The countertop is by Cambria and named for an English town; Bellingham, but, represents the River North Tyne that runs through the town. It has marble-like waves of dark gray and black that swirl about creams and light grays, proving it to be both casual and elegant. A beverage center and added cabinet organization increase functionality. This kitchen is inviting and functional using every inch of space. This recently built 1,200 sq ft condo had spectacular views but was otherwise in need of character and design. My client, a single man and first time homeowner had excellent taste but wasn't sure where to begin or how to pull things together. We quickly identified a mutual love of mid century modern pieces and created a modern yet industrial inspired space that compliments and enhances his homes stunning panoramic views of downtown. ​ Favourite pieces include the colourful and bold silk area rug that helps ground the otherwise monochromatic space, custom stools that are as comfortable as they are visually appealing with luggage leather seats, several walnut pieces that add warmth and a concrete coffee table for a mix of modern. The final look is clean, fresh and eclectic resulting in the masculine, unique feel my client wanted.

Real estate agents are able to tack on a few extra grand to a flat if they can include “exposed brick” in their advertisements, and designer chefs and master mixologists are moving into warehouses and industrial districts in urban areas across the nation. A friend recently invited me to dinner at Portland, Oregon’s newest, hippest charcuterie spot, and when we pulled up to the building it was in a warehouse where I used to go to underground raves in high school. These industrial style spaces that were once seen as unfinished or lacking in coziness are now seriously coveted. Their rawness is considered authentic, their grit a mark of character. But if you’re a homeowner, there’s a good chance you already have one of them built right into your house: your garage. I like to preach about how much people underutilize their garage spaces, piling them full of storage bins they never touch. Whether you turn it into a workspace or a playroom, there’s a lot of value in a creatively-used garage space. For the overly ambitious, the design lover, or the hostess with the mostess, here’s one idea that blows the rest out of the water. Family Room in Rolling Hills Dr | Transitional New Build in Cave Creek, AZ | Room Type: Whole Home Furnishings | Project Name: Rolling Hills Dr | Key Feature: A fully furnished transitional home designed to feel sophisticated and collected without being precious, so the clients could actually live in it and have their grandkids over without a second thought. Challenge: The clients had just completed a new build and needed a home that reflected their taste and life stage. They wanted something that felt elevated and intentional but not stiff or untouchable. The risk with transitional design at this level is that it can tip too far in either direction, ending up either too formal to live in or too casual to feel designed. Finding that balance in a brand new home with no existing character to work from is harder than it sounds. Solution: Living with Lolo furnished the entire home with pieces that layered sophistication with genuine comfort. Every selection was made with real life in mind, durable enough for grandkids, beautiful enough for entertaining, and cohesive enough to feel like a designer put it together rather than a furniture showroom. The transitional direction gave the home warmth and timelessness without leaning on trends that would feel dated in a few years.
