Did you know that Wantage, the town in Oxfordshire where I completed this job, is the birthplace of Alfred the Great? The town is certainly a historic area – in fact, I was contacted by the warden of a church dating back to the 12th century, who asked Tile Doctor Oxfordshire to help restore the building’s flooring, consisting of Quarry and Marble tiles. This is an interesting mix of hard wearing and high end tiles, and while the floor was in dire need of a deep clean, it could be restored back to looking fantastic once again. The church has recently undergone a complete refurbishment with the help of a grant from lottery money. We were called after the builders had finished their work, to restore the floor to the finish required by the church warden. His specification was to provide the Marble with a Matt finish and the Quarry tiles with a sheen finish. The floor was, at one point in its history, covered in carpet which had been taken up, no doubt exposing many years’ worth of muck. My first task was to clean the floor with a diluted solution of Tile Doctor Pro-Clean, a high alkaline cleaner safe to use on tile and stone. This was left to dwell for a short period to seep into the tile, before being scrubbed in to remove the initial layers of muck. The resulting residue was promptly vacuumed away. To tackle the tougher areas of soil buildup, I opted to use Tile Doctor Nanotech HBU which was spread over the floor and left to dwell for about 30 minutes. This product differs from most cleaners in that it uses nano-sized cleaning particles to deal with difficult to reach dirt ingrained in the stone. I then rinsed the area with water and vacuumed this up. Due to the substantial size of the church floor I had to work in multiple sections, and so the cleaning process took three days to complete. After finishing, I left the church for a few days to allow the floor time to dry. When I returned to the church I checked the floor with a damp meter and was satisfied that it was dry enough to seal. First, I sealed the Marble tiles with Tile Doctor Colour Grow, which is a colour enhancing impregnating sealer suitable for use on high end stone such as Marble and Limestone. I applied two coats, leaving a few hours between coats; this brought the colour back without a high shine, as per the church warden’s request. The next day I returned to seal the Quarry tiles, this time using Tile Doctor Seal & Go Extra which is a topical sealer specially formulated to lea e a nice sheen as requested. I applied several thin coats of the sealer to build up solid protection on the floor. The warden was extremely pleased with the finished floor, leaving the following feedback: “We found the Tile Doctor online and watched some of the very helpful slideshows on YouTube. The Victorian Quarry tiles in our 12th century church had been covered with carpet for many years and needed a thorough clean and polish at the end of our major restoration project. Barry was very quick to respond to our enquiry and over the course of a week he did a brilliant job on our tiles. This Victorian floor in Twickenham, Middlesex was in good physical condition for its age but needed a good deep clean. Our customer had informed us that they had never cleaned or sealed the floor in the sixteen years that they had lived there so it was well overdue. I went over to survey the floor and completed a test clean on a small section of tiling to see which products/techniques would work best. I like to do this as it demonstrates to the client what can be done, and it allows me to come up with an accurate price for doing the work. As you can see from the pictures, there was quite a difference in the test patch compared to the rest of the floor. Years of foot traffic from the street had taken its’ toll and the floor was very dirty. Luckily, the floor was in very good condition and had not worn too badly. Once they had seen the test patch, they were confident that it would be worth go ahead with my quote. It would ensure that the period feature was retained for many years to come. The colours on the floor were quite faded so it would be nice to get it restored. I started the cleaning process by first taping up the surrounding skirting boards and doors to ensure they were protected from potential splashing. Cleaning involved spraying the Victorian tiles with a strong dilution of Tile Doctor Pro-Clean which is a dedicated Tile and Grout cleaning product. This was left to soak in for about ten minutes and then scrubbed in using a black pad fitted to a heavy-duty rotary scrubber. This gives the floor a good mechanical scrub and works wonders releasing the ground-in dirt and soil from the tiles. The strong dilution of Pro-Clean will also remove any remaining sealers from the tile, however after sixteen years I doubted there would much trace of sealer left. Once done the floor was rinsed with water and all the soils removed with a wet vacuum. Following the initial clean the colours were already much stronger. Next step however was to improve on that by giving the floor an acid rinse using Tile Doctor Grout Clean-Up. This removes mineral deposits and generally brightens up the appearance of the tile. After another round of scrubbing the floor was rinsed with our high-pressure washer and then vacuumed, extracting all of the dirty water and dirt away in one go. The floor was looking a lot better and was left to dry overnight. After allowing the floor to dry overnight, we returned the next day to seal the floor. First, checking the floor was dry using the damp meter. Floors of this age can take a little longer to dry as there is no damp-proof membrane so it’s always worth checking as applying a sealer to damp tiles is not a good idea. Once I was satisfied it was dry eight coats of Tile Doctor Seal and Go sheen finish sealer were applied. This takes a while to do as each coat needs to dry before applying the next. The sealer will protect the Victorian tiles for dirt and stains, it also enhanced the colours in the tile and will make it easier to keep the floor clean going forward. My client was very pleased with the floor and mentioned that they should have called me in sooner! For aftercare cleaning I recommended Tile Doctor Neutral Clean which is an effective cleaner with a neutral pH, its designed for cleaning tiles without degrading the sealer. Our client in the villager of Pembury was feeling really deflated after having a Slate Patio laid adjacent to the full length of her house, however the builder had not applied the sealer correctly creating a mess which ruined the appearance of the stone. Unfortunately, it is not that unusual to be contacted about this sort of situation, applying a sealer is not as easy as manufactures make out. There are lots of factors to consider, choosing the right sealer, is the stone damp, how do you know if you have applied too much, and it often catches tradesmen out. I was able to reassure them that with the right combination of products and equipment the problem could be rectified. The first job was to strip off the old sealer which was done using a product called Tile Doctor Remove and Go. The name of this product pretty much says it all and once applied to the stone it is left to soak in for ten to twenty minutes before being scrubbed in with a rotary machine fitted with an abrasive burnishing pad. Tile Doctor Remove and Go is a multi-purpose stripper which will remove most coatings and sealers, including epoxy grout haze which is another common problem we encounter when tradesmen have not cleaned up properly after grouting. It is also good for removing heavy build ups of grease. I used several burnishing pads of different grits going from coarse to smooth on this patio, rinsing and extracting the soil after each pad. It was a large area, so this process took up most of the day on its own, fortunately I use a van mounted high pressure cleaning and extraction system to remove the soil which is very efficient and leaves the stone bright clean and reasonably dry afterwards. This ensures the process can be carried out with minimal mess. It was a nice warm summers day and although cloudy we didn’t get any rain overnight, so after checking the forecast I was able to return the next day and apply a fresh sealer to the Slate. My client wanted a natural look, so I used Tile Doctor Ultra Seal. This product is a no-sheen, natural-look, impregnating sealer which is formulated to provide maximum stain protection. These impregnating sealers work by penetrating the stone, occupying its pores, and thus preventing dirt from residing there. The client was so happy and relieved to see the results on what a very expensive patio and commented she was eager to get the first barbecue of the season underway. We recommended that a regular with the jet wash should keep the patio in good condition and in a few years time we could return to reapply the sealer for them. Michael Conlon South Kent Tile Doctor

Our client had recently moved to a property in Newport, Gwent and when removing the carpet in the hallway she discovered this beautiful Victorian Tiled floor. The property had numerous period features and realising the value that the floor could add to the property she was keen to have it restored and so contacted Tile Doctor for help. We popped round to survey the floor and except for a couple of broken tiles it had preserved well under the carpet. It was a shame the previous owner had covered the floor over but I was confident we could source some matching tiles to replace the broken ones and then restore the overall appearance. We gave the client a quote for the work which would take a couple of days. Pleased to hear that the floor could be restored and that it could soon be on show the quote was accepted and a date set to do the work. We returned later the same month to renovate the floor and started by removing the broken tiles, cleaning out the old grout and adhesive and then relaying matching replacements. There are several specialist suppliers that can supply Victorian tiles so we can usually source reclaimed or reproduction tiles. Some of the grout lines had dropped so as well as grouting around the replacement tiles more renovation work was needed to ensure the grout was level. We used quick setting products for this work, so I was able to move on to cleaning the floor later that afternoon. To restore the appearance of the Victorian Tiles I used a strong dilution of Tile Doctor Pro-Clean combined with Tile Doctor Remove and Go which was left to soak in for ten minutes before being scrubbed into the tiles. This created a powerful cleaner/stripper cocktail which gets to work at removing dirt, grime and breaking down old sealers paint splashes. After extracting the soil using a wet vacuum the floor was inspected. There were a few stubborn areas which were treated to a repeat clean and a wire brush to get the floor as clean as possible. The floor was rinsed with water to remove any trace of cleaning products and then as much moisture as possible was extracted using a wet vacuum. The floor was left to dry off overnight and we arranged to return the next day to apply a sealer. The following morning, we checked the floor was dry using a damp meter and this confirmed we were good to apply the sealer. The floor was sealed with Tile Doctor Colour Grow which is an impregnating sealer that protects the floor and enhances the beautiful colours in the tile. Three coats of the sealer were applied allowing each coat to dry before applying the next. The client was very happy with the result and how beautiful the floor looked as you can see from the picture. Paul Wales Monmouthshire Tile Doctor

The pictures below are of a multi coloured sandstone floor installed at a property in East Keswick which is a village approximately halfway between Harrogate and Leeds. (Not to be confused with the more famous Keswick in the Lake District) The stone floor had not been cleaned professionally for ten years and although the grout looked clean It was clear that any sealer that was once present had long since worn off leaving the stone unprotected. The result was dirt had become deeply ingrained in the Sandstone leading causing the stone to darken and hide its true beauty and rich colouring. The client had tried lots of different products to clean the floor but had not had any luck. I visited the property and carried out a few successful patch tests resulting in the floor becoming much cleaner. They were happy to go ahead with my quote and we arranged a time to return and complete the work. I prepared the area before starting, taping up the skirting boards and doors to protect them from the splashing that can happen during the intensive cleaning process. To get the sandstone clean I applied a medium dilution of Tile Doctor Pro-Clean to the floor and allowed it to soak in for ten minutes. The solution was then worked into the Sandstone using a rotary floor machine fitted with a black scrubbing pad. More Pro-Clean was applied with a hand-held scrubbing brush to get deep into the grout lines and to reach into the corners. Once done the floor was rinsed with water and the soil extracted with a wet vacuum. The floor was inspected, and the process repeated until I was satisfied that the stone and grout had released all the trapped dirt. After a final rinse, the wet vacuum was used to get as much moisture out of the stone as possible and then the floor left to dry out fully overnight. Returning the following morning, I first checked that the floor was dry using a damp meter. The sealer won’t cure if there is any moisture in the stone and I’ve been known to reschedule sealing a floor if the readings are too high. On this occasion I was satisfied that the floor was within acceptable levels, so I was ready to seal the floor. I used three coats of Tile Doctor Colour Grow to seal the floor, this is an impregnating sealer which intensifies natural colours whilst providing durable protection against stains, an essential feature in an area such as a hallway which is subject to constant foot traffic. As you can see from the photos the transformation was quite impressive, the floor became much lighter and almost unrecognisable, the natural colours of the stone were now visible, and the floor looked beautiful. Laid six years ago at a house in Farnham this Sandstone tiled kitchen floor was routinely trampled on by two teenagers, gardening parents and two large dogs. All of this had taken its toll of the sealer which had worn off and without its protection the Sandstone tile and grout had turned an indistinguishable sea of brown. The floor now needed a deep clean and reseal to restore it appearance and get it looking its best for which I had planned should take two days, the first day for cleaning and drying, the second for sealing and quoted accordingly. My client was happy with the quote and we scheduled a date to do the work. Farnham is a market town in Surrey and is largest town in the borough of Waverley. It is quite a historic town, with many old buildings, including a number of Georgian houses. With good access links to the A3 and London by train its popular with commuters and I often get requests to work here. I began by taping up the wooden skirting and the plinths in the kitchen to protect them from splashing during the work. Then armed with Tile Doctor Pro-Clean and a stiff brush I set about cleaning up the grout. The dirt released was removed with a wet vacuum before it had a chance to dry then using more Pro-Clean and a 17” buffing machine fitted with a rotating black nylon pad I cleaned the tiles. The unamused dogs had been banished to the garden. I love dogs but they were chasing my machine around, so I needed to keep them out of the way. The floor tiles were surprisingly dirty, and the client was quite shocked by the amount of dirt I manged to extract. Once finished I left the floor to dry off fully overnight, sealing a damp floor is never recommended and can result in a patchy appearance. Returning the next day, I first checked for areas that needed further attention and then took several moisture readings with a damp meter to check the floor was dry. Satisfied that it was, I was ready to apply the sealer. We had discussed choice of sealer previously and for this floor I had recommended a Tile Doctor sealer called Seal and Go Extra which would be ideal for her traffic heavy floor. Sealing is an important step as it protects the tiles and grout from dirt becoming ingrained in the stone and improves the look of the stone. Seal and Go Extra is also super tough and should last for years if cleaned with the right product. It sets with a subtle sheen but not a shine which she definitely didn’t want. Three coats of sealer were applied which takes around two hours to be dry to the touch but really needs 24 hours for it to cure. The sealer brought out the variety of colours in the stone floor and the family were happy with their new floor, now they just had to keep the dogs out of the way for 24 hours! For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to keep the floor in great condition. Rupert Mcleod West Surrey Tile Doctor

This detailed Victorian tiled hallway at a property in Camden was overdue some much-needed repair and maintenance. The owners of the property appreciated that original period features like this add a lot of value to a property and asked me to visit the property to quote for renovating it. The property was in a terrace of similar properties most of which appeared to have retained their Victorian character. I inspected the floor and found there were a couple of loose, cracked, worn and broken tiles that needed to be replaced. In addition, the floor tiles needed a deep clean and then seal to bring back the wow factor. I was confident we could renovate the floor but at that point unsure if we would be able to find exact match replacements for the damaged tiles. Fortunately, Victorian tiles are still in demand and I knew of several companies I could check with so I was confident they could be found. We discussed how long the work would take and assuming I could source the replacements agreed a price for the full restoration of the floor. After doing some research I managed to find suitable replacements with a company called Original Style and the work was scheduled for the following month. Firstly, we prepared all areas with protective tapes to threshold edges and skirting. This was followed by spaying the tiles with a strong dilution of Tile Doctor Remove & Go which is product designed to remove old sealers and coatings. After about ten minutes the tiles were scrubbed with black scrubbing pads and scrubbing brushes. Fresh water was used to rinse the floor and the slurry was extracted using a wet vacuum. The floor was inspected and then a second clean carried out, this time using Tile Doctor Pro-Clean which is a Tile and Grout cleaning agent. The same process of application was used and after rinsing and extracting the dirt the tiles were given a steam clean. This ensured all the dirt was lifted out of the pores of the tile and the floor was now as clean as it possible could be. The next step was the remove the loose and cracked tiles using the reclaimed tiles we had sourced earlier. Some cuts were necessary to get the replacements to match the originals but overall the plan worked. A quick drying adhesive was used to secure the tiles so we could apply the grout shortly after. The whole floor was then re-grouted and cleaned off to ensure a good match. The floor was left to dry off overnight, and you could already see it was now looking considerably improved. Returning the next morning we checked the floor was dry using a moisture meter, this is important as to apply a sealer to damp tiles will lead to a patchy experience. All was well so we were ready to apply the sealer. To start a single base coat of Tile Doctor Colour Grow sealer was applied to the floor and left to dry. This sealer is an impregnator that protects from within by occupying the pores in the clay tile improving colour in the process. This sealer does leave a matt finish however and the client wanted a subtle shine so one dry it was followed by four coats of Tile Doctor Seal & Go. The combination of the two sealers works really well to add long lasting protection to the tiles and provide the desired finish to the floor. The floor was much improved, and the client was delighted. The detailed pattern and colours were now much more prominent, and the hallway looked much more inviting for both the owner and their guests. For the aftercare of Victorian tiles, I recommended the use of Tile Doctor Neutral Cleaner which is pH neutral and won’t prematurely erode the life of the sealer. I was recently contacted by the owner of this Minton Victorian tiled floor in Kidderminster. The tiles had been covered over with carpet which I suspect was due to some the tiles being missing. Now uncovered it was stained with glue and carpet underlay was still stuck to the tiles in places. The owner was keen to have the floor fully restored including replacing damaged and missing tiles. We can replace missing or damaged tiles however the problem with old Victorian floors is finding matching replacements due to the unique patterns that many have. Fortunately, due to the popularity of Victorian tiles there are several suppliers who sell reproductions and occasionally you can find originals on ebay. I went over to survey the floor an could see the tiles were certainly in need of some love and care. As part of the visit I carried out a test clean on a patch of the floor and the results were very satisfactory, so the owner asked me to go ahead. On the day of arrival my first job was to spray the floor with neat Tile Doctor Remove and Go, this is a powerful cleaner/stripper which set to work on removing the glue and carpet underlay, this product will also remove any old sealer. I then left the solution to dwell and worked the chemical in with my buffer and a black pad removing the slurry with a wet and dry vacuum. The tiles were then treated to an acid wash using Tile Doctor Acid Gel to further clean them and counter any potential efflorescence problem which is a problem with floors of this age that were installed without a damp-proof membrane. The product was scrubbed into the tile and grout, rinsed off with water and then extracted with the wet vacuum. Once the floor was clean, I checked the colour of the tiles so I could cut and replace the missing section. I had managed to source some tiles that were a close match and set about cutting all the tiles to size and then fitted them using a flexible rapid set adhesive. The newly laid tiles needed to set, and the floor needed to dry out before we could apply the sealer. The floor was left to dry overnight, on my return in the morning I tested the floor with a damp meter to check the moisture levels and ensure it was dry enough for sealing. I was satisfied it was dry so was able to proceed and seal the floor. Five coats of Tile Doctor Seal and Go Extra were applied which takes a lot of time as you need to wait for the previous coat to dry before applying the next. This product is a semi-gloss breathable sealer which gives a nice sheen to the tiles and fully protects them. It really allowed the colours and detail of the pattern to shine through and being breathable it will cope with any moisture rising though the floor. The client was very happy with the overall finish and was really pleased that the Victorian tiles were now restored to their original appearance. This hallway floor was actually at a house in the town of Stamford which is just over the northern border of Northamptonshire and slightly out of my area; however I was recommended to the owner by another client which is always welcome and a testimonial in itself. I work right across the county so it wasn’t long before I was in the general area and arranged a visit to carry out an inspection of the Victorian Quarry tiled floor and provide a quote for a full restoration. The owner of the house had just moved in recently and although the floor was in good overall physical, it was in need of a thorough clean and new seal to bring back some life to the tiles. Additionally she was having lots of other building work done to the house and she wanted to retain this as an original feature of the property. My quote was accepted and I was able to book the work in for the following week. These first photos show how dull the floor looked due to a build-up of builder’s dust and general wear and tear. They also show some of the equipment needed to undertake the following cleaning process. I used a brush and vacuum to remove as much loose debris and dust from the surface of the floor as possible. I then applied a strong dilution of Tile Doctor Pro Clean to the floor which is a strong alkaline cleaner which can also be used to remove sealers; the solution was left it to dwell for roughly ten minutes before agitating it with scrubbing pads and brushes to remove the muck that was lifted to the surface. This was then wet-vacuumed twice to remove all the slurry and neutralise any chemicals. As it was such an old property I then used a steamer to heat up the tiles and draw up any contaminants and assist with the drying process. I also chose to install two fans and a dehumidifier to dry the floor even further. With the cleaning process complete – and achieving a marked difference to the appearance of the floor – I left the tiles to finish drying for 24 hours. Upon my return to the house, I checked for any excess moisture by running damp tests as this has the potential to affect the performance of the sealer. Once satisfied with the results, I sealed the floor with two coats of Tile Doctor Colour Grow, a colour enhancing sealant which offers both a robust surface seal and an aesthetically pleasing finish. I also carried out water repellency tests to ensure the sealer was working as expected and the floor had sufficient protection and will be hard-wearing for a hallway which is a high traffic area.
