Light», home cinema, house appliances, central air conditioning, heated floor, etc. Replanning of the apartment was done in accordance with the wishes of customers: combined kitchen and living room have been turned into studio, and a dressing room and a niche have been created for a spacious hallway closet. The style of design project is a romantic classic. The interior was made in soft pastel colors with elegant decorative ornaments and floral patterns. The traditional stucco elements were applied in the decoration of the classical apartments: cornices, moldings, ceiling rosettes, caissons and a dome decorative motives of which are repeated in the elements of furniture, which are very popular in the classical interior design. Natural walling materials of Lincrusta were used in decorative panels of the bedroom and hall, a wood-panels office were used in the individual design of the study, textile wallpaper of trendy European manufacturers were selected, matching the overall design of the apartment were chosen for the living room and other rooms. Besides, there were elaborated massive parquet floor design and the floor in the living room was decorated with a panno- vignette which was specially created for the classical interior. The dressing table seperates the bedroom area, which creates a cozy place for a mistress. Daughter’s room was decorated in the style of glamor, selected by her request. Repair work was supervised by Nadiya Samokhina. Grabell Phase 1 – In this phase of the project, we transformed the entire first floor by gutting it down to studs and subfloor. We replaced rotted exterior walls, completely removed all exterior siding and installed vinyl simulated cedar shingle siding. We removed the chimney and installed central AC and gas heat and on demand hot water. We then installed white oak floors, recessed lights, and converted front porch into a mudroom with a coat closet and custom bench. We created a completely redesigned kitchen, living room, bathroom and two bedrooms to complete the first floor.

This custom design-built gated stone-exterior European mansion is nearly 10,000 square feet of indoor and outdoor luxury living. Featuring a 19” foyer with spectacular Swarovski crystal chandelier, 7 bedrooms (all ensuite), 8 1/2 bathrooms, high-end designer’s main floor, and wok/fry kitchen with mother of pearl mosaic backsplash, Subzero/Wolf appliances, open-concept design including a huge formal dining room and home office. Radiant heating throughout the house with central air conditioning and HRV systems. The master suite consists of the master bedroom with individual balcony, Hollywood style walk-in closet, ensuite with 2-person jetted tub, and steam shower unit with rain head and double-sided body jets. When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected. Once the site was selected, construction could begin. The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to both optimize wind flow and frame the property’s most breath-taking views. Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio in the Moorish style: enclosed on three sides ~ yet open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain. Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as magical as this one deserves a happy ending.
