Mid-sized trendy two-car garage photo in Los Angeles

This space is perfect for entertaining! When the owners originally moved in, this deck was not here. There were several steps down from the kitchen door, and the stone slabs were a toe-stubbing minefield. We added the deck and designed it perfectly for entertaining. Since we had several large pine trees removed from the property, we increased sun exposure creating a need for more shade. We had this awning custom made by PJ Canvas in Santa Rosa, CA. The awning tucks neatly under the roof of the house during the rainy months.

This remodel went from a tiny story-and-a-half Cape Cod, to a charming full two-story home. The mudroom features a bench with cubbies underneath, and a shelf with hooks for additional storage. The full glass back door provides natural light while opening to the backyard for quick access to the detached garage. The wall color in this room is Benjamin Moore HC-170 Stonington Gray. Richard Mandelkorn A newly connected hallway leading to the master suite had the added benefit of a new laundry closet squeezed in; the original home had a cramped closet in the kitchen downstairs. The space was made efficient with a countertop for folding, a hanging drying rack and cabinet for storage. All is concealed by a traditional barn door, and lit by a new expansive window opposite.

Inspiration for a tropical shade stone garden path in Miami.

The arbor over the swing is intended to shade the sitting area in this hot yard as the sun comes from the left side of the swing. Evergreen Pandorea vines eventually grew over the top. The style mimicked that of the already existing pergola on the deck. The swing gives the family a resting place to watch people practicing on the putting green.
